Now where did I put those big girl panties? - 04/24/12 05:10 AM
Due diligence.... according to Merriam-Webster.com, due diligence means:
1. the care that a reasonable person exercises to avoid harm to other persons or their property
2. research and analysis of a company or organization done in preparation for a business transaction (as a corporate merger or purchase of securities) I had my "feathers ruffled" yesterday when a lender admonished me for not doing my due diligence, that if I was going to sell real estate in this day and age I needed to understand the scope of my job. They believed they were the owners of record of a … (34 comments)

The deal sank faster than the Titanic, but they had a coupon! - 04/20/12 07:40 PM
The information that was passed on to the potential buyer was inaccurate at best. Inaccurate and totally irresponsible. Things like... the heating system looks original to the home... which would have placed it around 50 years old. HUH? Try more like 15 years old. How did that mistake happen? The papers documenting the age of the system were neatly placed in an envelope hanging next to the system, the papers had even been pulled out and stuffed back in. Yet the system was not evaluated properly. How about the panel box that was removed and not replaced correctly. It was told … (58 comments)

Let the Buffett Girls go in FIRST! Can a sentence really turn the tide? - 04/13/12 03:18 PM
Warren Buffett says a simple sentence and the market moves ahead?  “If I had a way of buying a couple hundred thousand single-family homes I would load up on them.” (When he speaks, I guess everyone listens!) I am seeing such activity, like I have not seen in years! Busy is one thing, busy with closings is quite another. Yet we seem to be moving in that direction here in New Milford, CT. Our listings are going under deposit, our buyers are making offers that are being accepted. It is as if a magic wand was waved over the real estate … (10 comments)

Will the spring market bring buyers to my house in New Milford CT? - 04/09/12 04:37 AM
We are seeing more buyers out looking at homes for sale in New Milford, CT, all over Litchfield County actually.  Yes. I am "cautiously optimistic" about the spring market here in Litchfield County, the overall news about the economy is sending mixed messages so anything goes I suppose. But yes, more buyers are out there looking, more homes are going under deposit than I have seen in a long time. But (there is always a but, isn't there) There are many homes on the market for sale, in New Milford, CT, in Litchfield County. When I did the latest real estate … (8 comments)

I will remember, a good bye to a dear friend - 04/05/12 05:31 AM
Sometimes we are lucky enough to meet a client who becomes so much more. In 2005 I had this privilege, an older gentleman who ran a small dairy farm here in New Milford. Quickly he became much more than a client, he became my adopted dad, I became the daughter he never had. I was called to do a market analysis of his small farm. I looked around his house, then we moved to the barns. I believe he was hoping for a rise out of me in the barn, he didn't know that I had lived on a cattle ranch … (14 comments)

I'm sorry, I just can't help you sell your house in New Milford CT - 04/03/12 08:30 PM
The house had been listed before, for a long, long time. It had chased down the market, but like a dog chasing their tail and never quite catching it, the price had never been close to the current market. Andrea, can you help us sell our house, please? So my business partner and I pulled the comps together. I knew, we knew, that we wouldn't be listing the house, we knew the last list price was still way to high. We knew it as the owners were telling us about the special cabinets, how much it cost them to build. I … (56 comments)

Fair Market Value. What is it and how do you determine the bottom line? - 04/03/12 06:52 PM
This is so true, what is a house worth? It has nothing to do with the appraised value the town has given it, or an appraised value that an appraiser has given it....
Want to know what your house is really worth in Litchfield County, CT, what the fair market value of your house is? Look no more, the answer is below!
Via Richard Weisser Coweta Fayette Real Estate:
“Fair Market Value” has a simple definition. It is the price that a buyer is willing to pay and a seller is willing to accept without duress.
“Appraised Value,” “Loan value,” “Tax Value,” and … (3 comments)

New Milford CT Real Estate Activity March 2012 - 04/02/12 03:48 AM

New Milford, CT market report. We are seeing the amount of active listings creeping up yet again, without the sales to support it. We also saw a very poor list to sales price last month, homes sold for 88% of list price. This means there are still homes that are overpriced on the market. With an absorption rate of 17 months (how long it will take the current inventory to sell) it is certainly a buyers market and homes must be priced well to attract those buyers! As of April 2, 2012 in New Milford, CT there are 227 active single … (3 comments)
