I love the fall in New England. I am mesmerized with the colors! Of course the crisp air feels fantastic. Putting it all together energizes me, and my camera is never far away from me, even when walking the dog in the morning. This morning did not let me down. Now how lucky am I that I get to see this every morning while walking the dog?

Sales in New Milford, CT have not been robust for the past few months, some are blaming the weather, but even before the cold and snow, things had started to slow down.
The good, the bad and the potentially ugly, New Milford CT real estate market.
2013 saw higher average sales price over 2014.
2014 saw one more single family home sell over 2013.
2013 and 2014 were both better years for the real estate market than 2012.

Litchfield County CT Photos. Many people don't realize how much farmland we still have tucked away here in New Milford, and on that farmland you never know what you might find. Much of it is truly photo worthy, at least in my humble opinion!
I love to take pictures of old things, I have been waiting to take photos of an old pool and pool house for years! It belongs to a friend who called me yesterday to see if I wanted to walk the property, see the cows and take those pictures that I have been waiting to take!

How important is curb appeal when selling your home? I have one word... VERY!
Buyers see everything you no longer see, and what they see translates to $$$ in their mind. That would be dollars they will have to spend on cleaning up overgrown gardens, foundation plantings that have grown over the roof top, dollars that will be deducted from the price they offer on your house.
If they put an offer in on your house.
If they even bother to get out of the car.

Perhaps those who don't have a fireplace don't fully grasp the importance of the chimneys in their homes.
My daughter was one of them, guilty as charged. Her boiler stopped working for a very good reason, the chimney was plugged. She was lucky that nothing bad happened as a result of it. She called in Scott Waldron of Washington Chimney Sweep in New Milford, CT and he arrived the same day to clean the chimney.
After he inspected the chimney he told her the chimney needed a liner in

A thorn in the side for many of us, home owner, real estate agent, home inspector, attorney, appraiser, loan officer, underwriter. The lack of a permit or certificate of occupancy can put the brakes on a real estate transaction faster than you can say "I sold my house".

What happened to Prudential Connecticut Realty?
We didn't close, we just put on a new suit! Same office, same people, same high level of service with a very, very classy new name! We were purchased in late 2012 by Berkshire Hathaway affiliate HomeServices of America, but we continued to work as Prudential Connecticut Realty. Until today that is.
We have unveiled our new name, and continue on in our new "clothes". I think it looks very, very classy, what do you think? Our new colors stand out from the rest, you can't mistake us for any other company now!

In Connecticut those pesky Property Condition Disclosure Reports can come back to haunt you!
What the heck am I talking about? When you are selling your home in Connecticut there is a form called a "Property Condition Disclosure Report". As the owner of the property you must fill it out to the best of your ability and provide it to the potential buyer before they make an offer. Many times a buyer will base their offer price on what is in the report.

Another new hurdle for home sales and purchases in Southern Litchfield County, CT.
We are seeing another new hurdle arise as lenders tighten their grip. I recently wrote about mortgage extensions becoming the new normal in real estate, and it is causing even more issues to crop up in home sales.
Muliple extensions are asked for and granted, the closing date looms large in front of both buyers and sellers, however it is unclear if they will indeed get their mortgage. Sellers get very, very nervous and buyers are on the edge of their seats.

The all important mortgage contingency clause. There is a date on the contract, then there is reality. It would seem that more and more requests for extensions on the mortgage contingency dates are being made by the buyers attorney these days as lenders heighten their scrutiny of their customers mortgage applications.

I learned my lesson well about what I call "hurry up and wait" while visiting Russia and Ukraine. We had many appointments scheduled and were always at the mercy of whoever was driving us here there and everywhere. My dear friend who I was traveling with has a habit of being late, but not wanting to cause an international incident she worked hard to be ready on time during our entire trip there.

Senses and real estate, yes they really do matter.
I was driving my car and wondering why I was feeling warm air when I had the blower off and the temperature set on cold. No hot air should have been blowing out. I kept looking and looking at the control panel when suddenly it hit me. Red is warm, blue is cold. It was set on the red side. I felt so silly.
