I love New Milford at any time of year. I am not sure which part of New Milford makes it so special, I think it is all the parts as a whole. But I am particularly fond of the downtown area. The phrase "quintessential New England" comes to mind! I have read that it is perhaps the most beautiful Village Green in Connecticut. I venture to say all of New England! I could be bragging, but I doubt it.

So, how is the real estate market in New Milford, CT? Good news first. The number of sales for May 2016 were up over April. But down from May 2015.
May 2015: 30 single family home sold May 2016: 25 single family home sold April 2016: 19 single family home sold Currently there are 237 single family homes for sale on the MLS. That puts the absorption rate at 10 months. What that means is we need 10 months to sell our current inventory, given no other homes come on the market.

Sometimes you just have to stop and say... nothing. Just stop and be thankful for the beauty that is around us every day. Sometimes it is in a quiet way, a few puffy white clouds passing by set against a brilliant blue sky, a brook meandering though lush green banks, sometimes it feels as if the earth may be coming to an end with lightening streaking across the sky. I am blessed that I get to take my dog for long walks through beautiful farmland, corn fields and hay fields all surrounded by woods, birds, deer, and who knows what else. It is cathartic, quiets my mind and is just fun! I take my camera and half way through I sit patiently and wait, camera at the ready, to capture something wonderful.

I love the fall in New England. I am mesmerized with the colors! Of course the crisp air feels fantastic. Putting it all together energizes me, and my camera is never far away from me, even when walking the dog in the morning. This morning did not let me down. Now how lucky am I that I get to see this every morning while walking the dog?

Sales in New Milford, CT have not been robust for the past few months, some are blaming the weather, but even before the cold and snow, things had started to slow down.

Southern Litchfield County Real Estate, getting your house ready to sell.
The majority of homes here in Southern Litchfield County have septic systems. Many of the older homes have the original systems which can pose problems. They are not "for life", they do need upkeep, repairs, and yes even sometimes they need to be replaced.
Don't DIY it on the septic systems or you could be knee deep in stinky sludge!

Litchfield County CT Photos. Many people don't realize how much farmland we still have tucked away here in New Milford, and on that farmland you never know what you might find. Much of it is truly photo worthy, at least in my humble opinion!

How important is curb appeal when selling your home? I have one word... VERY! 
Buyers see everything you no longer see, and what they see translates to $$$ in their mind. That would be dollars they will have to spend on cleaning up overgrown gardens, foundation plantings that have grown over the roof top, dollars that will be deducted from the price they offer on your house.
If they put an offer in on your house.
If they even bother to get out of the car.

Let something go wrong and you will find out how important your chimney really is!
Perhaps those who don't have a fireplace don't fully grasp the importance of the chimneys in their homes.
My daughter was one of them, guilty as charged. Her boiler stopped working for a very good reason, the chimney was plugged. She was lucky that nothing bad happened as a result of it. Permits and C.O.'s in Connecticut real estate transactions. 
A thorn in the side for many of us, home owner, real estate agent, home inspector, attorney, appraiser, loan officer, underwriter. The lack of a permit or certificate of occupancy can put the brakes on a real estate transaction faster than you can say "I sold my house".
