litchfield county: Who doesn't love laying in the grass on a beautiful spring day? - 05/01/16 05:11 AM
I am blessed that I get to take my dog for long walks through beautiful farmland, corn fields and hay fields all surrounded by woods, birds, deer, and who knows what else. It is cathartic, quiets my mind and is just fun! I take my camera and half way through I sit patiently and wait, camera at the ready, to capture something wonderful.
The other day I caught something wonderful alright! My dear Georgia was fully enjoying our time out. Dogs really are in the moment. Of course just after this photo was shot she heard something and was off like a … (16 comments)

litchfield county: 2 bedroom condo alternative in New Milford CT - 10/11/15 09:56 AM
Can you believe it? A 2 bedroom home, a real home, not a condo, for this price? Much of the work has been done for you, you may decide you want to repaint, or put different flooring down, or just take it like it is! But you can feel secure here. New pex plumbing has been put in, electrical service upgraded to 200 amps, it does have 2 bedrooms and 1.5 baths. It even has attic storage!
Take a look at 6 Nicholas Square in New Milford, CT.

litchfield county: Sunrise Over the Corn - 09/27/15 05:15 AM
I love the fall in New England. I am mesmerized with the colors! Of course the crisp air feels fantastic. Putting it all together energizes me, and my camera is never far away from me, even when walking the dog in the morning. This morning did not let me down. Now how lucky am I that I get to see this every morning while walking the dog?

litchfield county: Good, bad, or ugly? New Milford CT year end real estate market report. - 02/24/15 11:51 AM
Sales in New Milford, CT have not been robust for the past few months, some are blaming the weather, but even before the cold and snow, things had started to slow down.
The good, the bad and the potentially ugly, New Milford CT real estate market.
2013 saw higher average sales price over 2014. 2014 saw one more single family home sell over 2013. 2013 and 2014 were both better years for the real estate market than 2012. Here is how it looks on paper.

litchfield county: Why DIY septic repairs may not be the best idea - 10/08/14 02:55 AM
Southern Litchfield County Real Estate, getting your house ready to sell.
The majority of homes here in Southern Litchfield County have septic systems. Many of the older homes have the original systems which can pose problems. They are not "for life", they do need upkeep, repairs, and yes even sometimes they need to be replaced.
Don't DIY it on the septic systems or you could be knee deep in stinky sludge!
I can't say that I am a big proponent of DIY septic repairs. Although they don't have many "moving parts", they require knowledge of how a system works and they … (12 comments)

litchfield county: Photos of Litchfield County, Punk Rock Cows and Old Things - 07/07/14 05:35 AM
Litchfield County CT Photos. Many people don't realize how much farmland we still have tucked away here in New Milford, and on that farmland you never know what you might find. Much of it is truly photo worthy, at least in my humble opinion!
I love to take pictures of old things, I have been waiting to take photos of an old pool and pool house for years! It belongs to a friend who called me yesterday to see if I wanted to walk the property, see the cows and take those pictures that I have been waiting to take!

litchfield county: You may not understand curb appeal, but the buyer sure does! - 06/24/14 02:29 PM
How important is curb appeal when selling your home? I have one word... VERY!
Buyers see everything you no longer see, and what they see translates to $$$ in their mind. That would be dollars they will have to spend on cleaning up overgrown gardens, foundation plantings that have grown over the roof top, dollars that will be deducted from the price they offer on your house.
If they put an offer in on your house.
If they even bother to get out of the car.
Most of us are guilty of curb appeal faux pas. Hey, I'm not selling my … (31 comments)

litchfield county: Aw, come on, how important could that chimney really be? - 10/12/13 11:46 AM

Let something go wrong and you will find out how important your chimney really is!
Perhaps those who don't have a fireplace don't fully grasp the importance of the chimneys in their homes.
My daughter was one of them, guilty as charged. Her boiler stopped working for a very good reason, the chimney was plugged. She was lucky that nothing bad happened as a result of it. She called in Scott Waldron of Washington Chimney Sweep in New Milford, CT and he arrived the same day to clean the chimney.
After he inspected the chimney he told her the chimney needed a liner in … (43 comments)

litchfield county: P.U. This one stinks! Just don't let it be your house.... - 10/04/13 07:56 AM
What's that funny, funky smell in the house? Did someone die in here?
Selling your home in Litchfield County CT? Take a wiff and see if it stinks!
Years ago an agent I know was pulling up listings to show a buyer and the remarks on one house said... "P.U. This one stinks!" And that was all it said in the description. The listing agent was spot on from what we all heard when she returned from showing the property.
The other day we were out previewing homes and noticed a theme. Out of the 12 houses we saw, the majority … (64 comments)

litchfield county: Get thyself to the building department! If you don't, someone else will. - 09/28/13 04:30 AM
Permits and C.O.'s in Connecticut real estate transactions.
A thorn in the side for many of us, home owner, real estate agent, home inspector, attorney, appraiser, loan officer, underwriter. The lack of a permit or certificate of occupancy can put the brakes on a real estate transaction faster than you can say "I sold my house".
In Connecticut it is the responsibility of the contractor doing the work to obtain the proper permits and certificate of occupancy (if required). But as a very smart real estate attorney pointed out recently, trying to track them down after the fact can be … (23 comments)

litchfield county: Berkshire Hathaway in New Milford CT? Believe it!!!! - 09/26/13 02:25 AM
What happened to Prudential Connecticut Realty?
We didn't close, we just put on a new suit! Same office, same people, same high level of service with a very, very classy new name! We were purchased in late 2012 by Berkshire Hathaway affiliate HomeServices of America, but we continued to work as Prudential Connecticut Realty. Until today that is.
We have unveiled our new name, and continue on in our new "clothes". I think it looks very, very classy, what do you think? Our new colors stand out from the rest, you can't mistake us for any other company now!

litchfield county: I refuse to answer on the grounds it may incriminate me! - 09/24/13 05:31 PM
In Connecticut those pesky Property Condition Disclosure Reports can come back to haunt you!
What the heck am I talking about? When you are selling your home in Connecticut there is a form called a "Property Condition Disclosure Report". As the owner of the property you must fill it out to the best of your ability and provide it to the potential buyer before they make an offer. Many times a buyer will base their offer price on what is in the report.
You can elect not to fill one out but you will be writing out a check at … (40 comments)

litchfield county: Unintended consequences with the new normal in real estate - 09/04/13 05:12 AM
Another new hurdle for home sales and purchases in Southern Litchfield County, CT.
We are seeing another new hurdle arise as lenders tighten their grip. I recently wrote about mortgage extensions becoming the new normal in real estate, and it is causing even more issues to crop up in home sales.
Muliple extensions are asked for and granted, the closing date looms large in front of both buyers and sellers, however it is unclear if they will indeed get their mortgage. Sellers get very, very nervous and buyers are on the edge of their seats.
Will everyone be moving after all?
Some … (107 comments)

litchfield county: HELP! Those buyers keep asking for a mortgage extension! - 08/29/13 06:18 AM
It seems to be a sign of the times, the new normal for home purchases.
The all important mortgage contingency clause. There is a date on the contract, then there is reality. It would seem that more and more requests for extensions on the mortgage contingency dates are being made by the buyers attorney these days as lenders heighten their scrutiny of their customers mortgage applications.
Sellers get very worried as these extensions come in. Is the buyer going to be able to perform? Is the house going to have to go back on the market? Valid questions indeed. Two questions I cannot … (31 comments)

litchfield county: How to minimize your losses when selling your home in Litchfield County CT - 08/26/13 06:01 AM
Minimizing your losses means maximizing your gain when selling your home.
In order to protect what is likely your most valuable asset if you are going to sell in what is clearly still a buyers market in Southern Litchfield County, following these 3 key points will help you to obtain the highest price for your home as possible.
Pricing your home to sell
It is very important that you price your home according to the current local real estate market, according to the location and the condition of your home. Your price should reflect a realistic price which will show … (4 comments)

litchfield county: Breaking a real estate date - 08/22/13 05:39 AM
Just how important are those dates in real estate?
In my neck of the real estate woods, Southern Litchfield County, we can do things one of two ways when you make an offer on a home. We can use an offer to purchase or an actual contract form when presenting the offer.
So what is the difference? Is there a major difference between an offer to purchase and a contract form?
Yes, there are very important differences. The first is an offer to purchase, which will be followed up by a formal contract written by the sellers attorney. Usually the attorney … (3 comments)
