I went out this morning with my camera to get pictures of the sunrise. So many, many mornings I stand in awe and wish I had brought my camera, not just my cell phone. Off I went with the dog, ready to take the best sunrise photo ever! (I always think that with every photo I take it will be the BEST EVER!)

I am going to assume that your house is show-ready. You have cleaned it up and out, both inside and out. Remember, I have to take marketing photos to get those buyers to want to come and see it. There is something so special, magical even, about Litchfield County, Connecticut. Of course we are coming into the most exciting season of all. The fall foliage is just on the horizon and soon we will be exploding with colors, it will be the most spectacular symphony for the eyes. 
I took the photo below with my cell phone, at one of the reservoirs in New Milford, CT. It was such a breathtaking moment for me.

I'm going to tell you one of the morals to my story first. If you didn't already eat it, don't flush it down the toilet!

I recently had the pleasure of previewing 5 homes in one day, 4 of them will be forever embedded in my olfactory memory. Yes, I will remember these homes and not for a good reason. They were in the 80th percentile for a stink rate.
First home hit me with a putrid smell of rotting garbage when I entered the door. The home appeared to be clean and neat, but OH MY. I recently wrote a post titled "Honey, Let's Not Use a Realtor!" and was inspired by a comment left by Karen Feltman to write one more post about FSBO's. No, I don't want to beat a dead horse but I think this is really an AH HA moment. Thank you Karen, your comment spoke volumes to me about a FSBO giving a gift of $25,000 to a buyer. The idea behind not using a real estate agent in the purchase and sale of a home is a simple one, to save yourself some money. I get that.  Buyers think they will save money on the price of the home, sellers will save at least half the commission amount. (Many do offer a commission to a buyer's agent.)

Selling your home in southern Litchfield County. New Milford, Bridgewater, Roxbury, Washington, Warren, Kent and Sherman, (Fairfield County) CT.
Looking at your home with a critical eye before you put it on the market is a great idea, in theory. But we tend not to see what is wrong, and some things may be hidden from view, just waiting to wreak havoc on the sale.

Are any homes in Bridgewater, CT selling? That is a very good question.
Bridgewater is a small town in Southern Litchfield County. With 1,727 as the town census in 2010, and 17.3 acres, it has that small town feel so many people love.
Noted for antique homes and large estates, Bridgewater has been a destination for people from New York City looking for that quintessential Connecticut country home. This year marks the 65th Anniversary of the Bridgewater Country Fair in Bridgewater, CT, from August 19th thru August 21st at the Bridgewater Fair Grounds. 65 years of great fun, great food, entertainment, animals, rides, shopping, oxen pulls, tractor pulls, great food (did I say that again?), and of course the raffle!

I love New Milford at any time of year. I am not sure which part of New Milford makes it so special, I think it is all the parts as a whole. But I am particularly fond of the downtown area. The phrase "quintessential New England" comes to mind! I have read that it is perhaps the most beautiful Village Green in Connecticut. I venture to say all of New England! I could be bragging, but I doubt it. 
We use our Village Green! It's not just for show.

If you want to sell your house in New Milford, you are going to have to kiss quite a few of those suckers.
One comment I hear over and over again from sellers (many of whom are not on their first go round) is that they only want serious buyers to come look. I know it is difficult to get the house ready for a showing. And it is so disappointing when those frogs don't like it, for whatever reason. want to send consumers away?  Tammy explained how we need to uncheck the little box on YouTube when we get an embed code that stops that annoying ending where they "suggest" other videos, which can suggest those all important readers right off your site.
