real estate: Kent CT Real Estate Market Report, What's selling in Kent? - 03/03/12 10:01 PM
Are homes selling in Kent, CT? The real estate market is admittedly slow in Kent, although not surprising in this current real estate market. It is a buyers market in Kent, with the current listings compared to the sales, it will take 21.5 months to sell the current homes that are for sale. This is called the market absorption rate. (A sellers market is anything under 6 months, 6 months is a balanced market, and over 6 months is a buyers market.) Currently in Kent, CT there are 43 active single family homes for sale. One of these homes is "under … (2 comments)

real estate: Got ghosts? I'm not telling.... - 02/14/12 11:26 AM
In Connecticut, when selling a home you do not have to disclose that you have ... people living with you that don't pay rent, people who walk through walls, move things on you, wailing in the middle of the night, shaking the bed... in other words, ghosts. Nope, the seller doesn't have to disclose the fact their house is haunted, not here in Connecticut. If a buyer is concerned that there is a ghost in residence they can write a letter to the seller asking if anyone other worldly beings live in the house. The seller is not required to answer … (13 comments)

real estate: We have a cash offer for you! - 01/27/12 08:59 AM
Then show me the money! If you are going to put in a cash offer for a property, you will have to prove you have the money to back up the offer! Here in Litchfield County, CT we do often see cash offers. I have heard some agents say they won't ask their clients for proof of funds. They say the client will get offended, will refuse, it is not necessary, etc. Me? I disagree with that train of thought. I don't know about anyone else, but I have no idea how much cash someone has available because of who they … (13 comments)

real estate: I know a guy... - 01/26/12 11:36 PM
Do you know a guy who can.....??? I hear this all the time. Yes, I do, I know a guy who... cleans up and out, paints, pulls oil tanks, is a master carpenter, plows, mows, is a fantastic electrician, great plumber, on and on, tried and true, tested over and over again. As a side note, every time I hear that question "do you know someone...", I can't help thinking about one of my most favorite movies, "Dirty Rotten Scoundrels". The police chief says "A man owes me a favor. Rene the Knife. He is a master with a stiletto and … (41 comments)

I met a man who sold a house He sold a house just like a mouse Just like a mouse who sneaks around He sold the house without a sound. (OK, as a poet I am lacking... but stay with me here) And how did he sell the house without a sound? The story is rather odd, yet to me it was so telling I asked him if I could blog about it. Blog? He had that look on his face... My business partner chimed in and said "blab, she wants to blab about it all over the internet." He shrugged … (86 comments)

real estate: Hello, my name is Andrea and I am an alarm-a-phobe... - 12/13/11 11:51 PM
The alarm system conundrum. To give out the code or not give out the code, that is the question.
I have one opinion on this conundrum, and one opinion only. Do not give out the code. I don't care if you have been an agent forever, if you have a halo, I am not giving you the code! I don't want the code when I show a house, I don't want the responsibility of trying to find the control panel and get the right code in without setting off the alarm. When faced with a house alarm I get all … (98 comments)

real estate: What the heck is that? One of those all to real real estate moments in time. - 11/11/11 09:32 AM
Those of us who are in real estate run into things all the time. Head scratchers, head shakers, things that can scare the heck out of just about anyone. Of course we do see some things that make us happy, that put a smile on our faces, make us feel good all over, possibly even a bit on the envious side.
This post is about the first description. I won't tell you what it is, but I can tell you that this is something very real and kind of important to a house. However, you usually won't see one that … (25 comments)

real estate: As Is is not always as it is! - 11/08/11 07:26 AM
New Milford, CT real estate talk. What does "As Is" really mean? As a real estate professional in the greater New Milford, CT area, I do come across the term "as is" many times. "As is" means something different to each party, let me explain.
Selling your home "as is". Sometimes while listing a house the seller will tell me they want to sell the house "as is". I caution them that if we put "as is" in the listing it will send up a big red flag to the buyer and buyers agent.
"I wonder what they aren't going … (45 comments)
