real estate: Is it really a good time to buy or sell real estate in New Milford CT? - 12/04/12 08:53 AM
According to a study just published by CoreLogic, Connecticut home prices have increased less than one percent year over year. This places Connecticut as the 6th worst state for price depreciation. Good news for some, bad news for others. I publish monthly real estate stats for New Milford, and every few months for other towns we sell real estate in. As I keep saying, progress is slow in New Milford. Housing sales seems to be stabilizing, however prices are still low and they fluctuate. We do not have any noticeable appreciation month to month. With our sales averaging around 20 a … (4 comments)

real estate: Digital Sharecropping or a Symbiotic Relationship? - 11/28/12 08:17 PM
Seems that the stars aligned today to bring me all the information I didn't know I needed, but I really did need. Ever had that happen? Though as usual, the information left me with more questions than answers.
Our own Maureen McCabe wrote a fantastic post about where to blog, at least according to IMSD. IMSD Secret: Two Places to BLOG Real Estate. The answer is.... Worpress and ActiveRain. Both worthy places indeed.
I have a Wordpress site. I should use it more than I do, but I consistently run into a dilemma. I write what I am sure is a … (41 comments)

real estate: The feds are cracking down on agents and builders for deceptive ads - 11/25/12 09:48 PM
How many times have I seen advertising claiming no down payment, lowest rates around, on and on. No indication of any conditions or fees. The feds are looking at these advertisements. And they should! The most alarming thing? Many of these ads are geared toward the military and the elderly.
I remember one time a consumer calling on an advertisement in a real estate circular. The home had already sold, and the person was irate at best. I tried to explain that print media has a short shelf life plus a long lead time. Forget that, the person felt that most … (8 comments)

real estate: Buying local in southern Litchfield County this holiday season - 11/19/12 01:08 AM
With Christmas season bearing down on us in southern Litchfield County, Black Friday looming large, stores posting notices they are open on Thanksgiving Day, I have been thinking more and more about buying local as opposed to online or in the big chain stores. I know, money is tight. We want the biggest bang for our buck. And I admit that when it comes time to replace that HDTV that was broken by my grandson 2 years ago I know I will have to buy it elsewhere, there is no local store than carries what I want, at least not nearby … (12 comments)

real estate: The 5 P's to selling your home in New Milford CT - 11/02/12 05:50 AM
Selling your home in New Milford, CT. What are the most important things to know before you put your home on the market? When I get a call from a prospective seller, the first thing I do is to take a hard look at the most recent local real estate statistics to understand the market at that particular moment in time. I did my October 2012 monthly market report for New Milford, CT yesterday. I was re-reading it today, taking a harder look at what those numbers really represent. Statistics by nature can be very, very confusing and can be read in … (19 comments)

real estate: I'm in a Warren Buffet Real Estate Sandwich, things are getting better! - 10/31/12 10:20 PM
Or as my grandson says, a swanwich. Either way, sandwich or swanwich, the news is fantastic! Warren Buffet believes the U.S. real estate market is improving and will continue to improve and put his money where his mouth is! (I don't believe Warren Buffet does anything lightly.) With all the bad news swirling around us in New England this past week with Hurricane Sandy, I received an email from our corporate office that lifted my spirits. Berkshire Hathaway (Warren's company) now has controlling interest in Brookfield Residential Property Services. Now how does that put me in a Warren Buffet Real Estate Sandwich? … (8 comments)

My dear friend Ann Fisher took me out for brunch today at The White Horse in Marbledale (Washington) CT. Wow, what a spectacular meal I had!On her recommendation we both ordered the Lobster Pot Pie with mixed greens. It is on their brunch menu. I have to say it was fantastic. The pot pie comes in its own ramekin, they even put a little horse on the top made of crust, very rustic looking. When I broke open the pie  the smell alone was enough to entice me to dig in! There were sweet, succulent chucks of fresh lobster inside in … (8 comments)

One of the first questions we are asked as real estate agents who sell homes in Southern Litchfield County is... how much are the real estate taxes? Each town is different. The more town services there are, typically you will see a higher mill rate, or tax rate. More roads equals more town maintenance. More town maintenance equals more money. You get the idea.(Remember, the mil rate might be low, … (7 comments)
