If you are a broker who works with investors you can only do so much even though you want to do more.  I am trying to put a deal together for my client but I would also like to help him find a lender to compare rates. This is pretty much impossible to do since commercial loans have so many variables.  I really wish I could find one site online that shows approx current commercial rates for investment properties.  

So annoyed.

I am writing a thesis and I need to do a small survey that answers this question.  

Examples:

Getting in front of sellers.

Building rapport with sellers.

Breaking into a community
