You may have already seen a few properties you've been interested in, but now that your house-hunting search has begun in earnest, it is time to start getting a lot more familiar with what's out there.  This will help you when the time is right to buy.  You'll "just know", and recognize when you see the property that is everything you want, and understand whether it is a reasonable price.  Once you start looking at houses, you may also become more clear with yourself what kind of features and amenities fall into the "needs" category, and which are only "wants" based on … (1 comments)

No two used houses are alike.  Even if they are side by side, with the same floorplan and built in the same year, there will be differences in outlook, exposure, condition.  Price selection is a matter of objective comparision to similar properties, taking into account market conditions and the seller's timeframe/motivation, to establish a price RANGE in which the property is marketable.  It's both a science and an art. 
Sometimes, a home will list... and sit... and sit...  obviously priced outside of the market.
