      <title>When it comes to energy, first go for efficiency, then go for renewable </title>
      <description>&lt;p&gt;I have always been of the opinion that the best thing you can do before you do anything else is ensure that your home is as energy efficient as possible before you go an install more solar panels or wind turbines than you may need.  Before you install a high efficiency furnace or air conditioning don't you think it would be better to ensure that your windows are tight and your attic is insualted?&lt;/p&gt;

A must read, in my opinion, for anyone considering renewable energy or energy efficient appliances.&lt;/p&gt;

&lt;p&gt;Sure, you aren't showing off your panels and turbines to your neighbors and the upgrades aren't usually visible to the naked eye, but they are better upgrades.  What good is it to generate electricity for your furnace if all the heat you make is going out the roof and the windows?&lt;/p&gt;

      <title>Blu Homes are breaking ground in Salt Lake City and Breckenridge.</title>

Not long ago I posted on &lt;a href=&quot;http://www.bluhomes.com&quot; target=&quot;_blank&quot;&gt;Blu Homes&lt;/a&gt; and their launch.  They are bringing Affordable, prefab modern homes to the country and were making progress on land purchases in both Colorado and Utah.  Well, I am happy to announce that they have many of the first steps out of the way and while they have not broken ground yet, the plans for homes in Salt Lake City and Breckenridge are underway.

I am also pleased to have been the real estate agent working with them on securing the land in Utah and because of this I will have a first hand vew of the project as it progresses here. I hope to share it all with you as things move along with this modern, green and affordable Salt Lake City home.

The Salt Lake City home will have a footprint of about 800 sq ft and will grow to 1,600 sq ft with the addition of a full basement.  the basement has also been upgraded to the use of insulated concrecte forms (ICF).  Being that home is going to be built on a smaller lot in the &lt;a href=&quot;http://en.wikipedia.org/wiki/Utah_Capitol_Hill&quot; target=&quot;_blank&quot;&gt;Marmalade/Capital Hill District&lt;/a&gt; of Salt Lake City some changes had to be made in design and layout to accommodate local historic and building ordinances.  The home will feature cedar siding, low-e windows, tiled bathrooms, kohler fixtures, can lighting throughout, wood cabinetry, high efficiency furnace and air conditioning, and spray foam insulation which should make the performance of their home save about 40-50% more in utilities vs. a home built to &#8220;code&#8221; in that area. In addition to these features the home will also have paperstone counters, recycled concrete/stone sinks and bamboo floors.

Unfortunately it has to be removed, but Blu will be planting another tree to take it's place and will be utilizing as much of the mulch as possible in the sites landscaping.  When the tree removal takes place I do hope to be there to document the progress and will be sure to update you with a post.&lt;/p&gt;

This is home is projected to come in at a cost of $250,000 and will run about 50% - 70% less than building a comparable home in the area.  All of the finishes will be very similar to the Salt Lake project.

      <title>Green or good?  What get's the message across?</title>

      <title>Bank owned homes and their agents:  Where does fiduciary responsibility end and human responsibility start?</title>

&lt;p&gt;&lt;strong&gt;But.&lt;/strong&gt;..(you knew this was coming didn't you?)&lt;br /&gt;&lt;br /&gt;&lt;em&gt;Obvious problems&lt;/em&gt; that are noted by a listing agent and forwarded over to the asset manager &lt;em&gt;should be disclosed&lt;/em&gt; to potential buyers and their agents before an appointment is set.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Case in point&lt;/strong&gt;:&amp;nbsp;&amp;nbsp; I showed 6 homes yesterday to a buyer client.&amp;nbsp; 3 of them had &lt;em&gt;&lt;strong&gt;obvious&lt;/strong&gt; &lt;/em&gt;mold/mildew infiltration.&amp;nbsp; (I didn't need a test kit to figure that one out for myself.&amp;nbsp; The signs were obvious, the smell was horrendous as you approached the basement and the staining on surfaces made it impossible to avoid.)&amp;nbsp; &lt;strong&gt;HUD owned homes&lt;/strong&gt; &lt;em&gt;will&lt;/em&gt; have a statement right in the listing remarks if they suspect that a home has mold, or if they have test results that a home has this defect. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;If HUD can do it, why aren't the rest of the owners following suit?&amp;nbsp;&amp;nbsp; &lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;&lt;em&gt;I've talked with several listing agents who handle foreclosures in &lt;strong&gt;Macomb County&lt;/strong&gt;.&lt;/em&gt;&amp;nbsp; Each and every one of them go through the homes prior to listing them, take photos, and forward them to the asset managers of the homes.&amp;nbsp; In this manner they are able to list the homes at the price they feel will need to be set to sell them.&amp;nbsp; Since the asset manager of the bank owned properties have &lt;em&gt;photos and detailed descriptions &lt;/em&gt;of the homes, why the heck are they allowed to get away with&lt;strong&gt; not &lt;/strong&gt;giving a disclosure?&amp;nbsp;&amp;nbsp; Why aren't the listing agents making simple disclosure in the remarks section of the listing information sheet available to buyers agents and their clients?&amp;nbsp;&amp;nbsp; &lt;br /&gt;&lt;br /&gt;&lt;em&gt;Is it the fiduciary responsibility of the agent to the sellers to paint a rosy picture of these homes &lt;strong&gt;regardless&lt;/strong&gt; of the possible health effects upon someone viewing the home?&lt;/em&gt;&lt;br /&gt;&lt;br /&gt;I vote:&amp;nbsp;&lt;strong&gt;&lt;em&gt; Hogwash.&lt;br /&gt;&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;If we walked into a&lt;strong&gt; &lt;em&gt;private sellers home &lt;/em&gt;&lt;/strong&gt;to market it for sale and it was&lt;em&gt; &lt;strong&gt;obvious&lt;/strong&gt; &lt;/em&gt;that there was an issue with mold or mildew we would tell the seller &quot;You have to disclose this, and it should be put into the remarks&quot;.&amp;nbsp; Put everyone on notice that the mold/mildew is there &lt;em&gt;before &lt;/em&gt;they come to view the home.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;&lt;em&gt;I had a young couple with me yesterday, along with 2 children.&amp;nbsp;&lt;/em&gt; (One an inquisitive 2 year old)&amp;nbsp; I was angry that the children were breathing that air, and worried about the littlest ones breathing after we left. Yesterday was the first time that I wanted to go back to my car, draw up a sign and tape it to the front door.&amp;nbsp; I didn't, as I don't have the right to do that.&amp;nbsp; &lt;strong&gt;&lt;em&gt;But oh my I was tempted.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>How strong is a shipping container home?</title>

Basically what you can do with RoofRay is draw your solar array on YOUR roof using Google Maps and then RoofRay determines your square footage, total potential power generation capabilities and then your payback time.  It takes into account all the main variables as well, using data for your region to determine number of sunlight days, smog, etc...  In my own situation I learned that I can generate more than enough power for all of my needs using the roof on my garage and my home.&lt;p&gt;

This is a pretty useful tool for anyone considering whether or not solar is right for them and if you are considering the purchase of a home and want to add solar to it, you can see right away whether or not it will work. Do note, however, that there are still a lot of variables to consider that they can't possibly consider (think neighbors trees) and that ultimately you should still have a professional evaluation done.  All in all this is a pretty cool tool.&lt;p&gt;

For all of you Realtors out there, RoofRay is currently working to add this service to Realtor.com, Zillow, Trulia, etc.  This will be a great help for your clients that are considering a homes solar potential. &lt;p&gt;

&lt;p&gt;Across the country there are several areas that have been experiencing drought conditions.       <title>Urban Condos Rising. Are they a good thing?</title>

&lt;p&gt;Sure it brings everyone into walkable communities, pushes them to use mass transit and builds up our urban populations to sustain our cities, but is it the right thing to do and is it the green thing to do?  So now I am going to lay out my feelings on the subject.&lt;/p&gt;
&lt;p&gt;The push to build these &lt;a href=&quot;http://www.liveatmarmalade.com/&quot;&gt;urban communities&lt;/a&gt; is driven by the desire of people to live close to work, close to where they play and close to their friends.  It is supposedly a cheaper way to live and less taxing on our resources as well.  Mainly because the inhabitants will drive less and consume less/locally.  All true and all compelling reasons to join this lifestyle.  Besides, there is the coolness factor of doing the latest thing.&lt;/p&gt;
&lt;p&gt;So here is where I see the problem.  The  biggest problem is a whole demographic that is completely dependent on the city and building in which they live.  They are dependent on the whims of the commercial enterprises that sustain them and the government that controls their municipality.  They are dependent on the HOA that controls them and dependent on each other.  They have no means of self sustainability (such as land with garden space) and will rely completely on the world around them to provide as long as they have a job and can pay for it.  Sure their building is green, sustainable and even possibly LEED platinum.  The environment loves them!  But break a spoke in the wheel of their lives and then what?  What happens if the &lt;a href=&quot;http://www.shopthegateway.com/&quot;&gt;500 condo units&lt;/a&gt; can't support the main  floor grocery and the grocery closes?  How many Gaps and Banana Republics can they sustain?   What if the inhabitants loose their job?  Then what?  No money to buy food at the &lt;a href=&quot;http://blog.seattlepi.nwsource.com/thebigblog/archives/140977.asp&quot;&gt;farmers market&lt;/a&gt; in the local park and no where to grow their own, no money to shop at the main floor gap.  Certainly no money to eat out.  I could go on and on about what what could go wrong with this.  To top this off, the retail that is part of their development doesn't pay enough to make it worthwhile for an actual inhabitant to live in the building and work there too.&lt;/p&gt;
&lt;p&gt;So what is the best idea?  What do we need to do?  I personally think that rather than build up our city centers, we need to build up our neighborhoods near the city centers and build up the suburbs. Condo projects are not a bad idea if they have community gardens, are built to be affordable and are built to run off of renewable energy?  Now that is a clever idea. &lt;p&gt;I realize that this is a Utopian idea, but all I see in today's urban condo/mall/corporate center/hotel/live work spaces is low income housing and dilapidated apartments in 20 - 30 years.  All destined for the wrecking ball to make way for the next great idea.  Heck, I see the same things for many of the new subdivisions built in the last 5-10 years.  Those homes won't last either.  Sigh, that is a post for another day. &lt;/p&gt;

      <title>Recycle your CFL's from home.</title>

      <title>A new shipping container resource that I came upon today - isotecture.com</title>
      <description>While searching the internet today I came upon a comment on a blog post over at &lt;a href=&quot;http://www.weburbanist.com&quot; target=&quot;_blank&quot;&gt;weburbanist.com&lt;/a&gt;.       <title>A primer on Geothermal Heat pumps at Low Impact Living.</title>

worthwhile read for anyone thinking about installing a geothermal

They start off answering the question on what a Geothermal Heat Pump is
and finish by giving you the resources to find more on geothermal near
you. &lt;br&gt;

I personally had a neighbor install the first geothermal system I had
ever seen back in the mid 90's.&amp;nbsp; The system was installed for a home
located on top of a limestone shelf and was a test project for this new
technology.&amp;nbsp; They were very pleased with the results and even though
the installation in the limestone was rather difficult, the system paid
for itself quickly in the harsh Northern Arizona Winters.&amp;nbsp; I have
wanted a system ever since, but have never been in the position to
install one.&amp;nbsp; &lt;br&gt;

      <title>Would you live in, er, rent a drain pipe?</title>

would live in one, but boy could they echo. I especially like the
corrugated steel ones.
