House Swapping/Trading Homes – What You Need to Know

You may have heard the term “house swapping”. It has been in the news lately and it’s a little-known way for people to trade homes with each other. Fannie Mae and Freddie Mac have had this financing option on their books forever.

Documentation & Details

As with everything else in today’s mortgage world documentation is the name of the game. Every aspect of the trade must be documented, from contracts to evidence of ownership, proof of the home’s value and evidence of the final trade.

Highlights:

Trade equity must be supported by a current appraisal of the property being traded

Title work must be provided on property to be traded to document ownership of the property as well as any existing liens

Deed must be provided to provide evidence that the property was indeed traded (at close)

Evidence that any existing mortgage(s) were paid

Settlement statement or other documentation to evidence trade equity

Manufactured Home transactions have extra considerations

Trade equity is determined by taking 90% of the NADA Appraisal for the property less any liens on the property if the home has been owned for 12 months or longer

If owned less than 12 months, trade equity is based off the lower of the NADA Appraisal value or the lowest sales price the home has sold for in the last 12 months

Fannie Mae – borrowers to have a minimum of 5% cash investment from their own funds before counting trade equity. There are a couple of exceptions to this rule (call me for details).

Freddie Mac – does not require an additional minimum down payment from borrowers own funds provided that the minimum down payment (5%) is met from the trade equity and/or other acceptable sources.

What's ahead for mortgage rates this week

Mortgage markets improved last week overall. Bigger concerns for Eurozone debt combined with lesser concerns for domestic inflation to push U.S. mortgage rates lower.

Last week marked the 3rd consecutive week through which conforming mortgage rates dropped, the longest such streak since February.

Mortgage rates in Phoenix are now scraping their lowest levels of the year.

A few interesting stories developed last week.

First, the Federal Open Market Committee met and voted to hold the Fed Funds Rate within its target range of 0.000-0.250. In its post-meeting press release, the FOMC said that inflation has been “pushed up” in recent months, but that believes, long-term, that inflation will moderate.

This message pleased the inflation-sensitive bond markets, the place where mortgage rates are made. Bond prices rose in response, and mortgage rates fell.

Then, because markets believe Greece can’t meet its current debt obligations without restructure, a bout of safe haven buying began, benefiting domestic mortgage-backed bonds and, therefore, mortgage rates.

It’s a terrific example of how world events can change mortgage rates for buyers and would-be refinancing households across AZ.

This week, mortgage rates will take their cues from the Greece story as it continues to develop, and from Friday’s Non-Farm Payrolls report. The jobs report is always a potential market-mover.

Economists expect to see 196,000 jobs added in the economy for April. If the actual number is larger-than-expected, look for mortgage rates to rise on better prospects for the U.S. economy. If the number falls short, look for rates to drop.

With last month’s mortgage rate rally, this week marks a good time to lock a rate. Based on current market fundamentals, it appears that there’s much more room for rates to rise than to fall. This may be as low as rates get all year.

Chase is offering $30,000 to homeowners for short sales. -

Troubled homeowners with a mortgage owned by Chase may qualify for some valuable benefits if they agree to a Short Sale rather than letting the home go into foreclosure. These homeowners for whom JPMorgan Chase is actually the lender, not just the servicer, may qualify for the Short Sale Outreach program where Chase will pay up to $30,000 and forego any deficiency in exchange for the homeowner agreeing to a Short Sale. The Lender promises to deal with this sale in an expedited fashion.

The reason behind this seeming generosity is simple math: it is less expensive for the Lender to approve a Short Sale than to take a seriously delinquent mortgage all the way to foreclosure. The national average from first payment missed to foreclosure is 500 days and in states like Florida where the foreclosure cases are still log-jammed, the process takes 600 days.

The average Short Sale is discounted about 12% while the average Bank Owned home loses at least 25% off market value. The losses in mortgage revenue for a foreclosure are around 50% of the money owed on the mortgage.

On the other hand, when JPMorgan Chase is just the servicer they lose the incentive to make this kind of deal because they are no longer the one taking the big losses, and they are receiving higher fees in order to service the delinquent account. The system rewards servicers more the longer the property remains delinquent. Hello Buyers! Don't let the media and the economy turn you into a full time tenant!

In today's market, most potential home buyers believe they have all the time in the world to pick out there new home, this couldn't be further from the truth, fact is, as of April 2011, there are less than 21,000 properties on the market. Understand, this includes townhouses, condo's, patio homes, any type of manufactured housing and the standard Single Family Homes.

When I sit down with a 1st Time Home Buyer, I guide them through what I call "The Home Buying Process" this initial meeting takes about an hour to to review, educate and ensure total understanding of our current market.

Lets take Gilbert Arizona Real Estate as an example.
Starting off in a basic search with no criteria involved:

We start with 20,825 Properties for Sale
Put in 3 Bedroom and 2 Bathrooms, that number drops to: 13,662.
Put in minimum square footage of 1,400 (good resell range): 12,080
Put in FHA Financing (this is to ensure the house is move in ready aside from minor cosmetic issues, IE painting, cleaning or replacing flooring) that number then drops to: 6,610 available properties.
Indicating we only want Single Family Homes, that drops to 6,256
Making sure its only a single level home, drops to 3,869
Now we are going to remove short sales (they never close) that drops our total available properties to: 460

If you've noticed, we have to put in price and location. So, for this, I am going to use what I have seen as an average 1st time home buyer wants to spend. Price point is between $80,000 and $95,000 and for this example, we're going to use Gilbert as our City of choice.

Price point (as listed above) drops our total options to: 81
Location (Gilbert) drops our total options to: 1

That's right 1. One Property, currently available in Gilbert. that is at least 1,400 square feet, 3 bedrooms, 2 bathrooms, FHA Insurable, single level home under $95,000-not a short sale or pre-foreclosure home.

I cannot say I at all agree with the article other than the # of lisitngs on the market here in the valley has declined over the past several months. My opinion is that the banks have a better hold on what is happening and as they begin to release the "shadow inventory" that they have been hlolding off on, the supply will raise again. I don't think the level will at all be near what they were a few years ago when 60,000 lisitngs were on the mls. Regardless of when and what happens in 60 or 90 days from now, anyone currently renting who is in a positionn to purchase (stable job, solid income, money in savings/checking) should be taing advantage of what will be known as the best homebuying opportunity of our lifetime. Experience...I am sorry newbies, but if you are just getting in the game (good for you), but a seller should be looking for someone who has closed transcations, has a track record, has contacts at the banks, knows the paperwork and time flow, can talk the talk and walk the walk and most importantly get the results the seller deserves and should expect.
A team of agents to collaborate and share in tasks that take away from a producing agent (someone who will take paperwork, submit docs to the lender, assist in the listing of the home, taking phone calls and marketing. This helps alleviate the chance of Some sellers are more confused than ever, kicking in like a toothache.
That get's me to MARKETING....my favorite of all of these. You see until recently, I had not embraced the internet and how it could benefit me or my clients or potential clients. Communnication through the process...what was that? Yeah communicate! I have been guilty of slacking in this area, but now we have systems in place to alert us and automate the process of reaching out to sellers on a regular basis to keep them engaged and informed.
A way out...I always give my clients the option to fire me and I do so to help build their confidence in Team Texidor and our service. When a client knows you we are willing to surrender if our efforts are not producing, then they have their expectations set and can hold us to a standard...continually raise the bar!
Someone who will tell them what they don't necessarily want to hear. Now, while I like to take on lots of business, I will not work with a seller that is unreasonable or not "bought in to the program" from the getgo. An honest sales agent in any industrycan dictate and control the course of action by establishing comand and control through knowledge, experience and results. Remember, sellers are in this predicament for the first time in their lives and we as industry professionals deal with the mess in housing everyday.

Short sales are only as hard as we allow them to be. The market has definetly picked up and turn times are getting better. One thing I realize is that the short sale market is here for the forseeable future. let's face it, you take a lisitng and have to get two times as much documentation as you would normally have to from a seller to be in compliance. After the paperwork is in, you market the property and bring a buyer. The lenders have gotten more proficient and quicker at evaluating these deals and some can close within 60 days. That is't the hard part though. WE asa agents know the hard part is getting on the phone and going thru the same 20 questions with 2 CSR reps at the lender before you can have a half intelligent conversation with a negotiator that is frazzled beyond the point of comprehension...Imean think about how much of a pai in the tail it is to pick up the phone and wade thru the system until you get someone to talk to you at the bank. Now, put yourself in the negotiators seat and realize that this poor fella has 300-450 files on his desk and he only closes about 20-30 deals a month. If you are a listing agent or part of a tem of producers and you want your short sales done right, you have to be persistent with the lender, have tough skin, keep pushing and really WORk. One thing is for sure, short sales is not rocket science. I am not making them easy, but want to share with you the squeaky wheel gets the grease. Short sales are only as hard as we allow them to be. Goodyear and Buckeye Arizona homes for Low down in very highly desirable communities like Verrado and Estrella Mountain Ranch. These two highly sought after communities have awesome grounds, terrific golf and their very own feel like no other communities in the area. Estrella Mountain Ranch is set among the western base of the Esrella Mountains and is a like community with boating, golf, parks great schools and terrific views all around. Estrella Mountain Golf Club is a Troon facility, which means it is top notch and is always in great shape. The golf is tough as it is a deset course with plenty of tee shots requiring accuracy and distance to carry the desert.
