October 31st is a time when treat loving goblins, ghosts, and scarey monsters are out for an evening of fun. Mom and dad needs to make sure trick or treaters of all ages are safe on this special occassion.
1. Look for trick or treat options: special community parties at private homes, schools, or churches.
2. Make sure costumes are easy to walk in, fire retardant, and visible at night (light colored materials, reflective appliques, etc)
3. Use face paint or make up as a safe alternative to masks.
4. Talk about street safety (more children 5 to 14 are killed on Halloween than on any other evening of the year)
5. Arm children with flashlights.
6. Allow children to visit only homes where you know the residents.
7. Accompany children as they trick or treat; establish geographic boundaries for older children, as well reasonable curfews.
8. Carefully inspect all treats before letting children eat any of their goodies.
Halloween is an exciting time for children. Make safety your number one goal!!
On another note:
if you don't want your children to destroy their teeth eating all those sweet treats- I would be happy to take it off your hands. :)

Are you ready to be a first time homebuyer? If so, I am ready to help you achieve that goal.
That reminds me of a call I received two weeks ago. The caller was so excited. She said she loved my home which I have for sale. She passed by it, took her daughter to school, then called me.
"I love your home, I am ready to be a first time homebuyer". What do I need to do next?
She explained to me that she was tired of renting, she wanted a large backyard and she wanted to own her own home instead of throwing her money away. I was excited for her because she was excited.
I love to work with buyer's that are so excited, motivated, and have all their ducks in a row. Great! I told her. Have you spoken to a lender- bank or mortgage broker? She said she works for a bank. I encouraged her to talk to her bank but also talk to one of my preferred lenders.
Days later, I get an email from the preferred lender. He can not approve a loan for this buyer because her credit score is too low. I felt bad for her. I sent her an email and thanked her for calling me, for loving my home, and for talking to the lender I recommended. She will work on the small issues and I will keep in touch with her.
It may not have worked out for her right now, but I will monitor her progress, keep in touch, and hope to help her one of these days.
You see, we can't always help out people at their time schedule but we do keep their information and touch base with them in the future.

I started selling real estate over 8 yrs ago. My market area is the southern parts of Dallas County.

Over the years these are a few things that I noticed while helping buyers obtain the American Dream:

buyers need to trust their agents. At first meeting with a buyer, I make the buyer feel comfortable with the WHOLE process. They are making a big life changing decision. I answer all their questions- no question is a stupid one. Sharing some past client experiences helps them to see how well I listened and helped my clients.

listen attentively to their needs. Again, during the first meet with a new buyer- I take notes, input their information into the MLS-multiple listing system, and hand them a list of homes that meet their home buying criteria.

financing options. New buyers like to see homes right away, but first, I need to be able to know that the buyer will qualify for a home, what price amount, and what type of financing. These three questions will help the process move along smoothly.

does the buyer have money for down payment? Down payment is just one of the many requirements the lender will have the buyer obtain or show in their checking accounts. The amount of down payment depends on the type of loan and the price of the home.

does the buyer have money for closing costs? Closing costs are what the lender will require the buyer to pay for upfront- ex. hazard insurance, interest, property taxes. In some cases, the seller/owner of the property that the buyer chooses may help offset some or all of the closing costs. The buyer will have to ask.

buyer's urgency or time table. An important question to ask buyer's- how soon do you need to buy? That way I get an idea of how quickly I need to find a home that matches their home buying criteria.
These are just a few things a buyer will need to keep in mind when looking for the first time into buying a home. Some buyer's take it one step further by driving to their favorite neighborhoods, finding homes online, or picking up real estate magazines. All good productive efforts by new buyers.

In Real Estate, phone calls are very important to me. The call coming in could be a sign call from one of our listings. It could be a caller that was referred to us by a family member or friend. It could even be a call from someone looking to list their home because they saw my ad online, newspaper, real estate magazine or from a sign that is sitting at another home in the same neighborhood.
Please leave a message with your name and phone number so I can call you back at my earliest convenience. I would like to say that I answer all the incoming calls everyday but sometimes it isn't appropriate.
For example:
I could be in a meeting with a buyer who is meeting with me for the first time for a consultation.
If I am showing homes to a buyer I do not answer the phone so I can be focused on them.
Every now and then, I do have to step away from the phone to take a bathroom break. LOL
Or I have to refuel my body with food and have to get away for about an hr to do that. I'm sure you can understand that. :)
Early morning calls tend not to get answered because that is the time I need to make myself look beautiful and refreshed before preparing for the work day.
I don't mind the calls after 5pm as I do still answer calls until 9pm. However, if I am not quick enough to get to the call PLEASE LEAVE A MESSAGE, I will return the call.
IMPORTANT MESSAGE: We live in a society of school zones. We can no longer answer calls when we are driving through a school zone. So please keep that in mind in the morning hrs of beginning school and afternoon hrs when school is let out.

We want your ideas. We will be applying for a grant to fund an upcoming project.
The amount to be awarded ranges from $150-$3000. This project is good for a year. These are the guidelines:
What types of projects are eligible?
Projects must focus on one or more of the following areas:
reducing waste, reusing materials and/or recycling.
Projects must be completed within one year of receipt of
the grant award.
Special consideration will be given to projects that involve
schools, scouts or other youth groups, partner with local HE-
B/Central Market stores, and/or involve plastic bag
recycling.
Grant funds may not be used for governmental or corporate
recycling programs, repayment of existing debt or
obligations, prepayment of organizational overhead, legal
fees, loan or bank fees, subsidization of existing contracts,
ongoing staff expenses, or pass-through grants.
I already submitted an idea for a community garden. That gets alot of great responses from the community. Everyone likes to join and grow vegetables that they can serve to their families.

National Night Out is coming up soon. This event takes place every year to heighten crime awareness.
The Police dept and neighborhood communites participate together to show their support to combat crime.
This sends a message to criminals that they will not tolerate crime in their cities and neighborhoods.
Brochures and literature are given out to inform everyone how they can prevent crime by being aware of the goings on in their neighborhoods.
Come out and join us Oct. 4th at Heritage Park located at 400 E. Bear Creek Rd. There will be fun activities for the children and free food.

We will meet at the Heritage Heights subdivision at 8:30 am and work until noon.
