This probably happens to every realtor at one time or another. You plan a vacation anywhere. You are very excited! You try to get all your business in order before you go. Don't leave any loose ends and you have someone to cover for you.

It never fails. The day before you leave you get a call or two. A referral perhaps. Someone wants to buy or sell a home.

You panic! You want to be there. But you are leaving for vacation. This has happen to me every time I have gone on vacation! It is actually great for business.

I am currently visiting my in-laws in Ohio. I didn't get a call before I left this time but I just received two referrals this afternoon via Active Rain! Yea!

Of course, I have learned not to panic and to handle my business and still enjoy my holiday!

Salvation Army Toy Drive in Carmel, CA!

Next Monday, Nov 30, 2009, we will not be having our regular team meeting. Instead I hope to meet many of you at 11:00am to work on decorating our office for the holidays. This will be coordinated with setting up tables in the office hallway to collect toys and clothing for distribution to families in need.

This will be the 5th year in a row that Keller Williams Carmel has worked with the Salvation Army Holiday Toy Drive. They will deliver barrels, and we will set up an area where all our donations can be gathered. Please watch for sales and great buys at the local stores. All donations must be new items. Please do not wrap them since it is easier to know who to give the gift to, if it can be seen. Toys, books and art supplies for any age are welcome. Also shoes and clothing in all sizes, keeping in mind that many teenagers where adult sizes.

If you don't like shopping, but wish to donate money, our office agreed to collect cash, and then go out and buy toys. Our fund has already been started with a gift from Gerry Lukenas, of $100.00. Thanks to Nancy Saunders for organizing this event. www.californiacoastlands.com/

"I'm Your Friend, So I'll be Honest with you...!"

Couldn't sleep last night. Got up, turned on the TV, flipped thru channels until I landed on HGTV. When I can't sleep, HGTV tends to be my go-to channel since they usually have SOMETHING on besides "paid programming."

Anyway, I got my first taste of The Property Shop with real estate goddess Tatiana. I'd heard that she wasn't exactly the warmest, fuzziest real estate broker on the planet... and, indeed, I doubt she's often accused of being a little ray of sunshine.

This particular show's overall theme was the difficulty of working with friends and family. Okay, fine. You have my attention since that's sorta what I preach about all day long.

The first storyline has Tatiana reluctantly listing an overimproved loft in the 'hood. For a friend. Said friend had been trying to sell the loft for a year, priced at $900,000. No luck. Location sucks.

Tatiana comes in and says two things that made me LOL.

#1 - "Since you're my friend, I'll be honest with you. You're overpriced!"

#2 - "Since you're my friend, I'll list it for you at $895,000, but if it doesn't sell, we'll have to... blah blah blah."

Call me fussy, but since when is "friendship" a requirement for honesty in a real estate transaction? And since when do friends let friends overprice because they're friends?

Maybe I'm just punchy from lack of sleep...

"Turkey day toy drive"

Thanksgiving Day November 26 the Salinas Rural Fire Department will hold a "turkey trot" toy drive from 7-10am at the Creekside Terrace parking area of the Fort Ord Public Lands. Please come by and bring a toy. It is a great cause and makes so many so happy. All toys benefit the Kinship Center adoption programs. There couldn't a better way to start your holiday then to make a child happy.

You can also take a pre-feast hike, bike or trail ride and burn off some extra calories!

Wildlife at Las Palmas Ranch

The unexpected often appears as Angelica Blatt gazes out her window.

That's why Blatt positions her Nikon within easy reach. She can grab her camera, focus in and, with a snap, capture the moment in all its digital glory.

Blatt lives in a gated community off River Road.

From her house, she sees the winter moon rising and the valley floor silvery in the morning mist.

She also sees the silent migration of foxes, coyotes, deer and other natives as they crisscross the land.

In bitter cold, in hail and rain, the animals roam, seeking enough food and water to get them through the day and night.

Much of the wildlife drifts in from nearby Toro Regional Park. No fence separates those untamed lands from Blatt's property, and the animals move at will.

"Like this big bobcat," Blatt said. "It walked by my kitchen window and along the side of the house. I happened to have my camera on the table.

"I grabbed it and went out the door. I can't believe I did that."

Blatt, who has lived in her house five years, has seen a few tarantulas, too, and wild turkeys.

"And a huge king snake," she said.

Hawks glide through a nearby canyon. Quail hunch and rustle through the underbrush. Bunnies hop and stand on their back legs to reach and nibble little plants.

Blatt sets out feeders for hummingbirds, which dart and hover and stop, quivering a fluorescent purple and green in the air.

Like so many in Monterey County, Blatt and her family - she has twins 2 1/2 years old - live in a house on land that connects to expanses still untamed.

Monterey County is among the dwindling number of places on Earth where anyone hiking in a regional park or along the shore of the bay may suddenly encounter a spectacular natural moment.

Everything from whales breaching to dolphins feeding to the ghostly silhouette of a mountain lion crossing a trail.

One day at Blatt's house, a buck with antlers peered into her window. He was apparently curious about the two-legged creatures within.

"He wasn't startled," Blatt said. "He just sort of munched along. I got a really neat picture of that buck."

The bobcat that walked past her house sprinted down the hill once Blatt stepped out her door.

"My adrenalin was going," she recalled. "The bobcat looked back at me. I snapped its photo.

"I didn't even think about being afraid."

This is a list of over 100 things that I do or can do depending on the property to sell a home. It evolved over the years and certainly doesn't apply to every property. And, now with the internet...I think it needs to be revised. Your input is greatly appreciated.

Clutter may be a buyer's best friend

When counseling buyers, we discuss what is important to them in finding a new home. We also discuss what is important in getting a good home at a great price. In my opinion, three important traits of a potentially good buy are:

1. Overpriced. A home priced just out of its market range will get few showings and fewer offers. If the seller can afford tosell at a market, our offer may be the only one they see. There is a fair chance that, if the offer is presented properly, they will accept it.

2. Unusual paint colors. Any color that causes a potential buyer to focus more on the walls than the house will send many quickly to the next showing appointment. My advice to my clients is to expect to see, and learn to love homes with ugly colored walls. Much of your competition has moved on, and about a hundred bucks worth of paint will fix it.

3. Clutter. Wading through piles of the owners' "stuff" is annoying, and too much furniture makes the place look like an overstuffed dollhouse. The home looks unattractive, and it will be passed over by many potential buyers. That's great for us. Fewer potential offers put us in a much better bargaining position, and we know that all the stuff will be gone by the time we take posession of our bargain home.

Frankly, I love taking advantage of poorly prepared sellers. That's one of the best parts of my job.

Ideas for selling your home during the holidays!

HOLIDAY HOME-SELLING IDEAS!

So you have decided to sell your home during the holidays! Welcome to the most magnificent (and stressful) time of the year--especially if you are trying to sell your house. What are your options to help make your sale quicker? You always have options and there are many which can help you sell your home faster. If it is vacant, this will be a little more difficult, but necessary to be sure.

1) Keep the holiday decorations to a minimum. If you love holiday decorations, try to pack most of them away to enjoy next year at your new home. Buyers don't need to be distracted in your house and some may be offended if they have different religious beliefs.

2) Keep a colorful doormat outside and inside the house to add color and reduce dirt tracked through your house. Make sure it is a friendly and inviting one.

3) Pre-pack all the unnecessary items. People have a hard time seeing the house through all of the "stuff" in the house. Your "stuff" is not staying anyway, so start packing!

4) Keep fresh-cut flowers in the kitchen to add some color and fresh smells.

5) Don't keep presents out in the open during showings. That can be too tempting for some buyers or their children.

6) Don't burn a fire in your fireplace, if it will not be attended the entire time. While fires smell great, they are dangerous, especially while unattended. The same goes for burning candles. Use fresh flowers or air fresheners...not too strong of a scent though. I recommend keeping the fireplace as clean as possible. Might depend on where you live.

7) Keep all blinds open and lights on. This is not the time to be cheap with the utility bills. A light, bright house sells. But make sure you close them when the showing is over.

8) Fresh paint is the best investment you can make in your home. Remember, keep it neutral and remove ALL wallpaper. Wallpaper is one of the biggest decorating faux pas you can make since most all buyers will want to remove it and they know how time-consuming and boring it is.

9) Play soft music during showings. Tune your radio/IPOD to an easy-listening station or easy-listening songs and keep the volume low.

10) Keep the driveway and walkway clear and shoveled, if you are in an area with snow. You want to make it as easy as possible for people to get to your front door, which, by the way should always be clean with the hardware polished.

I am sure there are many more helpful and useful ideas for this holdiay season home-selling. I also think selling your home during the holidays can be a good idea. Lots of sellers take their home off the market during this time to be home with family/friends and cook and entertain. There just may be fewer homes on the market to compete with during this time which can be very helpful to your sale.

Follow-up to my four-berry pie..yummy

FOLLOW-UP TO THE FOUR-BERRY PIE RECEIPE!!!

Last night I prepared the infamous four-berry! My family could hardly wait the 35 minutes for it to bake. Once it came out of the oven...someone started eating it even before it cooled and burned their tongue..so becareful. Berries really hold the heat.

It is best served cooled with fresh whipped cream and perhaps a scoop of your favorite ice cream. Try it!

I love trying out new recipes and luckily last night I had the opportunity to as it was my night to bring snacks to my Small Group Bible Study. One of the recipes I attempted was this Mixed-Berry Crumble Tart and afterwards everyone said it was a keeper...so I thought maybe you would like to try this one out too!

Now, I forgot to take a before picture...but here's an after picture...it's nearly gone, so that's got to tell you that it's delicious. It's made from a mixture of blueberries, raspberries and strawberries which I thought was perfect for the summer time. And berries are really good for your body too--full of antioxidants and vitamins, which is great--okay, okay there's definitely some sugar and butter in this so it's not the healthiest but what can I say? I love the sweets!!

Ingredients:

Pastry for One-Crust Pie (You can use a store-bought pie crust)
1 1/2 C. sliced fresh strawberries
1 1/2 C. fresh blueberries
1 C. fresh raspberries
2/3 C. sugar
2 Tbsp. cornstarch
3/4 C. all-purpose flour
1/2 C. sugar
1 tsp. grated orange peel
1/3 C. butter/margarine, melted

Directions:

Heat oven to 425 degree F. Press pastry against bottom and side of pan. Trim any overhanging edge of pastry even with top of pan.

In large bowl, gently toss berries with 2/3 C. sugar and the cornstarch. Spoon into pastry-lined pan.

In small bowl, stir flour, 1/2 C. sugar, the orange peel and butter with fork until crumbly. Sprinkle evenly over berries.

Bake 35 to 45 minutes or until fruit bubbles in center. Serve warm.

Just a few little tips and hints. If you don't want to make your own pastry, it's perfectly fine to use the store-bought crust...nobody will be able to tell the difference. Also, since berries can be pricy, I bought the frozen ones. I found a blend of raspberries, blueberries and black berries and then also bought a package of strawberries. Let the thaw and then they'll be fine to use. If you don't want to use a tart pan, you can also use a regular pie pan as I did.

Pastry for One-Crust Pie (You can use a store-bought pie crust)
1 1/2 C. sliced fresh strawberries
1 1/2 C. fresh blueberries
1 C. fresh raspberries
2/3 C. sugar
2 Tbsp. cornstarch
3/4 C. all-purpose flour
1/2 C. sugar
1 tsp. grated orange peel
1/3 C. butter/margarine, melted

Directions:

Heat oven to 425 degree F. Press pastry against bottom and side of pan. Trim any overhanging edge of pastry even with top of pan.

In large bowl, gently toss berries with 2/3 C. sugar and the cornstarch. Spoon into pastry-lined pan.

In small bowl, stir flour, 1/2 C. sugar, the orange peel and butter with fork until crumbly. Sprinkle evenly over berries.

Bake 35 to 45 minutes or until fruit bubbles in center. Serve warm.

I love trying out new recipes and luckily last night I had the opportunity to as it was my night to bring snacks to my Small Group Bible Study. One of the recipes I attempted was this Mixed-Berry Crumble Tart and afterwards everyone said it was a keeper...so I thought maybe you would like to try this one out too!

Now, I forgot to take a before picture...but here's an after picture...it's nearly gone, so that's got to tell you that it's delicious. It's made from a mixture of blueberries, raspberries and strawberries which I thought was perfect for the summer time. And berries are really good for your body too--full of antioxidants and vitamins, which is great--okay, okay there's definitely some sugar and butter in this so it's not the healthiest but what can I say? I love the sweets!!

Just a few little tips and hints. If you don't want to make your own pastry, it's perfectly fine to use the store-bought crust...nobody will be able to tell the difference. Also, since berries can be pricy, I bought the frozen ones. I found a blend of raspberries, blueberries and black berries and then also bought a package of strawberries. Let the thaw and then they'll be fine to use. If you don't want to use a tart pan, you can also use a regular pie pan as I did.

As we test the social media waters for the first time, we all make our fair share of naive mistakes and newbie blunders.

Yikes! Just go back through my early blog archives and you'll find boatloads of them! I wouldn't advise going there, though, it's pretty scary! There's been many times when I've been tempted to go back and delete a bunch of my early articles, but they're a good reminder of the lessons learned and the progress I've made along the way.

One of the most common mistakes that people make is trying to shove a square Web 1.0 peg in a round Web 2.0 hole. What I mean by that is our tendency to bring our old 'interruption' marketing bag of tricks along with us and attempt to use those same techniques as we begin our journey into the virtual realm of social media.

The most helpful tip I could give anyone is to remember that ultimately, at its core, social media is an interactive conversation. The old paradigm of Web 1.0 and static websites, like interruption marketing, was a one-way, one-sided communication. We simply dumped or plastered our self-promotional marketing message wherever people congregated, hoping it would stick and capture their attention.

Unfortunately, consumers have become more and more sophisticated and selective in what they watch, read, or listen to. They don't respond well to one-sided interruption-style marketing anymore. They ignore it like elevator music or TV commercials.

Here's just a few suggestions that will help you avoid some of the same mistakes I made:

Create Content that Causes Conversations

Don't use your blog as just a billboard advertisement or a virtual refrigerator magnet. Share information that is interesting, engaging, and useful.

Reward Reader Comments with a Response

Whenever you receive a comment on one of your blog articles, go back and acknowledge/thank your reader for taking the time to leave a comment, especially those who leave more meaningful/substantive comments.

Don't be a 'Hit-an-Run' Blogger

If you are syndicating/pushing your blog content over to Twitter or Facebook, then you need to spend time on those platforms engaged in actual conversation. Otherwise, you're simply dumping SPAM. Use a basic 2-for-1 rule. For every one post that you syndicate to Twitter or Facebook, go in and comment on at least two other updates/tweets. If you're not willing to invest the time and energy to personally participate on these platforms, then don't send your content there.

Energy-Saving Tips

Turn off appliances, lights and equipment when they are not in use.

Unplug electronic devices and chargers when they are not in use.

Turn computers and printers off at the power strip.

Replace air filters regularly.

Replace incandescent bulbs with Compact Fluorescent Lights (CFLs).

Keep fixtures, bulbs and shades clean.

Consider three-way lamps and dimming switches to keep lighting at a minimum.

Consider task lighting (desk or table lamps) instead of whole room lighting.

Choose air conditioning units with thermostat controls and programmable timers.

Open windows and shades during the evening when it's cooler.

Use blinds, shades, and awnings to keep the heat out.

Do not place lamps or TV sets near your air conditioning thermostat.

Close off unoccupied rooms and shut their air conditioning vents.

Use your microwave - it uses approximately two-thirds less energy than your stove.

Use your dishwasher - it uses less water than washing dishes by hand.

Let dishes air-dry to save even more!

Check foods through the oven window, instead of opening the oven door.

Match your pan/pot to the surface burner. A pan that fits the burner cooks better.

Don't use an entire washing machine cycle for only a few garments.

Use cooler water in your washing machine.

Use a hand iron sparingly, and don't let it sit long in the on position.

Switch off heating when you are out of the house.

Close the fireplace damper after the fire is out.

Do not use fireplaces while your central heating system is on.

Wrap insulation around water heaters and long-run hot water pipes.

Turn the water heater thermostat down to a minimum when you're away for more than 2 days.

Water-Saving Tips

Monitor your water bill for unusually high use.

Do not leave water running when shaving or brushing your teeth.

Do not leave water running when rinsing dishes.

Do not use running water to thaw meat or other frozen foods.

Do laundry and dishes during off-peak energy hours.

Consider washing your face or brushing your teeth while in the shower.

Install an ultra low-flow toilet - these use 1.6 gallons of water per flush vs. 3.5 gallons or more.

Install low-flow aerators and showerheads.

Collect water with a bucket while waiting for the shower to heat up, and use it later for other purposes.

Shorten your shower by a minute or two.

Know where your master water shut-off valve is located.

Insulate hot water pipes for more immediate hot water at the faucet.

Make sure there are water-saving aerators on all of your faucets.

Listen for dripping faucets and running toilets.

Teach your children to turn off faucets tightly after each use.

For cold drinks, keep a pitcher of water in the refrigerator instead of running the tap.

Wash your fruits and vegetables in a pan of water, instead of using tap water.

Collect the water you use for rinsing fruits and vegetables, and then reuse it to water houseplants.

Use the garbage disposal sparingly. Compost vegetable food waste instead and save gallons every time.

Designate one glass for your drinking water each day or refill a water bottle.

Soak pots and pans, instead of letting the water run while you scrape them clean.

If your dishwasher is new, cut back on rinsing. Newer models clean more thoroughly than older ones.

At home, or even in a hotel, consider reusing your towels.

When doing laundry, match the water level to the size of the load.

Check outdoor faucets, sprinklers and hoses for leaks.

Winterize outdoor spigots when temperatures dip below freezing, to prevent leaking or bursting.

Use a broom instead of a hose to clean your driveway and sidewalk.

Avoid recreational water toys that require a constant flow of water.

Adjust sprinklers so only your lawn is watered, instead of the house, sidewalk, or street.

Water your lawn in the morning or evening when temperatures are cooler, to minimize evaporation.

Collect water from your roof to water your garden.

Check your sprinkler system valves periodically for leaks and keep the sprinkler heads in good shape.

Trickling or cascading fountains lose less water to evaporation than those spraying water into the air.

When the kids want to cool off, use the sprinkler in an area where your lawn needs it the most.

Wash your car on the lawn, and you'll water your lawn at the same time.

Wash your pets outdoors in an area of your lawn that needs water.

Water plants only when necessary. More plants die from over-watering than from under-watering.

Marketing Your Listings To Anyone and Everyone!

Some interesting ongoing debates...throughout the blogosphere...people seem to STILL feel contempt towards the big dawgs...you know REALTOR.com.....Zillow and Trulia....

A question was posed to me...why send them to these places when they should be hitting your site...the point is CONSUMERS should be hitting your site...no debate here BUT when I think of what we do as listing agents...our job is to market listings to anyone and everyone and if that means its not your site? It's bad and wrong????

To give a seller a fighting chance with global exposure from various places...selecting high traffic...known sources of where real estate buyers and sellers hang out regularly. It's bad and wrong?

You mean to tell me if a buyer showed up because of REALTOR.com you would not want them? You would pass that buyer along because they did not come from your site?

Real estate is a numbers game and will always be a numbers game..and sometimes the numbers on your site...are not as big as the exposure a real estate seller really needs today. Face it sometimes your site is just not enough especially if you are providing a true service for real estate sellers by marketing their properties to anyone and everyone.

If you play your cards right...and create your own social web...by connecting the dots...meaning...connecting all of your social media together...with the center point being your site....more than likely the consumers will end up on your site.

Most social media outlets allow for your web site to be promoted..including...REALTOR.com, Trulia and Zillow.

Oh...the vanity!

The way I view my services is the fact...I will market your listing to anyone and everyone...I offer global exposure...I use my online marketing...without considering my personal feelings...without being biased..but more along the lines of neutrality...

If you are new or your business is not where you want it to be..or you have a few listings that you can't seem to shake...re-examine what you are doing online. Be careful to who you listen to...your business may be different from someone else's...what works for one online may not work for all. Do yourself a favor.....

Don't let ego get in the way...of SOLD!

Another cool thing about Google Voice..

Many of you have heard aboout widgets? Google voice has a call widget that you can place in your website. When someone clicks on the widget you are called but your number remains private. You can also creat multiple call widgets.

Tips for Staging Your After Pictures

Ask any professional home stager and they're sure to tell you that their after photos of their home staging projects are perhaps one of the most critically important components in their marketing arsenal. They know and understand that prospective clients will be reviewing their photos and reviewing those of their competitors to make a decision as to whom they'll hire.

Fortunately, there are many opportunities to ensure you've captured the perfect picture.

I'll use the following picture, taken last week for a home staging project I completed in Atlanta, to show you some of things I should have done.

Study what's in your view finder - Had I done this very thing, I would have noticed that the napkin on the right wasn't right. I likely would have moved the wine glasses as the one on the left is directly in front of the faucet. Sure, these are minor. However, picture those changes made.

Check your lighting - Home stagers know the importance and benefits of bringing as much light as possible into the home. The same opportunity applies to your photos. Ensure all lights are on (including theoften-missed under cabinet lighting).

Capture different angles - You're going to be amazed at just how big a difference capturing different angles can make in how the room appears. Try a variety; from getting on your knees to using a step-stool, chair or ladder.

Sweat the small stuff - Ever return from a home staging project, upload your pictures only to find that the pillows on the sofa were askew or that bed skirt you spent hours ironing isn't laying right? These small things can be irritating and ruin a great shot. Study your room before you even grab the camera as these are simple things that can help create the perfect shot.

Perhaps the best advice I can provide is to give yourself ample time at the end of your home staging project. In doing so, you can be further ensured that the project you've just spent an incredible amount of time on will come out picture perfect.
