I would have to write the offer & email it to you for signature and once received back from you I would submit it to the listing office on your behalf for approval. I could preview the property for you or show it to someone that you know here and your stock broker would have to send me the escrow deposit/down payment in the title companies name or I can find out there wiring instructions & he can send it directly to them. I would also need proof of funds from your banking institution or your stock broker and a copy of your ID.please let me know if you still would like me to write up the offer and here is what I would need to write up the offer: Purchaser Name( If purchasing in a Corp. name I will need a copy of the Articles Of Corporation) Purchase price Escrow deposit amount( on cash offer usually 10%) Closing Date Purchaser's Marital Status Occupancy Status-primary residence,2nd home/vacation home, investment rental. Would you want a home Warranty-weather purchased by seller or yourself.

Angel L Ortiz Jr
One Way Realty & Associates
1028 E.
Far Convention

Good Night to all,For those that did not make it to the FAR Convention this Morning you missed a great speach from our Govenor Mr. Charlie Crist, He was very enthusiastic and in very good spirits, Here is a copy of an article that was sent to me that covers everything he said:

Governor Crist to Realtors: ‘Get ready, Florida is on the move'

Top: Gov. Crist addresses members of the Florida Association of Realtors Thursday morning in Lake Buena Vista. Bottom: The governor arrives escorted by 2007 FAR President Nancy Riley.

LAKE BUENA VISTA, Fla. - Aug. 23, 2007 - Gov. Charlie Crist spoke to more than 800 Florida Realtors this morning at the 2007 Florida Association of Realtors (FAR) Convention & Trade Expo, thanking them for their leadership in supporting property tax reform efforts and urging them to spread the word to family, friends, neighbors, clients and throughout their communities to vote "Yes" on Jan. 29 for the proposed constitutional amendment.

The governor addressed the critical issues of property tax reform and property insurance relief to the receptive Realtor audience. "I believe these two issues are the key to rejuvenating our economy," Crist said. "The insurance industry has always had its way in Tallahassee, but not anymore. Enough is enough, and we're not going to take it anymore. I believe our fundamental duty is to make sure that you have more of your hard-earned money in your pocket, to spend as you see fit. That ship has turned."

He added, "You know what really rattles my cage about the insurance industry? I know we had a few storms in 2004 and 2005. Believe me, I know. We had very few storms last year - like none. Know what the insurance industry made last year...not their revenue, but their profit was $63 billion and $3 billion of that was born on the backs of Florida. How much do you need to eat? How many cars do you need? I'm a pro-business guy, but I'm pro-good business. I believe in profits, but not in profiteering, and not on the backs of the people."

Insurers have threatened to leave Florida and quit doing business unless their rate increases are approved. To them, Crist said, "Good-bye and good riddance." However, he added that some insurers are doing good business, and noted that since January 2006, 30 insurance companies have applied to enter the state to offer insurance.

For the second part of the "double-whammy" impacting the state, the governor said that he realizes he is preaching to the choir when it comes to supporting the proposed constitutional amendment to reform Save Our Homes.

"Florida is going to have a sonic boom when that (passage of the amendment) happens," Crist said. "I hope you're getting some rest now, because your phones are going to be ringing off the hook and you're going to be busier than ever. Go out and tell your friends, your neighbors and your customers - please encourage them to vote ‘yes' on Jan. 29, 2008."

Many local government officials claim that the proposed cap in property tax revenues required under the amendment would force them to fire police, firefighters and other vital public safety workers. The governor said that message is a scare tactic and won't happen.

"So the future is bright," said Gov. Crist. "It is. I've been to places where the future is not as bright as it is here. Florida is a special place. One thousand people every single day are making that choice [to come here]. They're flooding the state. Get ready - make sure your license is up-to-date. Because Florida is on the move. She's on the rise, and it's all because of the people."

I hope you all enjoy it and good night.

Q an A on Florida Tax Reform

Hello to all, I wanted to share this email that I recieved today, which explains a little about how this proposed tax reform would work for floridians and when, I hope this clears up some of your questions, like it did for me.

What tax talk means to you

Jason Garcia and John Kennedy | Tallahassee Bureau
Posted June 11, 2007

TALLAHASSEE -- Florida lawmakers will open an 11-day special session Tuesday aimed at approving a package that will cut property taxes by nearly $31.6 billion during the next five years.

Q: What are lawmakers going to do for me?

A: That depends who you are. All property owners -- business owners, primary homeowners, snowbirds and other second-home owners -- will benefit from the first step lawmakers intend to take: forcing cities and counties to immediately freeze their property-tax collections at current-year levels and then cut 3 percent to 9 percent more.

Whether a particular city or county has to cut an extra 3 percent, 5 percent, 7 percent or 9 percent will depend on how much it has raised property taxes during the past five years. Those that have increased the most will be forced to cut the most. Thirty poor and rural counties, including Sumter County, which the state identifies as "fiscally constrained," will have to cut only 3 percent.

Other local governments that charge property taxes, such as water-management districts, also will have to freeze tax collections and cut 3 percent. Only school districts will not have to cut.

Every property owner also will get the protection of a new cap that prevents local government property-tax collections from growing faster than the pace of personal income.

Governments could skirt this cap but only with at least a majority-plus-one vote of the county commission or city council. In some cases, governments could exceed the cap only with a unanimous vote.

Primary homeowners will get an even bigger benefit in coming years. Assuming voters approve in a statewide referendum, they will get a new, super-sized homestead exemption -- one that is many times bigger than the current $25,000 homestead exemption.

Q: What would the new homestead exemption be?

A: The new exemption would be based on the taxable value of your home, and it would include a sliding scale designed to ensure that the biggest savings are directed toward less-valuable homes.

Here's how it would work: the first $200,000 of your home's value would be 75 percent exempt from taxes, and the next $300,000 would be 15 percent exempt.

So if you own a $400,000 home, you would get a $150,000 exemption on the first $200,000 of value and a $30,000 exemption on the next $200,000 for a total exemption of $180,000. So you would pay taxes on your $400,000 home as if it were worth just $220,000.

Q: What would happen to the Save Our Homes tax cap?

A: It would be eliminated, replaced by the new super-exemption. But not right away.

That's because lawmakers want to avoid hurting longtime homeowners who have benefited from years of living in a single home with a property-tax assessment barred from growing more than 3 percent per year. The new system could cost them more, if Save Our Homes were eliminated.

Here's how that could happen: Say you bought a home in 1993 -- when Save Our Homes took effect -- for $100,000 that is now worth $400,000. But thanks to the Save Our Homes tax cap, you are only paying taxes on it as if it were worth $150,000.

Under the super-exemption, the same home would be taxed at a value of $220,000 -- $70,000 higher than what it is taxed at now.

To sidestep those situations, lawmakers say, they will grandfather in anyone who saves more under the Save Our Homes system. So you would continue to pay taxes on your home as it were worth $150,000, until you sell it.

State officials estimate that nearly three-quarters of all homeowners would save more under the super-exemption than under the current system.

Q: How much money would I save?

A: State officials predict the average savings for primary homeowners would be $1,300 come the 2008-09 budget year -- or 44 percent of their entire tax bill. Of course, the actual amount will vary depending on where you live, how much your home is worth and how much your city or county is forced to cut.

All told, the combined property-tax package would cut statewide property taxes by $31.6 billion during the next five years.

Q: What does all this mean for police, fire, parks and other services?

A: Most cities and county governments say they don't want to reduce law enforcement and fire protection. But with millions of dollars less in property-tax collections coming in, local governments are certain to face some reductions.

Many governments have already imposed hiring freezes. Most also have prepared competing budget plans looking ahead to next year -- with staff and services, for example, tied to an anticipated loss of property taxes.

Q: When will I see all these savings?

A: If lawmakers go ahead with ordering cities and counties to roll back property-tax collections, the first reductions in tax rates ought to be applied to this autumn's bills. So those savings will come quickly -- but they won't be enormous.

The largest potential cuts for homeowners won't be on the table until Jan. 29, if the constitutional amendment to dramatically increase the homestead exemption goes before voters.

If approved by Florida voters, those savings would be applied to tax bills in fall 2008.

John Kennedy can be reached at jkennedy@orlandosentinel.com. Jason Garcia can be reached at jrgarcia@orlandosentinel.com. Both also can be reached at 850-222-5564.
A related story ran on page A6.

Senate President Ken Pruitt (R-Port St. Lucie) and House Speaker Marco Rubio (R-Miami) announced that they've reached an agreement to cut property taxes in Florida.

It's a complicated, two-step formula that would offer moderate relief this year and greater relief next year. Homesteaded owners win most, but commercial interests also benefit. Details will be discussed starting tomorrow, the first day of the Florida Legislature's special session, with a vote possible before the scheduled end on June 22.

Step 1

The two steps operate independently and cut taxes in different ways. Step one can be accomplished immediately if approved by the Legislature and signed by Gov. Charlie Crist. Under this step, all cities and counties will be required to cut taxes in the upcoming 2007-2008 fiscal year to the 2006-2007 revenue levels. After determining that level, each local government will then be required to make an additional cut of 3 percent, 5 percent, 7 percent or 9 percent.

The specific amount each local government must cut depends on a formula. Rubio and Pruitt say they'll calculate property taxes over five years and use a statewide average of increases as a baseline. They will then compare each local property tax increase to that baseline number. Local governments on the high side must institute an additional 7 to 9 percent decrease; those on the low side must cut by 3 to 5 percent. Special taxing districts and fiscally limited cities and counties will be required to cut taxes to the 2006-2007 revenue levels and make an additional cut of 3 percent.

Finally, local governments may increase tax revenues over time but only by an amount based on local increases in personal income and new construction.

However, local governments would be able to override the proposed cut and caps, and the method - supermajority vote, referendum, etc. - for override approval would depend on the magnitude of the change.

Step 2

To amend the Constitution, voters will be asked to replace "Save Our Homes" and the $25,000 homestead exemption with a new "super exemption." This would give most homeowners increased savings, and also open the market to anyone seeking homestead property, including new residents and first-time buyers who now start from scratch and pay property taxes on the full value of the property their first year. Passage would require approval from 60 percent of voters.

The exemption has two tiers:

Tier 1: Homestead property will receive an exemption of 75 percent of the first $200,000 in value of the home; or, put another way, a taxable value of $50,000. The minimum exemption is $50,000 per homestead.

Tier 2: In addition to Tier 1, homestead property will obtain another 15 percent exemption for the next $300,000 in value. A $350,000 property, for example, would have a taxable value of $177,500 - $50,000 on the first $200,000, and $127,000 on the additional $150,000.

If a homeowner would benefit more from the existing Save Our Homes exemption - generally long-term owners - he will be able allowed to retain that benefit until he sells the home. Legislators have also agreed to address issues such as relief for low-income elderly taxpayers, incentives for affordable housing and tax reform for "working waterfronts" and small businesses. Other details need to be worked out.

International Buyers

Hello to all, For those who have not seen this Article yet, Like the market wasn't Hard enough already, these legislative people can't leave anything alone, just when they say they are doing something with the taxes, they go out and try to mess something else up, take a look at this article from http://www.floridarealtors.org/.

Tax ID debate emerges

WASHINGTON - June 11, 2007 - A bill introduced in Congress earlier this year by Rep. John Doolittle (R-Calif.) would require homebuyers to have a social security number to obtain a residential mortgage for a primary residence.

The Doolittle legislation could derail the increasingly popular mortgage technique of allowing immigrants to use an individual tax identification number (ITIN) instead of a social security number to purchase a home.

ITIN loans are offered by many finance companies to undocumented immigrants who do not have a social security number. They can apply for the loans by obtaining an ITIN from the Internal Revenue Service.

The National Association of Hispanic Real Estate Professionals estimates that expanded use of ITINs could open up $44 billion worth of mortgages - much of it for first-time home buyers - business that would be lost if the legislation passes.

At press time, Doolittle's bill was referred to the House Committee on Financial Services, which is chaired by Rep. Barney Frank (D-Mass.).

Brian Jensen, district director for congressman Doolittle's office, says the likelihood is that the bill will be rolled into the general debate on immigration reform later this year.

However, Jensen says Rep. Doolittle introduced the bill because there is evidence that some people using ITINs are illegal immigrants.

"While it's [very difficult] to quantify the magnitude of the problem, the bill would only apply to people seeking a mortgage to purchase a primary residence," says Jensen. "The bill would not affect foreign investors or the purchase of vacation homes," he says.

Builder trade groups as well as the Hispanic Realtor group worry that the legislation could have unintended consequences.

"We have a lot of people in the Tampa Bay, Fla., area who come here from Canada to retire," says Joseph Narkiewicz, executive vice president of the Tampa Bay Builders Association. "Does that mean they have to apply for a social security number or maintain dual citizenship to own a primary residence in this country?" he asks.

Tim Sandos, president and CEO of the Hispanic Realtors' trade group, says his concern is that millions of undocumented immigrants who are now paying taxes could be denied access to homeownership.

While he did admit that some immigrants with ITINs may have used a false social security number to originally secure work, Sandos says the bill unfairly penalizes people who have since reported their status to the government and are well into the citizenship process - a process that can take eight to 25 years.

Sandos says the issue surfaced when the Treasury Department's Office of Thrift Supervision (OTS) did audits and found that some customers using ITINs had used unauthorized social security numbers to find work. OTS then required the finance companies to file a suspicious activity report (SAR) with the Financial Crimes Enforcement Network, which makes the SAR available to the appropriate law enforcement agencies. A suspicious activity report can potentially subject an immigrant to a formal review that can lead to deportation by the Department of Homeland security.

"This is completely unnecessary," says Henry Cisneros, chairman of CityView and HUD secretary during the Clinton administration. "We're seeing inner-city neighborhoods revitalized by the entrepreneurial instincts of new arrivals who are turning around areas that haven't had new housing for 30 or 40 years," says Cisneros, who adds that Doolittle's bill would stifle such efforts.

Florida's Property Tax Releif and Reform Reached

Hello to all, I just got this email today and wanted to share it with all incase you have not seen it yet:

Dear Property Tax Reform Supporter:

I am excited to announce that an agreement has been reached between the House and the Senate on the tax cut levels for historic relief and reform package that will save Florida taxpayers $31.6 billion over the next five years. This is, by far, the largest tax cut in Florida's history.

I cannot be more proud of the excellent work of our negotiating team and the valuable input from our respective legislative chambers. Together, we are bringing forth a thoughtful and comprehensive plan that will give every property owner - homestead, non-homestead residential, and commercial/industrial - a tax cut this year. We are confident that when this plan is implemented, Floridians will finally have a more equitable tax system that will yield property tax bills that they can afford to pay.

The details of the plan are provided below. Thank you for continued involvement in this very important issue. Please e-mail us at info@nomorepropertytax.com for more information.

Sincerely,

Marco Rubio

Speaker, Florida House of Representatives

$15.6 billion in Immediate Tax Relief and Reform (Statutory Changes)

Beginning this year, every category of property taxpayer will benefit from the cut and the cap that the statute imposes.

All cities and counties will be required to cut taxes in the upcoming 2007-2008 fiscal year to the 2006-2007 revenue levels. These local governments will then be required to make an additional cut of 3%, 5%, 7% or 9%. The level of cuts will be determined by a formula that analyzes their taxing performance over the past 5 years, measured against a statewide average.

Special taxing districts and fiscally limited cities and counties will be required to cut taxes to the 2006-2007 revenue levels and make an additional cut of 3%.

A cap on future property tax revenues (based on the rate of personal income growth and new construction) will be imposed to ensure that government cannot grow faster than personal income.

Local governments may override the cut and the cap. The method for the override will vary based on the magnitude of the local government's action (escalating from a supermajority vote of the local governing body, to a unanimous vote of the local governing body, to a referendum).

$16 billion in Further Tax Relief and Reform (Constitutional Amendment)

The estimated average savings for a homestead property (combining statutory and constitutional changes) will be $1,300 in 2008-2009. This average savings represents a 44% reduction.

"Save our Homes" is replaced with a new "super exemption". An estimated 73% of homesteaded properties will receive a greater benefit under this new exemption.

The new "super exemption" will be as follows:

Level 1: Homestead Property will receive an exemption of 75% of the first $200,000 in value of the home. The minimum exemption is $50,000 per homestead.

Level 2: In addition to Level 1, homestead property will obtain another 15% exemption for the next $300,000 in value.

We will grandfather the tax savings and assessment cap for the minority of property owners who have greater benefits under the current "Save our Homes" plan.

We will preserve all existing constitutional exemptions based on special circumstances, including those now provided to disabled veterans, low income seniors and agricultural lands.

Because the tax base for all taxing authorities will decline under the constitutional amendment, the fiscal analyses reflects a reduction in school funding. We intend to hold schools harmless from these cuts.

Other Constitutional Changes

There has been agreement to address remaining issues such as additional relief to low income elderly taxpayers, offering incentives for affordable housing and providing tax reform for "working waterfronts" and small businesses. Small businesses will receive a $25,000 tangible personal property tax (TPP) exemption resulting in a total exemption for $1 million of the 1.3 million businesses who must pay this tax. Furthermore, those who receive a total exemption on their TPP will never have to file the burdensome paperwork associated with the tax again.

What due you all think of it.

I also think it is very important to work as a team in our Bus.,Offices, company's,job's what ever, It makes your job much easier and less stressfull if we can work together, I truely believe that, Because in my profession, I see the deals get done better, faster and everybody involved has alot less stress which leads to happier customers/clients and you earn alot more respect from your peirs, which intern makes other people want to deal with you.

Ps- those that work as a team make it alot further,Like My New York Yankees who are 26 time World Champions and My New England Patriots.

Teamwork

Hello to all, Did anybody see that superb NBA Eastern Conferance Final game tonight. A great showing of what teamwork is all about and what a team can due when they believe in each other, never count yourself out nomatter how dim things may look and thats why they play the game. Cleveland may be the under dog against the spurs but don't count them out, they were one of two teams that the spurs did not beat this year.

So Remember as bad as things look in todays slow market, Work together and don't give up, Hang in there because their are better times to come.

I just red in a email sent to me, that in a Poll done by "AFA" 26% of young U.S. Muslims say violence OK.

According to a new poll by the New York Post, one of four young Muslims in the U.S. believe suicide bombings against innocent civilians are OK. The nationwide survey, one of the most exhaustive ever conducted of American Muslim attitudes, found that more than 60% are very concerned Islamic extremism will grow in America. There are an estimated 2.35 million Muslims in the U.S.

Thirteen percent said suicide bombings and other violence against civilians can be justified "in order to defend Islam from its enemies." Among those under the age of 30, that 13% doubled to 26%.

Results will be updated regularly at afa.net.

I can not believe this, specially in the War time we are in today, Losing our loved ones for what, If we can't even change these young peoples minds here in our own country.
