The Housing and Economic Recovery Act of 2008 (HERA) set out revisions to FHA’s down payment requirements and adjustments to maximum mortgage limits.  Accordingly, purchase money mortgages with new FHA case numbers assigned on or after 1/1/2009 must meet the revised down payment requirements of HERA. 
    Closing costs:  Closing costs will no longer be used to help meet the minimum 3.5% down payment requirement.  Closing costs are not considered in the mortgage amount/down payment calculation for purchase money mortgages any longer.

FHA/VA Easy Interest Buydown Program - 12/03/08 01:15 PM
This is a new loan program that was sent to me today:
The FHA/VA Easy Interest Buydown is an Interest Payment Abatement option which allows the seller contribution to go towards the interest portion of the borrower's first 1-12 payments.  It is designed for FHA and VA purchases on a 30 year fixed rate.  Up to 6% maximum seller contribution of the sales price may be used toward borrower's interest, closing costs and/or pre-paids for FHA purchases and up to 4% maximum seller contribution for VA purchases.

I took a call this morning about a home that I listed several weeks ago.  The interested buyer thought (based on what she had been hearing in the media) that she had plenty of time to make a decision about an offer with her agent.  Now is the time to make an offer ...
