It's all about the paycheck baby! - 07/31/07 09:18 AM
Everyone always says they have - great customer service. Some even boast exceptional customer service. I've never seen a sign that says - We could care less about you our customer. It's all about the paycheck baby!  So that leads me to believe that people don't mean to give poor service - they either don't know what is good/bad service to someone else or they don't know how to create environments that are conducive to good customer service or they have good intentions, but aren't able to actually produce results. Many times we slip into patterns and just repeat over and … (8 comments)

Realtors Must Wear Hats - 07/28/07 09:23 AM
Does that sound absurd to you? It may be what your customer expects. I see so many of us tout - excellent customer service. Is this just a cliché or are you getting real? A critical component to delivering excellent customer service is to understand your customer's expectations.
If your customer thinks that ‘Great Realtors Must Wear Hats' and you don't own a hat.... things aren't looking good. Even if you deliver what you feel is ‘exceptional customer service' your customer may not agree.
It is critical to understand customer expectations and get feedback.
The level of customer service is dependent on customer expectations. … (15 comments)

Why Blog? Question Answered - 07/28/07 08:40 AM
Not another post about the benefits of blogging! When I invite people to Active Rain, I always get asked "Why would I want to blog?" I also know there are a lot of people that come to this site, look around and wonder the same thing. "How could I keep up a blog and why would I want to?" And then of course there are those that have been blogging for a while and run out of ideas or get writer's block  and may reflect on the benefits of blogging. But by that time they usually have already figured out some of … (34 comments)

New Active Rain Feature: Referrals - 07/24/07 08:07 AM
I'm not sure when this was released, but I just noticed it on the toolbar this morning.
Referrals section of active rain.
It's got to be new, because I only see one referral so far. Click on it. Check it out. Also notice that it's provided free for now, but there will be a charge for this in the future. Guess this is the beginning of how Active Rain plans to make money :)
Enjoy checking it out. I look forward to everyone's thoughts about it and how it ends up working out.

I've bookmarked several posts just for occasions like this.

Protect Yourself from Loan Fraud. What is Predatory Lending? - 07/21/07 12:58 PM
Many people across the country lose their homes and investments because of predatory lending. The U.S. Department of Housing and Urban Development (HUD) provides 11 Tips for consumers to protect themselves from loan fraud.
What happens in Predatory Lending?
Properties are sold for much more than they are worth using false appraisals.  Borrowers are encouraged to lie about their income, expenses, or down payment amounts in order to get a mortgage.  Lenders finance more money than a borrower can afford to repay.  High interest rates are charged to borrowers based on their ethnicity and not on their credit history.  Fees are charged … (0 comments)

Crye-Leike TV Commercial: Do you know how to pronounce Crye-Leike? - 07/21/07 12:34 PM
I wrote a previous post Quick Quiz: Do you know how to pronounce Crye-Leike? Well now Crye-Leike has a TV commercial running with the same concept.

Watch our new commercial that proves that point.  Plus, if you're not from the South, have fun listening to our accents :)

Featured Posts in the Active Rain Newbies Group - 07/18/07 09:41 PM
In June Active Rain released a change to the way featured posts are displayed in groups. This allows for something new, which is the option to keep group posts featured forever just like the main site does. Due to limited space before posts typically were only featured for a short time. The group moderators had been using the feature system to highlight new people and questions. The featured list was constantly evolving. Posts were featured for a short period of time and then un-featured.
With the new setup we've built upon the criteria for how we feature posts. This is such … (30 comments)

Termite Taboo – As a Realtor What’s Your Response? - 07/10/07 02:23 PM
To some people Termites might as well be the ‘T' word. But the fact is that many places are susceptible to termites and many even joke that it's not a matter of ‘if', it's a matter of ‘when'. I see people blogging about inspections and contingencies, but not on possible scenarios with their buyers and sellers. How much of a factor is Termite Taboo in home sales (and in your blogging)?
There are special termite fields in the MLS. There are special contracts for termite issues.  There are special inspectors for termites. There are special termite letters, odes to a termite. Here's a … (5 comments)

The Miracle of 25 Points for a Comment - 07/10/07 08:06 AM
Most of us on Active Rain are fairly competitive. Points go along way to fuel the push to blog more, comment more, invite more, etc. Reading blogs and web surfing tends to start as an anonymous act.
But then introduce the miracle of 25 points and break out of lurkdom. Yep, that's how the addiction tends to get started on the rain and how it builds effortlessly. You want more of those little points, so you break out of your anonymous web shell and leave a comment on someone else's blog. As long as you put a little thought into your comment and leave … (42 comments)

Real Estate Auctions: More Common Than You May Think - 07/10/07 12:11 AM
Depending on where you live, you may not have heard about a lot of real estate auctions. In many areas of the Midsouth though real estate auctions are becoming a more desirable and frequently chosen method of sale for certain kinds of properties. 10-15 years ago if you saw a sign for an auction you automatically thought that it would be for a foreclosure or distressed property sale. That is simply not the case anymore.
Real estate auctions happen with many different types of properties.

Confused about IDX? Possible reasons why… - 07/09/07 11:21 PM
Just for fun, I googled "What is IDX" and I was quite shocked by the conflicting responses. No wonder so many people are confused with the term. These are real quotes I found searching online.
Behind Door Number 1 - It's some fancy web site: "State-of-the-art property location system that works with any website".
That was the first definition that popped up on my screen ...uhnnnnn...(buzzer sound) sorry, not the right answer. Surprisingly, that answer is actually from a provider of IDX solutions. They seem to be giving themselves kudos for building this state of the art location system. Hmmm, sounds like … (8 comments)

You just read my post Confused about IDX? Possible reasons why... ORYou already know what IDX is and you want to see how I explain it. ORYou're addicted to the Rain and constantly reading blogs that blip across your screen. ORYou're a web developer and a real estate agent just asked you to build a site with IDX on it and you googled ‘What is IDX'. Why should I pay full commission when I can get so much information on the internet? - 07/09/07 09:03 AM
Advice for Realtors
How do you address the question - Why should I pay full commission when I can get so much information on the internet?
Advertising, "I offer free CMA's" won't get it anymore. Zillow, Lending Tree, FSBO.com and other internet models claim that they can help sellers see with or without an agent; find the value of their home or at least view comparable sales online; assist buyers who will get a gift card up to $1,000 or more.
How do you compete?  Where's your value in real estate transaction?  What can you provide that can't be outsourced or done online?Unfortunately, newspapers such … (19 comments)

Destin Florida: Beach Vacation - 07/06/07 09:13 AM
I just got back from a trip to the beach! It was a wonderful, spur of the moment 500 mile drive down to Destin, Florida. Yep, that's right. We packed up the car, grabbed our two year old, and a stack full of diapers and started driving. (The picture is the view from the Destin condo we stayed at.)
