I just wanted to let you know, we got the keys. He was able to pick them up no problem. WOOO-HOOO!!  There was/is one thing, though. When we first got there, on the counter was a champagne flute. Inside the flute, was a letter from the seller, Elaine. It made me cry. Gave us a little info on he life, and her moms. How she (her mom) lived there till she was 87, and Elaine and her siblings grew up there. And how the house was full of love, and joy just waiting to make us happy. It was really sweet. Appraisal for Declining Market or Energy Efficient Home... - 11/01/09 11:37 AM
An interesting story...
My current client had spoke with a few real estate agents in our area.  All the real estate agents told the homeowner he needs an appraiser to price the home for listing because of the declining market.  The homeowner had 2 appraisals that came in about $30,000 less than we expected...
I now have a client for life.        I let the homeowner talk for about a 1/2 hour or 45 minutes.  I realized this person knew he had an an energy efficient / green home and didn't know how to word it.
