Business decisions are often difficult to make. Moving Complete Realty, LLC's listings from the Flint Area Association of REALTORS® to © Realcomp II Ltd. (Realcomp) was a thought out process. Client satisfaction was the primary focus.

The Flint Area Association of REALTORS® has been very good to Complete Realty, LLC for many years. You never know where you'll find "Green" technology...

You never know where you will find "Green" technology. My client and I have viewed a few homes 5-6. We keep going back to the same home. The more we look at the home the more we realize the "green" features. Keep in mind; this is a previous owner occupied home, not "new" construction which makes this more interesting.

Rain barrels are used to fill the pool. Rain barrels collect the water from eves. The collected then fills the pool by a hose running from the barrel to the pool. Rain barrels can also assist in preventing water in the basement and flooding yards. The construction of the pool room was constructed SIP style, structural insulated panels. SIPS are made in the factory. Constructed inside, weather is not a factor with materials. Insulation is foam or Styrofoam that expands between to pieces of OSB, Oriented Strand Board. SIPS can be used to construct all exterior parts of a home or building. The SIPS come in sections and provide easy installation, energy efficiency and cost savings. Insulation with a high R factor is needed in northern climates. The higher the R factor the more efficient.

Al Serra Hummer has out sold every other Hummer Dealership in the United States for the 3^rd year in a row! They sold approximately 900 Hummers. http://hummer.alserra.com/

With all the gloom and doom on the news, I hope this gives Genesee County a reality check. Try to eat at Logan's, Out Back Steak House, Olive Garden, ect on Friday or Saturday night with out having to wait 45 minutes to an hour. Record home sales are happening in Genesee County. Last year we had our 3^rd largest transaction year, we are way ahead of the year to date sales this year already. The prices are down, we have to sell to level the prices out and create a demand.

My husband and I were attempting to find our kids a used camper for the summer. That was nearly impossible. The used trailers went like hot cakes and the salesperson at General RV Birch Run Michigan said the new trailers are selling just as fast!

I wish the news media would talk about these positive issues...

Book Review: Sundays at Tiffany’s by James Patterson and Gabrielle Charbonnet

A simple delight. The question is "What if your imaginary friend from childhood was your one true love?

If you like happy endings, you'll love this love story. Michael is there to assist Jane through childhood. Michael leaves Jane when she turns 9; she is supposed to forget him. All "imaginary" friends are forgotten.

Jane talks about all the insecurities women have.

Michael returns. Why does Jane remember him? Why did he return? Why does he bleed when shaving? Snap, there's money.

If you enjoy ice cream and diamonds, you'll appreciate "Sundays at Tiffany's".

Book Review, Nothing to Lose, Lee Child

"Nothing To Lose", Lee Child

The book took me about 2 days to read. Since I am camping I like the idea that I don't have to think too much while reading. Jack Reacher is a character in a couple of Child's books. Lee Child has a series in the process.

Jack is a veteran wonderer. From military to wonderer. He travels by foot, purchases clothes as he needs them. No baggage, no fuss, or so he thought. He wonders into 2 small towns, Hope and Despair. Despair has a secret. Hope employs a lovely police women. Jack goes up against a whole town of Despair.

What could a quiet recycling plant in the middle of Colorado be making? Why is there a military post at the entrance of the plant? Why does one man own everything in Despair? Will Jack fall in love?

The book has action and tender moments. Jack is a man's man and a women's unknown hero. I would recommend the book for summer reading.

MichiganRealtor, Industry Leader, Mike Riedmann

The MichiganRealtor magazine did a great article for the "Industry Leader" section. The MichiganRealtor interviewed Mike Riedmann, President of NP Dodge Real Estate Sales in Omaha, Nebraska. I was intrigued with the questions asked in the article, of course most questions and answers have the economy as a key factor.

Riedmann states his market is doing better than most of the United States. To assist his bottom line he has cut back on print media, focused more towards internet advertising. He includes "Facebook, ActiveRain and YouTube" in his description of media tools. He remarks that personal and business ethics are the most important qualities for a sales agent. His agents are the best recruiters he has. Being involved in your membership is important.

Riedmann discusses how 2.0 web tools assist his business. He would never be without his smartphone. Reidmann says the new administration has a history of pro housing. He is very optimistic about the housing future.

This was good article. Positive remarks is so important for everyone in today's ecomony.

Granholm to Consolidate state departments, we are still waiting...

Governor Granholm Consolidates to reduce cost

As most of us are aware the 2009 Michigan budget is living with shortfalls. Too assist with the budget issues, Governor Granholm is attempting to consolidate 18 state departments into 8.

The Michigan Association of Realtors® (MAR) supports streamlining government to prevent tax increases. In 2005, MAR in efforts with the Michigan Chamber of Commerce funded an initiative to change the way the state approaches the budget process. The Price of Government (POG) approach is to budget for outcomes. If this approach would have been used, perhaps we wouldn't be in the budget situation we are now.

Let's hope the consolidation works in the long run. Change can be difficult, we are witnesses that change is needed. As of May 2009, these changes have not yet been implemented.

Michigan, Property Tax Relief?

Possible Property Tax Relief?

In Nov. MI voters maybe asked to make major decisions about property taxes. House Speaker, Andy Dillon (D-Redford) says Michigan's tax system is too complicated. Property taxes continue to increase while values decrease. Representative Brian Calley (R-Portland) would like to add to the ballot a constitutional amendment to prohibit property tax increases when values stay the same or decrease. If the Legislature doesn't put Calley's amendment on the ballot, he will ask for signatures from the people of Michigan. He will need to collect 300,000 registered voter signatures.

We have to think on the side of caution and make sure the full research is done before we vote. How will this effect budgets? The Michigan Association of Realtors® Public Policy Committee is watching the proposals closely. The Michigan Association of Realtors® will review the proposals and share the information. As always the Michigan Association of Realtors® is looking out for home owners and property rights.

As if May 2009 the Legislature will be polling the Michigan consumers for ideas as well. To be successful the plan will have to be simple...

Microsoft Office Live Workspace, saving me money and time...

Micrsoft Office Live Workspace with Shared View has proven to me to be an awesome "free" program. I needed assistance with some paper work I was filling out. It was so nice to invite other people to view the document as was typing as giving their input and advice.

I also use this space to store and share documents that I may need to assess while I'm out of the office. The program stores and allows you to edit stored documents. I can share the docs from that space instead of sending attachments through email.

I really like being able to upload multiple documents at once! I have tried other programs and that is the slowest part. With Micrsoft Office Live Workspace I will no longer pay for Relay Transaction Management system.

From Womens Council of Realtors Meeting at MAR: Make sure you pay attention next week to the new MSHDA plan. Bill Martin spoke to us about MSHDA offering a $7500 DPA to assist first time home buyers. No recap. Yes, these purchasers will still get the $8000 tax credit. The last details are being worked out now. This should help many of us that focus on first time home purchasers. To be implemented when rolled out.

Hey Houston! Make Your Energy Efficient Improvements in 2009! Here's Why

Michigan pay attention to this!

Energy Efficiency, Energy Efficiency, Energy Efficiency. It is all we have heard for about a year and is one of the Hottest topics in the 2009 State of Texas Legislative Session. However, in Houston we may NOT want to wait to see what happens this year - We should probably consider making the changes NOW!

Part of the infamous Bailout last October was to extend some Federal Tax Credits for Energy Efficiency and Renewable Energy. While the Solar Tax Credits were improved AND extended through 2016, The Tax Credit for Energy Efficient Improvements was ONLY extended through 2009!

The Federal Tax Credit includes:

Windows and Doors

Insulation

HVAC

Water Heaters

AND MORE

Now, The Tax Credit is for 10% of the cost and UP TO $500 -

While that may not have you running to the Phone Book to find a Contractor, let's consider making these changes ON MEMORIAL DAY WEEKEND May 23-25 2009 -

Odd, I know, that I would recommend only doing this on ONE Weekend a year - Let me Explain.

The State of Texas has scheduled the Tax Free Weekend for Energy Star Items again this year! It's on Memorial Day weekend and for what is Energy Star Rated, IT IS TAX FREE! Here is what falls under the Tax Abatement:

A/C Systems priced Under $6,000

Programmable Thermostats

Ceiling Fans

Dishwashers

Dehumidifiers (which could go under A/C)

LIGHT BULBS (STOCK UP FOR THE YEAR OR TWO!)

Refrigerators under $2000

Under the State of Texas Program this sometimes will also include some Installation/Delivery costs AND will work on all Online Purchases!!

So now, if you combine the two this year - You can get $500 back on your 2009 Tax Return AND save at least 8% on Tax when Buying it on Memorial Day Weekend! Here's a breakdown:

$400 Dishwasher - $33 in tax

$50 Programmable Thermostat - $4.13 in tax

HVAC based on $3000 System - $247.50 in tax

Water Heater - $16.50 in tax

You could potentially save A LOT of money. If you decide to only do the ones that can qualify TWICE you may want to consider an HVAC System and Water Heater over Memorial Day.

Let's hope that the Federal Incentive is extended past 2009 but I know for a fact that some Energy Efficiency items that I was personally holding off on, I'm going to do this year.

First impressions count that's why we take it all off

Sellers, it's the first impression that count in selling your home.   My job as an Orchestrator is to point out that would be distracting to potential buyers of your home and remedy it.

My job is to see the home as the buyer would and take away the negative and accentuate the positive.

This is a picture of a vent in a home the owner wanted me to ready for sale. He wanted the pretty furniture and art and wouldn't take care of the details.

What's the point?   It's like putting on a suit and have spaghetti sauce on your shirt.

Stage-Show-Sell takes the time to make sure all the details are taken care of.

Many of the homes built in the 20s thru 40s have unusual vents that are hard to replace.   It's important to keep the character of the homes and it's interesting bring them back to original condition.

As the layers of paint are peeled away the history of colors become apparent.

My process is to wrap the vents in foil (not plastic) and pour citrus strip over the vent.   Let is steep for 24 hours. Wash and scrape away the years of neglect and colors.

White -- green -- peach -- blue.   I call this the reveal.

Another soak and it will be ready for priming.

Achieve, Michigan Association of Realtors Conference

The first part of Thursday focused on the power of positive thinking and vocals. Jerry Teplitz demonstrated how negative thinking and messages effect our energy levels and why negatively is so draining on the body. He had us stand up as a pair, Dan was my partner, one person put one arm out while the other says something negative to the person and presses on the arm. The arm will go down fast. Now, the same arm, same person, speak positively, same pressure, arm would stay up. He did this with just thinking thoughts and many other demonstrations. He showed stats about the power of prayer. He showed us stats about hospital patients with the same conditions put in 2 groups. One group was prayed for the second not. The group that was prayed for healed, the second group needed more antibiotics and surgeries.

Rob Campau spoke about the last years MBT and past items. RPAC was very successful. This year RPAC has to focus on commercial real estate.

RPAC Lunch. I didn't realize, as an association we can donate. I am going to take a proposal to RPAC, then Budget and Finance for a recommendation to the association directors to consider. From the Flint Area Association of Realtors® Mr. Bob Piper, Mark Piper, and Mike Conn were recognized on the big screen for Sterling donations of $1000.

I went to a class "You're the President: What You Need to Know about Your Role" by Tom Kotzian. This is my 3^rd course by Tom. This course was a reflection of Roberts Rules and helpful hints. He explains why it's so important under the "Business Judgment Rule" that every association board member speaks. Chairs and Presidents should go around the room and asked for everyone's opinion. This insures that every BOD members has had a voice and was heard. If a BOD member is not for a past motion, that BOD member may request that the minutes reflect that you didn't support this motion with your name. This is for a very strong opinion. As you are in public you still must maintain your identity with board and support the decision made.

The last session was to me, very negative. It talked about how the foreclosure market happened. Well, I don't know about you, I lived it, I don't need to reflect. This speaker must have missed the positive energy speaker.

Friday, I learned some associations are calling every member that doesn't renew and asking why. This has caused some members to come back because of the personal touch. MAR told me that when we have events, we should be contacting the MAR partner list so they can show are agents what they are about. They are members of MAR like us.

Friday, WCR had the Member of the Year Luncheon and Installation. I would like to congratulate Lori Crysler as the 2008 Michigan Chapter Women's Council of Realtors® Member of the Year!

Installed were, Jo Ann Hatfield, 2009 President, Angie Ridley 2009 President-Elect, Kathy Thayer 2009 Treasurer, Beverly Scholten, 2009 Recording Secretary, Chris Wretschko Governor and Laurie Koelling Governor.

I am very glad I attended.

Monday's call to serve. Volunteers. Do you volunteer? I am often asked, "What do you get out of volunteering?"

Hmmm, I am a volunteer coach for the Swartz Creek, MI High School Bowling Team. The youth keeps me active and educates my mind. We laugh and we unite. I get to meet the parents making new friends. The biggest prize is then the members of the team call me to bowl with them on a Saturday night. (Could the team members and parents be future clients, maybe?)

When the high school season is over, I have kids that I coach just because.

I volunteer for the Women's Council of Realtors®. The education I receive is priceless. I am kept up to date on trends and new technology. Because of the volunteering I have seen New Orleans, DC, Las Vegas, San Francisco, Fort Myers FL, Lake Geneva WI, and many local places I didn't know existed. I have friends all over the United States. My business has excelled because of the education and referral.

WCR also helped me through the hardest time in my life. My mother died and the family of WCR helped me through.

I volunteer for the Flint Area Association of Realtors®. Again, the education is priceless. I have seen DC again and Miami FL. Through volunteering locally, I am kept informed of local market issues. I have friends for life. We laugh, troubleshoot and communicate. You can't complain if you don't participate.

Volunteering equals friends for life, education and friends for life.

Many people volunteer for different reason and get different satisfactions. The feeling of helping others is the ultimate "Reward."

I can't believe the relationships I have been honored with because of the interaction of the committees.

Realtors® and affiliate members have the benefits of the Michigan Association of Realtors® and the National Association of Realtors® assisting them with legislative issues. Realtors® Associations stand up for all these issues to assure fairness for the consumer and our industry. All issues that affect title, lending and licensure, affect all our members and the industry.

Networking and doing business together only makes us stronger as an association. Check the list, it's growing constantly.

Energy Star Compact Fluorescent Light Bulbs (CFL): These bulbs use 75% less energy and heat than regular bulbs. These bulbs can save you approximately $30.00 per bulb over the lifetime of each light. Remember, these bulbs last 10 times longer too.
These bulbs contain mercury. CFL's should not be thrown in garbage. CFL's should be dropped at a recycle location designed for these bulbs.

Tubular Lighting, Natural Lighting: Nice size for smaller areas. Light starts from the sky and ends in your home. This is done with reflective material. Personally I have a hall that the light stays on all day. I frequently turn the switch off, when I install this product, my Consumers bill should go down tremendously from this one act.
Installation is key. Professional installation is recommended due to the sealing. This unit must be sealed right to prevent heat loss and cool air loss in summer.

Do you leave your charging devices plugged in when not in use? Every glowing red light is costing you $$. Idea: simply put all charging plugs on one electrical strip, when in use, turn strip on, then off. Every penny counts!

Fireplace: is the opening totally covered?

Do you have electrical covers on all your outlets? Air can escape and enter through the any opening.

Water: Put a 2 liter plastic soda bottle filled with water in toilet water holding tank. This will save water and well pump use which equals $$. Have a water bill, imagine the savings. Test this, you may not need less than 2 liters, most tanks need 3 gallons to flush properly.

Test your tank with food coloring; if the food coloring leaks in the bowl, you have a leak.
