&lt;p&gt;The 8th Annual Biking for Burns happened Saturday May 10, 2008.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The event started at &lt;a href="http://www.peraniarena.com/" title="Perani Arena &amp;amp; Event Center"&gt;&lt;strong&gt;Perani&lt;/strong&gt; Arena &amp;amp; Event &lt;strong&gt;Center&lt;/strong&gt;&lt;/a&gt;, Flint, MI.&amp;nbsp; It is estimated over 3000 bikes which made a 40 mile Motor Cycle Parade to Shriners Park in Clio, MI.&amp;nbsp; The event was broadcast by &lt;a href="http://www.classicfox.com/" title="W R S R-The Fox 103.9 FM"&gt;WRS R-The &lt;strong&gt;Fox 103.9&lt;/strong&gt; FM&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;People lined the route, East on Lapeer Rd, North on Irish Rd, West on Richfield Rd, North on Genesee Rd, West on Mt. Morris Rd, North on Clio Rd, West on Dodge Rd, North on Jennings Rd, East on Vienna Rd, South on Lewis Rd, West on Wilson Rd to Shriner's Circus Park.&lt;/p&gt;
&lt;p&gt;I live on Richfield Rd, I am excited every year to see the heart the bikers have.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;I am going to try to keep this post simple and basic.&amp;nbsp; Each state and lender may have different laws and rules.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am consistently about people losing their homes because they are not seeking advice from a Realtor&amp;reg; or the lender.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;1&lt;sup&gt;st&lt;/sup&gt;, call the lender for arrangements.&amp;nbsp; Ask for a temporary arrangement, if permanent will not be granted.&lt;/p&gt;
&lt;p&gt;Options:&amp;nbsp; Deed in Lieu, the lender takes the deed with out foreclosure process; this could save the homeowners credit.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Foreclosure:&amp;nbsp; the process of a bank reposing a home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Stages:&amp;nbsp; 1.&amp;nbsp; homeowner is late on payments&lt;/p&gt;
&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 3-4 months later, bank sends account to attorney to start the foreclosure&lt;/p&gt;
&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; ask the bank "Deed for Cash" homeowner gives deed, bank may give homeowner moving money&lt;/p&gt;
&lt;p&gt;&amp;bull;4.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; homeowner recieives notice of "Sherriff Sale"&lt;/p&gt;
&lt;p&gt;&amp;bull;5.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; at the "Sherriff Sale" the loan is purchased at auction, usually purchased back by the bank, then the bank can sell the property later to recoup loss&lt;/p&gt;
&lt;p&gt;&amp;bull;6.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; after "Sheriff Sale" is home is occupied, homeowner can redeem home for 6 months (home owner can repurchase home from bank)&lt;/p&gt;
&lt;p&gt;&amp;bull;7.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; ask the bank "Keyes for Cash" bank may pay homeowner to vacate premises&lt;/p&gt;
&lt;p&gt;&amp;bull;8.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; if home is not occupied, MI law says bank can take over 15 days after "Sheriff Sale"&lt;/p&gt;
&lt;p&gt;Can a homeowner sell during foreclosure?&amp;nbsp; Yes, until the last day of the redemption period.&lt;/p&gt;
&lt;p&gt;Short Sale during Foreclosure:&amp;nbsp; A short sale is when the bank will agree to take less then the homeowner owes the bank.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Points to consider:&amp;nbsp; Will the lender consider the debt paid in full?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Is the lender going to attempt to recollect the difference?&lt;/p&gt;

    <title>FHA 90 day rule, it has issues...</title>

&lt;p&gt;The FHA 90 day flip rule&amp;nbsp;is hampering business.&amp;nbsp; 2 reasons to start with...&lt;/p&gt;&lt;p&gt;1.&amp;nbsp; I don&amp;#39;t know how other states work, in MI we have to file a Principle Property Exemption form by May 1st or the property taxes go up as being non-homestead.&lt;/p&gt;&lt;p&gt;I listed a beautiful home that is a flip home.&amp;nbsp; I have had 2 people want to write offers but backed away when they learned the FHA rule.&amp;nbsp; This home can not sell FHA until 050408.&amp;nbsp; Their taxes will more than double if they purchase this home.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I can&amp;#39;t even look at a FHA offer until 5/4/08, that&amp;#39;s 4 days past the property tax file time.&lt;/p&gt;&lt;p&gt;2.&amp;nbsp; Even if MI changes the tax rule, that home can&amp;#39;t be sold until 050408, the purchasers may find another home before then.&amp;nbsp; The seller again lost the purchaser because they had to wait 90 days.&lt;/p&gt;&lt;p&gt;Granholm passed a bill which allows 2 Principle Residence Exemptions as long as the sellers move, the former home is listed for sale and vacant.&amp;nbsp; This is great for owner sellers.&amp;nbsp; This bill allows this action for 1-3 years.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Flippers are fixing up neighborhoods, creating movement in the economy and getting punished for doing so.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;How does this rule get changed?????&lt;/p&gt;    </content>

&lt;p align="center"&gt;RPAC: Working For You! &lt;/p&gt;&lt;p align="center"&gt;Governor Signs Important REALTOR&amp;reg; legislation:&lt;br /&gt;&lt;strong&gt;&lt;em&gt;Public Act 96&lt;/em&gt;&lt;/strong&gt; Provides Significant Tax Relief for Sellers;&lt;br /&gt;Agency Responsibility Act now &lt;strong&gt;&lt;em&gt;Public Act 90 and 91&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p align="justify"&gt;Yesterday, Governor Granholm signed 3 significant pieces of REALTOR&amp;reg; supported legislation. First, legislation enabling home sellers to retain 2 principal resident exemptions for property still on the market after the seller has moved elsewhere in the state. The signing of this legislation is a huge step in aiding struggling sellers who have had homes on the market for over a year and have lost their principal residence status on that property.&lt;/p&gt;&lt;p align="justify"&gt;House Bill 4215, now Public Act 96 of 2008 sponsored by &lt;a href="http://elog.rttr3.com/eis-cgi-bin/elog2?s=4855&amp;amp;m=080409.1255.0001&amp;amp;e=Angie@AngieRidley.com&amp;amp;u=2" title="http://elog.rttr3.com/eis-cgi-bin/elog2?s=4855&amp;amp;m=080409.1255.0001&amp;amp;e=Angie@AngieRidley.com&amp;amp;u=2"&gt;Representative Ed Gaffney (R-Grosse Pointe Farms)&lt;/a&gt; enacts that the seller can retain an additional exemption for up to three years on property previously exempt as the owner&amp;#39;s principal residence if the following circumstances are met:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;the property is not occupied, &lt;/li&gt;&lt;li&gt;the property is for sale &lt;/li&gt;&lt;li&gt;the property is not leased or available for lease &lt;/li&gt;&lt;li&gt;the property is not used for any business or commercial purpose&lt;/li&gt;&lt;/ul&gt;&lt;p align="justify"&gt;The Michigan Association of REALTORS&amp;reg; (MAR) was active in pointing out to lawmakers that the struggling economy in Michigan has forced several home sellers to relocate to other areas of the state, in some instances continuing to market a home that they have not lived in for over a year. As a result, the home was no longer treated as a principle residence and the homeowner lost the principal residence exemption. Retention of an existing homestead credit for an unoccupied home that is currently for sale would offer relief to sellers who have had to relocate for whatever reason. The MAR is grateful to Representative Gaffney for being receptive and following through on this very important piece of property tax relief. &lt;/p&gt;&lt;p align="justify"&gt;Secondly, the &lt;strong&gt;Agency Responsibility Act&lt;/strong&gt; was signed into law. The passage of the legislation, now Public Act 90 and 91 of 2008, is a huge accomplishment for the MAR, and its success has been years in the making. &lt;/p&gt;&lt;p align="justify"&gt;The ARA legislation is a product of a MAR Public Policy Task Force assigned with the task to provide a framework for consumer protection to all individuals entering into an exclusive agency relationship. As a regulated industry, there is an expectation from consumers that laws have been established to protect them from brokers that would take advantage of them. The ARA model clearly defines those basic duties and services owed under an exclusive agency agreement and provides for a uniform state wide disclosure form when the consumer and broker choose to waive any of those services. The implementation date for a revised agency disclosure form as well as the check-off waiver is July of this year. The MAR Public Policy team met with legislative leaders on both sides of the aisle to stress the importance of passing the bills in order to promote homeownership while keeping industry standards high. &lt;/p&gt;&lt;p align="justify"&gt;These top industry priorities could not have been passed without your investment in RPAC.
