The City of Gilroy just published its latest issue of the Parks and Recreation Activity Guide chock-full with summer programs and classes. Aquatic programs are great for body and mind and on a warm day in Gilroy the best place to be.  Gilroy has added swim classes and aquatic programs at the new state of the art aquatic center at Christopher High School in the northwest quad of Gilroy.

Foreclosures down in Gilroy - 04/23/12 12:07 PM

Number of Foreclosures in Gilroy is down significantly.  Inventory is down but more importantly, the distressed market is "distressed".  Last year approximately 40% of the Gilroy Real Estate Market consisted of distressed propeties mainly as short sales.  The number of short sales have dropped sharply.
Currently Gilroy has 80 single family homes for sale in inventory ranging in list price from $179,900 to $6,495,000. It includes 19 properties listed for more than 1 million dollars which pushes the median list price up to $617,500 compared to $535,000 for all homes (61) for sale for less than 1 million dollars in Gilroy. Comparing Gilroy and Morgan Hill, California Real Estate Statistics.
I am a full time Realtor working with clients in Morgan Hill and Gilroy.  Clients are sometimes very specific about an area they want to live.  Often they only want to look in either city, occasionally they want to look in Morgan Hill and not in Gilroy, or vice versa for one reason or another.
Even though these towns are both "bedroom communities" of San Jose and located only 20 miles apart the differences are larger than one would think.

Currently there are:
64 single family homes in inventory. This is one of the areas of San Jose with the lowest percentage of distressed properties (less than 15%)

This real estate update is for single family homes in the golf community of Eagle Ridge in Gilroy California.  This community consists of little over 900 homes within small neighborhoods. Single family detached courtyard homes are located on smaller lots.
Inventory is down 50 percent since the end of March 2012 with only 7 homes for sale. Median list price increased to $725,000; median list price for homes in escrow increased too from $599,500 to $625,000.

A Morgan Hill Teen, Sierra LaMar has been missing now for over two weeks.  Extensive search efforts by not only volunteers of our local communities but others who have come from far away have searched tiredlessly for Sierra but have not found her. Authorities will send divers to search local reservoirs later this week.

Big Changes to BofA Short Sales Process - 04/09/12 06:28 PM
Bank of America just announced a new Short Sale Process.
You may have heard it already but BofA is changing their short sale process and documentation drastically to streamline the process to reduce the approval porcess to only 20 days. YES 20 days!!

These changes are so extensive that unfortunately Equator will be down for a few hours during the over night hours of April 13th.
Those of you who are currently working with or have recently uploaded short sale documents on the Equator platform need to complete the required information before Friday or risk having your request being declined.

Real Estate statistics for Morgan Hill dated April 1, 2012:
The real estate market in Morgan Hill seems to have turned around and is "moving" up. Home sales and list prices have increased, the number of distressed properties decreased as well as the average days on market. These statistics indicate that we are in a sellers market. Buyers are competing against multiple offers. Median sold price for March doesn't reflect the increase in sales in the market yet as many homes in escrow are distressed.  These properties take longer to close.

Maria, wrote an excellent blog explaining why buyers and agents need a written agreement.  She may be in Kansas but here in Calfornia we work in the same way.  Buyer and seller agent receive no payment until a transaction has closed.  No buyer representation without a signed buyer agency agreement.

Buyers Beware:  The tables are turned now.  It is a sellers market in Gilroy California.
Where is the proof?
I track the real estate market weekly, monthly, quarterly and yearly.  I do that for a few reasons, one being that I can have an "intelligent" conversation with my clients. Buyers have questions such as if now is a good time to buy, and when they are ready they want to know how much they should offer on a home.  Sellers want to know how much their home is worth and with statistics we can back up our professional opinions and advice. … (3 comments)

This market update is for single family homes in Gilroy for March 2012.  
The current frenzy in the real estate market is continuing; inventory is down from 118 to 76 single family properties, average days on market is slightly higher but median home values are up. The number of distressed homes offered for sale has decreased sharply too. Last month 48% of properties in inventory were distressed vs. 28% during March. The number of homes sold almost doubled from 31 last month to 61 this month.

Architecture in The Netherlands - 04/02/12 07:54 AM
I just came back from a trip to The Netherlands and took some pictures of the different types of homes people live in. Most Dutch live in townhomes and you'll find rows and rows of them with small yards.  Apartment living is also popular especially in cities and suburbs; you don't see many in the villages.
Homes are expensive and unlike here in the USA not build from wood.  Brick and mortar and in recent years also concrete slabs. A smaller portion of the population live in single family homes attached or detached.
