Being in the real estate industry I'm sure you've heard attorneys say IT DEPENDS often enough, right.  Today I had a shocker of a story.  All I kept thinking was IT DEPENDS.
Question: So what happens if the seller failed to disclose that they had major roof leaks, had it repaired but not replaced and covered that fact up.  Do I have any recourse?

Short sales are going to be around awhile, at least here in Phoenix.  It's just 'what is' so you many as well get prepared and learn all you can about dealing with short sales.  It's guesstimated that over 1/2 of our market well be short sales - never thought I'd see that day.  Previously if we handled one maybe two every year or so that would be that.  It wasn't a big deal making them fly because the banks weren't overwhelmed with a gazillion short sales.

Every time this year Arizona Association of REALTORS hold their bi-annual meetings in lovely Prescott Arizona.  This year it truly is a WINTER conference as see in the lovely pictures below.
Imagine our surprise when we came out of the restaurant last night to find about 6 inches of snow covering our cars!  I understand that a lot of folks are 'tired' of snow but for us desert dwellers it was a gorgeous WINTER WONDERLAND of beauty!
