It Depends... Being in the real estate industry I'm sure you've heard attorneys say IT DEPENDS often enough, right. Today I had a shocker of a story. All I kept thinking was IT DEPENDS. Question: So what happens if the seller failed to disclose that they had major roof leaks, had it repaired but not replaced and covered that fact up. Do I have any recourse? Answer: It Depends... Question: After I bought the house I discovered the addition was not properly permitted as had been disclosed by the seller. Do I have any recourse? Answer: It Depends... Are You Blog Blocked? Blog Blocked is a mind-set. Or maybe it's a disease Whatever it is, I had it for a few days and no matter how hard I tried I just couldn't go near 'Write a blog post'. Working Short Sales - 100 yard dash or marathon? Short sales are going to be around awhile, at least here in Phoenix. It's just 'what is' so you many as well get prepared and learn all you can about dealing with short sales. It's guesstimated that over 1/2 of our market well be short sales - never thought I'd see that day. Previously if we handled one maybe two every year or so that would be that. It wasn't a big deal making them fly because the banks weren't overwhelmed with a gazillion short sales. Handling and managing short sales now is a very different game (15 comments)

AAR Winter Conference in Prescott Arizona Every time this year Arizona Association of REALTORS hold their bi-annual meetings in lovely Prescott Arizona. This year it truly is a WINTER conference as see in the lovely pictures below. Imagine our surprise when we came out of the restaurant last night to find about 6 inches of snow covering our cars! I understand that a lot of folks are 'tired' of snow but for us desert dwellers it was a gorgeous WINTER WONDERLAND of beauty!

New Law in Minnesota To Protect WomenWith the high rate of attacks on women in secluded parking lots, especially during evening hours, the Minneapolis City Council has established a 'Women Only' parking lot at the Mall of America. Even the parking lot attendants are exclusively female so that a comfortable and safe environment is created for patrons. When I read this I thought - geez they should do this all over the country.
