As I posted earlier this week, the ActiveRain Camp in San Francisco was absolutely phenomenal! One of the coolest things about it was getting to meet my fellow RainMakers ... and to learn all kinds of fantastic new ideas from them!

Over lunch break I just happened to sit with and get to know Mary Anne Daly, also known as the Queen of the Loan. Your Answer to This Question Will Determine Your 2010 Success!

It's time for an honesty check-in. No dodging, ducking, flinching, or burying your head in the sand. Just answer this question outright: How is your business plan?

Your answer will, in all likelihood, be one of the following:

What business plan?
It's in my head right now, but I've been meaning to get it on paper.
It's in pretty good shape, but probably could use some review and tweaking.
I update it every couple months, like clockwork.

Your business plan is your success plan. If you haven't got one, or it's been many moons since you've updated it, I highly suggest you take some time during the holiday lull to either put your plan in writing or update the one you already have.

A good business plan doesn't have to be pages and pages long to work. It must, however, include a few key elements:

The feasibility and specifics of your business concept
A sound understanding of your market
Proof of capable managment and able financial responsibility
Willingness and ability to anticipate change, whether in your business or industry
Your marketing plan
Any online aspects of your business
A compelling, readable format

Business plan templates are easy to find online - just do a quick Google search. It doesn't have to be long or perfect - if you don't have a written business plan yet for whatever reason, it just needs to get done!

And if you already do have a business plan, take some time now to review it. Look at your goals and determine how well you're meeting them. If the plan needs updating - and in the recent economic turmoil, it just might - then update it! So you didn't meet your goals this year ... revise them now so that you can meet them in 2010!

Your success is up to you. Having a sound business plan in place should be priority one. Take the time now to do this, and you will surely see an ROI on your time when next year rolls around ... a tiny 4 weeks from now!

S-T-O-P Whatever You're Doing and Write Your Holiday Cards NOW!

I know, I know. It's old-school, old-fashioned, trite, and time-consuming, but if you truly want to build and enhance your client base, you will do as I suggest and put everything else on hold until you get your holiday cards written, stamped, and in the mail!

That means just what it sounds like:

Thoughtfully selected cards. A box will work, as long as they are nice cards.
Handwritten by you. Send-Out Cards is a nice idea, but your A List clients deserve your time and effort to handwrite their cards your very self.
Personalized messages that let each client know you remember and appreciate them as an individual. If all you do is sign your name, you may as well not bother at all.
Spending the money on stamps. Seriously, what other $117 investment will get you the same return as 250 handwritten cards?
Mailing them on time. Yep, that means this week, not December 23^rd.

This isn't rocket science - it's basic business building. Put your clients first, always. One of the best ways to do that is by remembering them in a special, personal way at the holidays, in particular. Put some holiday music on, make some hot cocoa or have a glass of your favorite wine, and make this a joyful project. The returns will amaze you.

Active Rain = Mass Trasit Journey at San Fransisco RainCamp

The San Francisco Active Rain camp was phenomenal from start to finish. The room was packed full of eager participants and outstanding presenters, Bob Stewart, Brad Andersohn and Ben Kinney. Fingers were busy typing as fast as they could to keep up with the presenters. There wasn't a moment the entire day that they lost my attention - not even after lunch!

I highly recommend that that you attend the RainCamp nearest you in 2010. You will learn all the latest and greatest about Active Rain, social media and meet many fellow community members from around the country. It's totally awesome!

But wait -what the heck does Active Rain have to do with a mass transit journey?

After the conference I had hoped it would work to stay for the after hour party and catch a ride back to the airport with the staff but my flight was leaving earlier than the other folks so.....off I went on my journey to the airport which turned out to be very similar to my journey on Active Rain this past year.

I travel quite a bit but I've never taken mass transit to get from point A to B....ever. Yes I know that's seems a bit odd but it's true. Today's trip to the airport gave me total confidence in the kindness of many helpful people along the way - which is exactly like all the generous and gracious people I've met along my journey in Active Rain this past year.

After Rain Camp I stopped in the UCSF Library hoping for taxi information. The man behind the desk suggested I take the MUNI and then catch the BART. Huh? I must have looked at him with confused expression because he just starts smiling and laughing. He explains in detail what the MUNI and BART were and how to get to each and what to expect (much like the Active Rain staff and members).

I started off in the direction that seemed right - but it seemed as if I had gone too far. Out of nowhere steps in a helpful lady to ask if I was lost (you know the look of newbies on Active Rain!) She wasn't quite sure about where I should go but spent time trying to figure it out with me.

Off I went and in no time at all I found the correct platform (again just like Active Rain). While waiting for the MUNI I asked the gal sitting next to me if this was the right train to the Bart. Affirmative! She told me I needed $2 in cash and to pay up front. She also made sure I got off at the right stop to catch the Bart to the airport. Again - another stranger reaching out to make sure I was going in the right direction (just like the Active Rain community). Are you seeing the connection here?

Ok - so now you really have to laugh with me now! I arrive at the station and figure out where to get on the BART but don't have a clue how! I tried to push the turn thing but had no luck. I must have looked pretty funny trying to bust into the BART!! I asked another lady for help and she cheerfully brings me to the pay stand, makes sure I put in the right amount, shows me what to do with the ticket and warns me that I'll need the ticket to get out on the other end. As we were talking she asked me where I was headed. Phoenix, I said...just popped into town for the day and doing a quick turnaround.

Really? I love Phoenix she tells me.... and I'd love to be still living there. I still own a house there and I miss being in Phoenix even in the summer heat. We had a little time to chat before she had to go on her way. I gave her my card and asked her to give me a call and we'd have lunch next time she's in Phoenix. My way of saying Thanks so much for being so kind and helpful.

By now one would think I was on my way (and I really was) but another nice lady on the Bart was chatting with me. She wanted to make sure I got off at the right place and took the right shuttle to terminal one. Very thoughtful of her to do so, don't you think?

At this point on the half hour ride to the airport was when I had a déjà vu moment ...

OMG the trip to the airport was exactly like my journey on Active Rain this past year. No matter at what point I was on along my journey this past year - there was always - and I mean ALWAYS - a helpful member of Active Rain to help me with my endless questions.

Note to Active Rain Newbies - know that you're not alone on this journey! Really. All you have to do is reach out and ask the staff, an ambassador or members and they will be more than willing to answer your questions. There is no such thing as a stupid question and if you ever are at the point when you think your question is too silly or stupid - STOP - Just laugh at yourself and think of my mass transit journey and me not having a clue on what to do!!

The point is - you will make it to your destination and many people will be there to assist you along the way.

Hop on the Active Rain Mass Transit System. Next stop - Success!

Post Script: The cheerful lady at the Bart Station called me at my office this afternoon while I was writing this post - just to make sure I got home fine! Totally amazing! A total stranger, who has no idea of who I am, calls to make sure I'm ok. Is that cool or what?

Phoenix's Desert Botanical Garden and Heard Museum Partnering for Allan Houser Exhibit

Whether you're a winter visitor or a Phoenix resident, you won't want to miss the newest exhibit at Phoenix's Desert Botanical Garden. The Garden is partnering with the world-famous Heard Museum to create a collaborative exhibit, Allan Houser: Tradition to Abstraction. The exhibition will feature 18 large sculptures from the Houser Foundation on the grounds of the Garden along with a variety of the artist's paintings, drawings, sketches, and smaller sculptures at the Heard Museum.

The collection opened on November 21, and continues at the Desert Botanical Garden through May 31, 2010, and at the Heard Museum through August 22, 2010.

Houser's work, widley recognized around the world, incorporates fluid forms, evocative shadows and intimate portrayals of life. Many of his early paintings and sculpture conveyed images of Apache life inspired by stories his father told. Toward the end of his career, though, Houser began using a more abstract style.

Born on June 30, 1914, Allan C. Haozous become known to the world as Allan Houser. Some of Houser's ancestors were the Fort Sill survivors of the Warm Springs Chiricahua Apache tribe. As a result, Houser immersed himself in the history and community of the Indian peoples. Houser is considered one of the best-known and celebrated American artists of the 20th century and often is described as the father of American Indian sculpture. Houser died in 1994, after becoming famous for his bold sculptures of stone and bronze, but his paintings and illustrations were also well-received.

Photographs of the artist taken throughout his life will be featured in the Heard Museum's portion of the exhibit, and a video about his life and work will give visitors a deeper look at his cultural influences and artistic processes.

In addition to daily museum tours, tours of the exhibit and sculptures located around the museum grounds will take place Tuesdays and Thursdays at 2 p.m. and Saturdays at 11 a.m.

What Is Your Brand Saying About You?

Whether you realize it or not, your real estate or real estate related business is a brand, and it's making some sort of impression on the people in your community. That impression could run the range from 0 to 100, zero meaning "Who??" and 100 being a raving fan.

The degree to which your community recognizes your brand has a lot to do with how you are perceived by clients, colleagues, vendors, and prospective clients. People might think of your brand as:

Pretty good
Good, but too pricey
Not bad, but has a cheap feel to them
Pefect for my needs
Not what I'm looking for
No idea what it stands for

The good news is that there are many things you can do to affect the quality and recognition of your brand. Here are just a few ideas:

Understand that you can't - and shouldn't try to - be everything to everybody.
Decide who your niche market is, and connect with them through the modes of media and language that appeal to them.
Make the quality of your message consistently reliable, no matter how much you may vary the look and/or the method you use to convey your marketing message.
Use cross marekting and a variety of media to reach your market.
Constant contact with your market is as important as the consistency of your message.
Delivering whatever you promise is essential.
Do whatever you can to create raving fans - these are the people who will be your Word of Mouth Ambassadors.
Great word of mouth translates to more - and repeat - business.

As we get ready to head into 2010, it's the perfect time to reexamine your brand and take a realistic inventory of how it's performing in your community. If you've got some catching up to do, map out a plan, and then implement it!

Phoenix, Ariz. Fiesta of Light Electric Light Parade This Saturday, December 5th

With the theme Going Green for the Holidays, the Fiesta of Light Electric Light Parade returns to the streets of central Phoenix this weekend. Saturday, December 5th will be the 23rd annual parade, featuring holiday lights decorating everything from elaborate floats to performance artists and marching bands.

The Electric Light Parade travels along Central Avenue from Montebello south to Camelback, then heads east on Camelback to 7th Street, where it turns south to Indian School.

The parade goes on, rain or shine, so you'll want to check the weather forecast ahead of time. Viewing spots are first-come, first-served, so spectators are encouraged to arrive early, and bring your own blankets and chairs. Coolers are allowed, but glass containers and alcohol are no-nos.

Street parking also is on a first-come, first-served basis. However, private lots near the parade area often offer parking for a fee. This year, it's quite easy to access the parade route via the METRO Light Rail at the Central & Camelback station.

US Bank Arizona Celebration of Lights Boasts More Than 7 MILLION Lights!

US Bank Arizona Celebration of Lights Boasts More Than 7 MILLION Lights!

Do you love Christmas lights? Then you'll want to make plans now to visit the U.S. Bank Arizona Celebration of Lights. With more than 7,000,000 lights and 300 animated and still displays, you you actually stay in your car to see it - it's a drive-through experience! The display runs about a mile, through five tunnels, with the light show set to music.

There's no snow in the desert, so this is a magical drive through an enchanted, light-filled wonderland.

The organizers boast that it is Arizona's largest display of holiday lights. If past participation is any indication, as many as 15,000 cars will pass through the display this year.

The display begins at the northwest corner of 75th Avenue and Loop 101, on the Community of Joy campus. Here's a map and directions to the event.

The display will be open every night through Sunday, January 3, 2010. Times Mon-Thurs are 6-9 p.m. and Fri-Sun and holidays are 6-10 p.m.

The cost to see the displays are passenger vehicles: $15 per vehicle; buses: $1 per person, with a $15 minimum. If you plan to make more than three trips through the display this season, you might want to inquire about a season pass. Coupons for $3 off are available at US Bank branches while supplies last. Another way to save $2 is by donating three cans of food or a new, unwrapped toy. Two-dollar discounts are also available on Mondays for seniors, Tuesdays for military personnel with ID, and Wednesdays for teachers, firefighters, and police officers with ID.

Only one discount is available per vehicle. Some of the proceeds from the event will benefit local charities.

   HOME FOR THE HOLIDAYS DO DECORATIONS HELP OR HINDER A SALE?

  We have all heard the song, "There is no place like home for the holidays" and home sales in December are expected to continue their consecutive rise. The holidays bring with them a buying mind set among consumers, this also applies to home buyers.

Does decorating your home for the holidays help or hinder a potential sale? That depends on how they are done. Garish displays generally do not attract the type of attention a home seller may want. Too many decorations are distracting from the home which is really where to want to keep a buyer focused. Too few, look like a half hearted effort and may make a buyer think that other things in the home may not have been attended too. So how can one achieve the best balance?

Light Displays Light displays can enhance the architectural design of your home- for instance, lights around dormers on a cape cod style will drawn a buyers attention to that area. Wreaths in the windows add a bit of charm and symmetry while still enhancing the appearance tastefully. Lights along walkways serve to illuminate it as well as add a welcoming feeling to the homes entrance.

Columns lend themselves nicely to lights and ribbons for a candy cane effect. Potted trees with white lights which are a nice contrast to the dark green foliage and wreath on the front door signal the home is inviting it also creates balance in the entranceway. A trade secret of decorators to achieve balance is decorate in threes and fives. Clustering objects such as photographs or collectibles in groups of three or five create a symmetry. Pair will work on a single plane such as a shelf or mantel.

Landscaping Lights can really enhance the landscaping of your home. Instead of laying lights on top, consider weaving them into the shrubs or using lighting nets for a more uniform look and along the tree branches to enhance the lushness of your landscaping. Garden trellises laced with lights add a lovely romantic touch. Adding a few flood lights can also accentuate the roof line and design features specific to your home.

Porch Railings lend themselves to garland and lights as well. Potted Trees, Norfolk pines for instance are inexpensive, and frame doorways. Add a fresh welcome mat and it is very inviting. Fireplaces- good idea to check and make sure they are in proper working order- dampers should also be inspected for proper function.

SIMPLE STAGING TECHNIQUES Once inside the home, things buyers look for are spaciousness. Avoid over sized furniture in small rooms- in this case less is more. Designer secrets to achieving balance There are three field to a visual plane the eye sees. Upper, middle and lower. Achieving a "balanced look" means incorporating all three fields when arranging rooms. Pictures (high plane) furniture (middle plane) and rugs (lower plane) all create a sense perceived balance. Using the 3-5 pattern for organizing collectibles or accent pieces augment the arrangement.

Simple things which add value to your home

Curb Appeal- Pressure washing walkways to freshen them

Add a bit of Landscaping if you don't have any Freshen up flowerbeds

Cleaning the carpets Washing the Windows Making small repairs to window and door trim

Cleaning draperies and blinds which collect dust

A fresh coat of paint to brighten dreary rooms- neutral colors seems to sell better than dark colors.

Organizing closets Eliminating clutter and creating a flow to the home

Replace burned out light bulbs in light fixtures

Arranging objects in clusters of three and five. Designers use this formula to achieve a sense of balance.

Odors can really turn buyers off. Cigarette smoke is one of the most offense according to a buyers survey, followed closely by pet odors and mold. If you have cats clean the litter box regularly. Self extinguishing candles are one way to add a pleasant fragrance without being overpowering.

Open the windows and let the house breathe. Changing the air during cooler weather will freshen the way a house smells.

Simmering a table spoon of vanilla extract in a small pot of water on the stove will give the house a fresh scent. Potpourri in small bowls on tables works also. Fresh pine (wreaths, trees) add a lovely fragrance to the home.and of course nothing beats the smell of fresh baked cookies.

Moderation is key. Avoid overdoing decorations, use lights to enhance, and keep the clutter to a minimum to maximize your home's appeal.

Great information on getting excellent service from a home warranty company.

Home warranties are something I believe in, and yet they are, after all, insurance companies (although usually kinder and gentler) and a 'middleperson'.

When you want NEED the repair done, done right the first time and done fast, being proactive and efficient on YOUR end will help you--or your client--significantly.

When requesting service:

Request service online. Most warranty companies have portals where the homeowner or agent can request service. USE THOSE BLANK FIELDS that ask for additional explanation! This is a lifesaver when you have a middle of the night plumbing leak or thermostat issue. First in the Q = first to dispatch.

THEN, call the warranty company's CSR and pay your service fee via CC or e-check. That too should expedite processing--and vendors who get paid fast get the work done fast. It's also great for them to not have to collect the service fee. Saves time all around.

Ask the warranty company for a LOCAL vendor as close in proximity to the property as possible, unless you have a reason not to. Keep in mind that the companies do not know which zip code is closest. My house is closer to a zip code in another state than 3 local ones.

Ask the warranaty company for the phone number of the vendor. They often have a 'back office' number that won't go to voice mail.

Call the vendor. They are faxed the service requests, usually via an office person who may or may not be a 'techie'. There's a good chance, even after the previous steps, that the information they got from the warranty company CSR is incomplete. Tell them a request is en route. And be PLEASANT!

Provide information to the vendor: the make, model, type of appliance if applicable, and tell them as clearly as possible what is wrong and what parts of the appliance appear affected. Repeat trips are often eliminated when the vendor can arrive with the correct replacement parts.

Give the vendor DETAILED directions to the property.

Give the vendor your cell number and/or e-mail address so they can give you an ETA and heads up. Murphy's Law WILL prevail and you will not want to miss each other!

Here's a fun little quiz that will get your brain going again ... or turn it into mush, once and for all. None of that happened to any of us here at the Phoenix Property Shoppe, I promise!

These are some interesting optical illusions a friend e-mailed to me. Be careful about looking at some of them if you've been hitting the happy juice, though, as they could make you just a LITTLE squeamish. I don't know why - I didn't create the things, I'm just passing them on!

getting to you. Really, it's NOT animated. Your eyes are making it move.
To test this, stare at one spot for a couple seconds and everything will
stop moving. Or look at the black center of each circle and it will
stop moving. But move your eyes to the next black center and the
previous one will seem to move after you take your eyes away from it.

INSTUCTIONS:
Relax and concentrate on the 4 small dots in the center of the image
for 30 to 40 seconds. Look at a wall or any smooth single-colored
surface near you. You will see a circle of light begin to develop.
Blink your eyes a couple of times and you will see a figure emerging.
What ... or who ... do you see??

Is the book open toward you, or away from you?

My Friend Russe from San Diegol wrote this very interesting post about Thanksgiving Facts - Enjoy and Happy Thanksgiving to all!

Via Russel Ray, San Diego home inspector (Russel Ray, Property Consultant):

On this date in 1941, President Franklin D. Roosevelt signed a bill officially establishing the fourth Thursday in November as Thanksgiving Day.

Thanksgiving celebrations date back to the Pilgrims (who weren't called Pilgrims until much later) at the Plymouth and Massachusetts Bay colonies. At that time, post-harvest holidays, a midweek church meeting was held featuring topical sermons and which became known as Lecture Day. In 1621, Plymouth Governor William Bradford invited local Indians to join them in a three-day festival in gratitude for the bountiful Fall harvest.

Thanksgiving spread throughout New England (which was not called New England at that time), becoming an annual celebration. In 1777, the Continental Congress declared the first national Thanksgiving following the Patriot victory at Saratoga. Twelve years later, President Washington proclaimed a November 26, a Tuesday, as a day of national thanksgiving. Further down the road, in 1863, President Lincoln declared Thanksgiving to fall on the last Thursday of November, thereby beginning the modern holiday that we celebrate.

Lincoln's declaration was followed annually until 1939 when President Roosevelt departed from tradition by declaring November 23, the next to last Thursday that year, as Thanksgiving Day. His purpose was to make the Christmas shopping season longer. It should be noted that President Roosevelt was a Democrat, and we all know that Democrats like to change things - LOL. It's a good thing he's not around today since Christmas goods went up at Costco on July 5 this year.

Considerable (Republican?) controversy surrounded the change, and some (Republican?) Americans refused to honor Roosevelt's declaration. Roosevelt repeated the proclamation in 1940, but on November 26, 1941, he signed into law a bill making the fourth Thursday in November a national holiday called Thanksgiving.

Other interesting facts about Thanksgiving and the turkey:

The largest pumpkin pie weighed 2,020 pounds and had a diameter of 12 feet. It was baked by the New Bremen Giant Pumpkin Growers in Ohio on October 8, 2005, and included 900 pounds of pumpkin, 62 gallons of evaporated milk (if the milk is evaporated, what's left in the gallon jugs?), 1,860 eggs (that should help your cholesterol), 300 pounds of sugar (what a sugar rush that would be), 3.5 pounds of salt (I don't think my doctor is liking this pie), 7 pounds of cinnamon, 2 pounds of pumpkin spice, and 250 pounds of crust (didn't some of those ingredients go into making the crust? So are we counting their weight twice?).

The first Thanksgiving Day football game to be broadcast live featured the Detroit Lions and Chicago Bears at the University of Detroit Stadium in 1934. This is why the Detroit Lions play a home game every Thanksgiving, leaving one to wonder if the Chicago Bears play an away game every Thanksgiving. In 1956, the Detroit Lion's Thanksgiving Day game was televised for the first time; this is why we have to watch the Detroit Lions play every Thanksgiving Day, and that's not always good, like last year for example.

There is still a myth that the Bald Eagle beat out the turkey as national bird for the United States. The turkey was never in the running, never even considered. The confusion stems from a letter written by Benjamin Franklin to his daughter in 1784: "For my own part I wish the Bald Eagle had not been chosen the Representative of our Country. He is a Bird of bad moral Character. He does not get his Living honestly. You may have seen him perched on some dead Tree near the River, where, too lazy to fish for himself, he watches the Labour of the Fishing Hawk; and when that diligent Bird has at length taken a Fish, and is bearing it to his Nest for the Support of his Mate and young Ones, the Bald Eagle pursues him and takes it from him.

"With all this Injustice, he is never in good Case but like those among Men who live by Sharping & Robbing he is generally poor and often very lousy. Besides he is a rank Coward: The little King Bird not bigger than a Sparrow attacks him boldly and drives him out of the District. He is therefore by no means a proper Emblem for the brave and honest Cincinnati of America who have driven all the King birds from our Country....

"I am on this account not displeased that the Figure is not known as a Bald Eagle, but looks more like a Turkey. For the Truth the Turkey is in Comparison a much more respectable Bird, and withal a true original Native of America... He is besides, though a little vain & silly, a Bird of Courage, and would not hesitate to attack a Grenadier of the British Guards who should presume to invade his Farm Yard with a red Coat on."

Franklin's letter a criticism of the Society of the Cincinnati which he opposed because be believed it to be a noble order because of its hereditary membership. Noble orders in England and Europe, of course, were part of what the Pilgrims were attempting to escape. Franklin's reference to the Eagle and Turkey is a satirical comparison of the Society of the Cincinnati and Lucius Quinctius Cincinnatus for whom the Society was named. Franklin viewed the creation of the Society as being contrary to the ideals of Cincinnatus.

Minnesota is the top turkey-producing state (only because we like our turkeys in California to be alive in the outdoors), followed by North Carolina, Arkansas, Virginia, Missouri and Indiana.

One fifth of all turkeys eaten are eaten on Thanksgiving day. That's 46 million turkeys.

The average weight of cooked turkeys is 15 pounds.

88% of Americans eat turkey on Thanksgiving day.

The cranberry (yuk!) is one of only three fruits that is entirely native to North America, the other two being the blueberry and the Concord grape.

The most prized portion of the turkey is the white meat of the breast. Because Americans like white meat so much, turkeys are bred to produce large breasts. Hmmmm. I think it best that I just leave that one alone. ☺☺

Only the male turkey gobbles. Females are too polite to, so they just click and cluck.

Turkey is not a popular name for cities. There are only three in the United States, and they are not well populated. Of course, they might have a lot of turkeys: Turkey, Texas (pop. 465); Turkey Creek, Louisiana (pop. 363); and Turkey, North Carolina (pop. 270).

In bowling, three consecutive strikes is called a turkey.

Domestic turkeys to be used for food have been bred to be, well, um, dumb, not knowing enough to come in out of the rain. If young turkeys still in down get wet, they can die from exposure.

Wild Turkey 101 for your eggnog comes from Lawrenceburg, Kentucky.

The first Macy's Thanksgiving Day Parade took place in New York City in 1924 and featured animals from the Central Park Zoo. Today, some 3 million people attend the annual parade and another 44 million watch it on television.

Tony Sarg, a children's book illustrator and puppeteer, designed the first giant hot air balloons for Macy's Thanksgiving Day Parade in 1927, and later created the elaborate mechanically animated window displays that grace the New York store from Thanksgiving to Christmas.

And just for fun, do you know what character has appeared as a hot air balloon the most times in Macy's Thanksgiving Day Parade, making his sixth appearance in 2006?

Arizona State House Overturns Anti-Deficiency Amendment: Big Win for Arizona Real Estate Investors

In July, Arizona Governor, Jan Brewer, signed into law a significant amendment to the state's anti-deficiency statutes that would, in effect, require all homeowners to live in the properties they own for at least six months prior to foreclosure, or risk penalties that include responsibility for the balance of the loan. Yesterday, the State House of Representatives passed SB 1004, an anti-deficiency fix, which repealed the amendment signed by Gov. Brewer and essentially returned the statute to its original status.

With a vote of 53-0, the House voted that Arizona should continue to operate as a deed of trust state with the same protections that have been in place since 1971. This is great news for Arizona real estate investors!

The bill passed both the Arizona State Senate and House of Representatives with an emergency clause and will go into effect upon Gov. Brewer's signature. The Arizona Association of REALTORS® will continue to work with the Arizona Bankers Association on language to address "speculative builders" in the upcoming session in order to resolve this issue entirely.

The Arizona Association of REALTORS® worked hard to have this amendment overturned, but it's important for all of us to keep on top of Arizona real estate legislative issues.

Day in the Life of a Busy Broker: A Networking, Lunching, Teaching Whirlwind

This is not news - if you're in real estate, you've got a jam-packed schedule: Networking. Client meetings. Business development. Last Thursday was full of interesting back-to-back events, so I thought I'd share just a few details of the different meetings.

I started the day with a fantastic networking meeting with fellow ActiveRainer, Carra Riley, and her Scottsdale author pal, Marcia Fine. We chatted, got to know each other a bit, and brainstormed some ways we could all do business together. Carra has memorialized the meeting in her AR post, "A 3-Way in Phoenix."

Next it was a Women's Council of REALTORS® luncheon, where national speaker Ellen Boyle gave a fantastic presentation called Learning the Secrets of Working Smarter and Earning $$ in Today's Market. It was a great turnout, and we all learned lots of new tips and ideas for making 2010 our best year yet.

I ended the day teaching an ActiveRain class at Landscape Mart, which was hosted by Chicago Title. REALTORS® and experts from associated industries turned out to learn more about how to make the most of their memberships in ActiveRain.

It's always so much fun to teach new people the ins and outs of blogging, in general, and ActiveRain, in particular. In fact, I've had such a great time teaching these workshops that I created a whole series for ActiveRain newbies, to teach them much of what I cover in the workshop.

If I could boil my advice for ActiveRain newbies down to just three points, they would be:

Just do it!
Be consistent!
Have fun!

All in all, I'd say it was quite a productive day. Brainstorming fantastic ways to work with new friends to build all of our businesses, lunching with my fellow women REALTORS® and gaining some great tips for the new year, and sharing my passion for ActiveRain.

It's TURKEY TUESDAY in Phoenix: Largest 1-Day Turkey Drive in the Country

Things are no doubt leaner this year for many folks as we strive to deal with this new economy, but it's especially challenging in Arizona where as many as 16.1% of the population now lives in poverty, versus the 13.2% national average. Understandably, food banks are seeing increased demand, due to rising unemployment and more first-time users. This is a perfect opportunity for the rest of us to pitch in to help make a difference.

Tomorrow, Tuesday, November 24, is the 16^th annual 12 News Turkey Tuesday drive to collect frozen turkeys and monetary donations for St. Vincent de Paul. The event, which has become a Thanksgiving tradition for many Arizona families, is the nation's largest one-day turkey drive.

How to Donate

Drop off a monetary donation or frozen turkey on Tuesday, November 24 from 6 a.m. to 10 p.m. at any Bashas' or Food City Store in the Phoenix area or Northern Arizona.
Call 602-258-1212 to donate within Maricopa County or 1-888-838-5769 from all other locations.

All donations will benefit hungry families just in time for Thanksgiving. For St. Vincent de Paul, a local nonprofit, cooks and distributes more than 3,000 meals each day to the hungry, turkey donations are the key to meeting an increased demand this year.

During last year's Turkey Tuesday drive, Arizonans donated a record 26,432 frozen turkeys, which fed thousands of local, needy families. St. Vincent de Paul volunteers collected the frozen birds, and packaged them into food boxes which were immediately delivered to hungry families throughout Arizona.

In addition to the one-day drive, during the month of November, all Bashas' and Food City stores statewide will be selling $1 paper turkey icons to benefit St. Vincent de Paul. Customers can customize the turkey pictures by writing in what they are most thankful for this holiday season.

If you can't participate in the Turkey Tuesday drive, but still want to donate, visit the Arizona Food Banks website for a list of donation sites benefiting local food banks this holiday season.

And while it's perhaps too late to volunteer for Thanksgiving this year, you can make plans now to continue that giving spirit by signing up to volunteer with any of the agencies listed below for the Christmas season:

Perfecting Your ActiveRain Profile: A 6-Part Series for Newbies (Part 6)

Your ActiveRain profile is key. Do NOT overlook this step or "wait till later" to do it. The more thorough and detailed you make your profile, the better a prospective shopper who finds you on the Internet will know you and the more likely they'll want to work with you! Also - you get extra points for a really good profile!

Make sure you fill in the Description Box with the SEO friendly keywords that you'd like the search engines to find. This is the info that shows up on the screen that displays a blurb about you, before any new visitor is taken to your blog site.

Then give each profile section a name. Use things like:

Meet (YOUR NAME), Your (LOCATION) REALTOR®. This is where you talk about yourself, including relevant background details. But remember to keep it fairly short, and tied to Real Estate. If you remember how you got into the market in the first place, this is a great place to share that story.

The (YOUR LOCATION) Market. This is where you give all the details you can about your local market. Make yourself the expert, whether you're a builder, appraiser, or real estate lender. You've got to make your location appealing, first and foremost.

Testimonials about (YOUR NAME). Generally speaking, the more the better.

You can set up a very standard profile, or you can go a little more in depth with it. I created
graphics to use as my headings so they're bigger, stand out more, and I can make them much more
specific than the three preset headings you get.

In the PHOENIX MARKET section, we really developed it thoroughly and provided excellent information about the prominent areas in the Valley. We also used pictures as links to make the section
more interesting.

If you haven't done it yet, build your profile! And if you just filled in the basics, see what you can do to make it more interesting and better reflect your brand! If you have any questions, don't hesitate to ask! That's why we're all here, in this together ... to help and support each other on this fantastic journey!
