Monday Morning is a good time to take a broader view! We are in the final stages of listing a higher end home. I know the home very well, as well as the specific neighborhood market. I thought it would be wise to look at the broader market as this type of home is typically selling with a day or two, over list price. It's important not to overprice or underprice the home.

The Phoenix real estate market is hopping! Or should I say, since it's almost Thanksgiving, homes are being gobbled up faster than turkeys at the store!
 
We have some lovely CA buyers in town looking for their forever home   which is not easy to find. What they're looking for is quite unique and at their price range, under 500k,  it is a rare bird.  There I did it again. Gobble! Gobble!

Not all homes are HGTV perfect!  Let me say that once again!  Not all homes are HGTV perfect! So many home buyers today expect that homes must have all the upgrades and amenities - and of course at reasonable prices. Who wouldn't  want that if you actually could have it all! 
 
My advice to home buyers is look past the few updates needed like the flooring, counter-tops etc and see the potential of the home 5 years down the road.  There is the right home for every buyer if you just dig a little deeper and see the potential.
