Let's begin with a little story on my planet: Mr Seller hired Agent X to sell his home. He trusted that Agent X had the expertise to advise him well and make it possible to get him the highest price possible, with excellent terms and in the least amount of time. Agent X discussed all the listing paper work with Mr Seller including Agency and Dual Agency. Mr Seller wasn't alarmed and signed all the paper work which included agreeing to dual agency.

It's been an interesting day jammed packed between a few meetings and clients. Yesterday morning I contacted an agent to inquire about a home she had listed as I needed 'approximate' measurements for the master suite and guest suite. I left her a voice mail and also emailed her. I was going to be in her area showing homes today and thought this home might be a good fit, if the room dimensions were close to what my clients wanted. The Weekly Average List Price of properties that are under contract have shown significant improvements in the Metro Phoenix Real Estate market.  Properties that are under contract are homes that are on the market to be sold and have an offer - and the Weekly Average List Price is the listed price for the offer.  There is a lot of good that comes with this being a true average of all the homes on the market with offers at the time.

The Metro Phoenix area has shown improvements on many fronts of the Real Estate market.  This has been evident for a few months in the different reports regarding Active Listing Counts, Monthly Median Sales Price, Monthly Average Sales Price, Notice of Trustee Sales - all have shown improvements in their respective portion of the market.  The Monthly Average Sales Price actually shows that we are in a stabilizing point in the cycle - meaning the Monthly Average Sales Price is lower than the month before, but still considered up and improving.  Within … (1 comments)
