Montgomery Co, TX ~ Add Value Home Staging favorite tips for home sellers. Part Three.
#11 Hide your prescriptions and your jewelry.
#12 Use neutral pain colors when painting your home. Don't pass on the repainting job to the buyer. He will just move on to the next house on his list.
#13 Remove all custom heavy drapery from your windows. Custom means taste specific and you want your house to appeal to the wide range of buyers.
#14 Arrange every room according to it's original purpose. Dining room should be a dining room not a play room or an office

5 minutes of Classics per Week. Khachaturian - 05/27/11 01:52 PM
5 minutes of Classics per Week. Khachaturian.
I love waltzes and today I would like to introduce Armenian composer Aram Khachaturian 1903-1978. Actually hes was a Soviet composer. He was born in Teflis (former Imperial Russia, now Tbilisi Georgia) in the poor Armenian family. When he was a kid he didn't expose much interest in music or maybe his parents didn't pay much attention to his interests maybe because he grew up in the country that  were facing big political and social changes. At the age of 18 he moved to Moscow and for the first time in his life went … (9 comments)

#6 Hire professional Cleaning Services before you put your house on the market and than keep your house CLEAN. Designate 15 min in the morning to go over your house to pick up something that can distract the buyer. If you want to save those 15 min, make a rule for everybody to clean after themselves before they go to bed.

#1 First impression! First impression! So please look at your front door, front yard and think what you can improve. Maybe your door needs a coat of new paint or your hardware needs to be changed or porch rails need to be fixed. If you are not a garden person, it is time to try and you will be amazed how easy it is. Do not spend a fortune. Buy a couple of seasonal plants and plant them right away. Also Potted plants at the entry way will … (11 comments)

No guilt Ice Cream - 05/22/11 08:39 PM
No guilt, Ice Cream.
I love Ice Cream but I have always felt guilty when treated myself with it. Not anymore. I found this Berripop Frozen Yogurt place here in The Woodlands. I've try frozen yogurt ice cream before and for me it was not much different then regular ice cream.
The Berripop Yogurt is something different it has alive, active and probiotics cultures in it. It is like eating Greek yogurt - it is not that sweet and it doesn't have this starchy texture. There are original and fruit flavors. Original is little bit sweeter that the plain yogurt.
All … (11 comments)

What's in you back yard? - 05/21/11 10:19 PM
What's in your back yard?
When we moved to our new house several years ago we decided to plant some fruit trees. We thought it will be fun to watch the fruits grow. We bought apple, peach and pear trees . I have to say that non of pears gave me any fruits and only one apple tree blooms every year and gives me some apples. The coolest thing is that it is an "Anna" apple tree. Such a coincidence. To our experiment we added grapes, guava and a fig tree last year.
Those trees are not big yet but this year … (16 comments)

Oleanders look great but there is something you should know...before you put them in your backyard.

My friend is building a pool and she wanted to put the same flowers that her neighbors had to fill the space in the corners of her back yard. It turned out to be Oleanders. They are beautiful and very popular here in TEXAS but did you know that they are poisonous?
There is a legend that soldiers of Alexander The Great died overnight after they cooked meat on oleander sticks over campfire. So if you have pets or small children you should … (11 comments)

My Sunday thoughts... - 05/15/11 11:26 PM
My Sunday thoughts...
We had beautiful weather today. California weather in Houston,  around 76F. Great weather to take a walk and visit some of the Open Houses today. I do it pretty often. Mostly I check with homes that had a price reduction. I stopped by at about 6 homes today in The Woodlands. What can I say? All of them were in need of staging. I gave as usual some advice to the Realtors. We exchanged cards. I am wondering how many cards will end up in the home seller's hands? I've been visiting open houses for about two years now … (9 comments)

Fast relieve for lower back pain. - 05/14/11 10:38 PM

Fast relieve for lower back pain.

I am sure that lower back pain is very familiar to the Stagers becasue our work involves a lot of lifting and moving things around.
As many of you know I started my exercising routine about a tow month ago. One of the reasons was my lower back pain. This annoying dull pain that sits in there for weeks.
One day I came to my trainer and asked what else I can do to make this pain go away. She showed me some stretching that I tried in yoga class before, but stretching … (13 comments)

5 minutes of Classics per Week - 05/13/11 08:49 PM
5 minutes of Classics per Week
There are many wonderful blog series like Wordless Wednesdays, Friday Fun, Speechless Sunday etc. I decided to start my own series on classical music.
When I was little and were happened to hear some classical music on the radio or TV, my Mom always asked me "who is the composer?" I think it became a habit to remember which piece belongs to which Composer.
I know that we all love classical music, but I think it's difficult to search for something you don't know how it's called or who is the composer.
I want to … (17 comments)

Did you know that eating some dark chocolate = to 30 min of exercising? - 05/11/11 09:45 PM
Did you know that eating some dark chocolate = to 30 min of exercising?
I was on so many diets trough all my life and all of them were depressing. Now I know why. I didn’t eat chocolate because I thought that I will gain weight. I love dark chocolate and it makes me smile even thinking about it. I am glad that scientists are finally agreed that dark chocolate has lots of health benefits.
Dark chocolate has antioxidants that help boost your immune system.
Dark chocolate has flavonoids that are the same chemicals found in red wine that help lower … (20 comments)

Another price reduction? There is a plan B- the Basic Plan - 05/10/11 10:02 PM
Another price reduction? There is a plan B- the Basic Plan
I checked my local MLS today and I looked at the REDUCED PRICE of HOMES in The Woodlands, TX. The lowest price reduction I found was $1400 on one owner occupied condo priced at $114K. Of course I looked at the pictures. Seller has pretty good pieces of furniture and accessories, but MLS pictures didn't motivate you to put an offer on that home. What I can tell is that price reduction will not help sell this condo. There is an alternative.
Plan B – the Basic Plan

10 reasons today’s buyers want “Move in Ready” house.
You have finally decided to sell your home. Do you think that all you have to do is some cleaning and buyer will take care of all repairs because it will become his house?
Well it was like that maybe several years ago. Today buyers are picky and looking for well-presented "Move in Ready" product. Here are some reasons they expect seller to take care of repairs and updates:
1. They are relocating and don’t feel comfortable hiring contractors in their new area.
2. They are professionals and don’t have time to … (10 comments)

What's under that bridge? - 05/08/11 07:33 PM
What's under that bridge?
Market Street and Waterway Square are two beautiful places to visit here in The Woodlands. I would like to talk about Waterway Square  bridge over the waterway.

This bridge is the place from where a lot of people taking photographs that become a signature sight of The Woodlands.

Taking the Waterway Taxi is a lot of fun but you should really take a walk alone this river and don't forget to check under the bridge. Take you kids with you and discover the wonderful mosaic in the arch way under the bridge.

Does Home for sale Require a dress code? - 05/07/11 07:27 PM
Does Home for Sale require a dress code?
Last week the Royal Wedding was one of the main news in the world. 2 billions of people were watching. I hope you did too. It was wonderful and prince William and Kate were a spectacular sight.
But I am not going to talk about Kate and William. I want to talk about the guests and the dress code. Dress code for the royal wedding: uniforms, morning coats, lounge suits, and hats. It also was interesting to know that from Kate's side there were some guests from her home village such as butcher, … (12 comments)

I thought it was a spam, but turned out to be my fitness progress report.
I received an e-mail this morning and was about to delete it. Than I looked closely. It turned out to be and update from my local YMCA. My fitness progress report. When you know that you try to come every day, it is the one thing, but when you receive a report like that, you think maybe it's a time to treat yourself with some ice cream LOL just kidding. Actually it is pretty cool to see what you accomplished with your exercising routine.

Don’t make your buyers RUN, make them STAY - 05/04/11 10:18 PM
Don’t make your buyers RUN, make them STAY

“It’s so much work, it will take me weeks. I want to list my home on Monday.” This is what my client told me today at the Staging Consultation here in The Woodlands. He thought I will come with my magic wand and make his house beautiful in two hours.
The house was far from being ready. We made some furniture and accessories rearrangements but it was just too much clutter around the house. Also this house had some repair issues. I don’t think that sellers were ready to digest their to-do … (18 comments)

Even a small kitchen deserves a lift - 05/03/11 11:11 PM
Even a small kitchen deserves a lift.

If you are selling a small apartment or condo in the area where granite counters will be considered as an over improvements, and changing existing ones will involve more money to invest than INVEST YOUR TIME.

Add Value to your kitchen and start with painting kitchen cabinets. If your kitchen gets a lot of natural light than you can paint cabinets dark color like espresso or chocolate brown. For kitchen with poor light choose lighter colors. Changing or installing new cabinet hardware will add more interest. We also recommend painting … (16 comments)

Spring shopping was not fun but it did change my life. - 05/02/11 03:32 PM
Spring shopping was not fun but it did change my life.
About a month ago I went to the mall for the spring shopping. There is a joke "If a woman doesn't have anything to wear, than she doesn't have anything new, if a man has nothing to wear, he has nothing clean" LOL
So I put a load of my husbands clothes into the washer and went shopping. I came back completely disappointed because my belly fat didn't fit into my size pants. I decided not to buy one size bigger, quit shopping and start thinking that I have to … (12 comments)
