In 2008, there were 129 homes sold with an average list price of $117,608 and an average sold price of $110,493 and an average of 129 days on the market.</p> <p>In November 2009, the picture was much brighter. There were 160 homes sold in Waco/Mclennan County in the month of November with an average list price of $124,961 and an average sold price of $118,980. She looked like a tiny thing, but her personality and influence were enormous.</p> <p>     There is an agent in my office who is a foster parent. She is certified for newborns, so most of the time she gets babies straight from the hospital. Last year about this time, she was talking to some of the caseworkers and they were saying how many children they had that they had to find a way to get presents for. Kristi asked our office to get involved and we asked business we affiliate with to get involved.</p> <p>     We but a donation box in businesses with a sheet about a child and what they wanted. We didn't get everything on their list, but we got presents for all of them. And during the time we were doing it, Child protective services took even more children from their families and we got presents for them too.</p> <p>    When the caseworkers came to our office to pick the stuff up, they were in tears. The said " You don't know what this is going to mean to these kids. Some of them literally have nothing but the clothes on their back."</p> <p>And this year we are going to do it again!</p> <p>I encourage all of you to get involved in something this holiday season. So you only have a couple of dollars? Some of you get together and pool your money. Ring the Salvation Army bell (another thing my office participates in). Volunteer at a charity. Do anything that appeals to you. Then don't stop. Keep it up all year long. Some women marry someone who is beneath them because they don't have much self confidence and feel that is the best they deserve.</p> <p>     But most tend to marry someone they feel is an equal, both in belief and upbringing and social status. And we marry someone with the same goals, some one who wants to accomplish the same things we do. I have a friend who is a probation officer (not mine, I have never been in trouble with the law). She will only consider dating professional men.</p> <p>     I didn't get married until I was 38. It took me that long to find the right one. And I chose wisely. My husband has a great job and has only had 4 jobs his whole life. He has great morals, and is a computer genius. And he is turning into a great father for the little boy we adopted a few years ago. He is a Cub Scout Den leader for our sons den. He has an Associate Degree and is currently working on a Bachelors. He likes to read.</p> <p>     Not to say he's perfect. He gets cranky when he's tired or not feeling well, and could use some more patience and a little less weight. But he is honest and has never lied to me. I feel I married above me and he makes me want to be better. Or you can be a soccer mom taking kids to practices and recitals. It is impossible to do both well at the same time.</p> <p>     Notice I said well. I don't think I have lost business because I said "Sorry, I can't show you that house tonight, My son has a ball game." But I feel guilty when I put clients off like that. I also feel guilty if I miss a ball game.</p> <p>     You have to make choices about which one to put first at any given moment. There are going to be times, especially when the children are young, when that is going to be your first priority. When you are single and starting a career, or when the children are older and don't want Mom so much, your job might take more of your time.</p> <p>     That is probably why Oprah is leaving her talk show. She is starting her own tv network, and I guess she knew she couldn't do justice to the talk show and get a network up and running at the same time. They are, God first, family second and work third. We have a charity, KW Cares, which raises money both on the local and corporate level to help Keller Williams associates who have a lengthy illness or something that prevents them from working.</p> <p>Last May we started the first annual Red Day in which each local office chose a service event to perform. My office chose to clean and repaint the putt-putt golf coarse of a local public park.</p> <p>This year in December we will be raising money and toys for Child Protective Services to hand out to foster kids.</p> <p>There are other real estate companies, large and small, out there who also support a charity. If you work for one of those companies, you know how good it feels.</p> <p>There are many other ways individual agents help, through their church, missions trip, etc. We don't always hear about it because most of them don't like to toot their own horn.</p> <p>I know in tough times such as these it is easy to start loosing faith. There seems to be so much need in the world that we don't know where to start helping. Then they will go on to the next topic, usually sports.</p> <p>In the same situation, women will dissect Sally and Bob for an hour.</p> <p>But men do like to talk as much as women. I grew up out in the country, and it was a very common event to see two farmers stopped on the side of the road, just talking. And I see men stand and talk in stores for a long time.</p> <p>I love to people watch. Between October 1<sup>st</sup> and October 31<sup>st</sup>, 178 residential properties sold. That compares with 171 sold in October 2008. The average days on the market was 138. Average list price was $130,411. Commercial agents usually don't put properties on the MLS. And hoe many times have you given up when something didn't work the first time?</p> <p>If you want to succeed, you have to try. Then keep trying. There was a handyman who went over the wife's head to the husband everytime a decision had to be made. The wife got offended and fired him. The husband went to talk to him and told him being in charge made his wife feel safe, so he let her be in charge, even though a lot of people thought she walked all over him. But as a husband his job was to make her feel safe.</p> <p>That is what our job is with out real estate clients. Sometimes the wife is in charge and some times the husband has the more dominant personality. Every years too many die from breast cancer. Monthly self-exams and annual mammograms are the best way to catch it early. And catching it early is critical to a successful treatment. Yes, I know they are uncomfortable and a little painful, but not as bad as the alternative.</p> <p>So if you are past due for a mammogram, call now and schedule one!
