Wonder no more. Here are the sales figures for the month of October, 2009. As of November 4<sup>th</sup>, there are 257 pending home sales. Between October 1<sup>st</sup> and October 31<sup>st</sup>, 178 residential properties sold. That compares with 171 sold in October 2008. The average days on the market was 138. Average list price was $130,411. Average sales price was $124,500.</p> <p>Here is a breakdown of different price ranges:</p> <p>0 to $50,000 = 19 units sold</p> <p>$50 to $75,000 = 31</p> <p>$75 to $100,000 = 35</p> <p>$100 to $125,000 = 29</p> <p>$125 to $150,000 = 22</p> <p>$150 to $175,000 = 20</p> <p>$175 to $200,000 = 9</p> <p>$200 to $250,000 = 7</p> <p>$250 to $300,000 = 7</p> <p>$300 to $400,000 = 7</p> <p>$400,000 and up = 1</p> <p>There were 7 vacant lots sold, 3 Multi-Family properties, ( these were all duplexes next to each other in China Spring) 6 farm and ranch properties, and 1 commercial property.</p> <p>Don't read that to mean commercial properties are not selling in Waco. Commercial agents usually don't put properties on the MLS. There was a handyman who went over the wife's head to the husband everytime a decision had to be made. The wife got offended and fired him. The husband went to talk to him and told him being in charge made his wife feel safe, so he let her be in charge, even though a lot of people thought she walked all over him. But as a husband his job was to make her feel safe.</p> <p>That is what our job is with out real estate clients. Sometimes the wife is in charge and some times the husband has the more dominant personality. I'm glad you asked. As of October 6 there were 1,333 active listings and 268 sales pending. There were 199 homes sold between September 1 and October 1, 2009, compared to 231 in September 2008 when there were 1756 active listings. So it looks like inventory here in McLennan county is starting to go down. The first is something my broker Kim Galvan is always saying."Come from contribution." Help them meet their goals, and they will help you meet your production goals in your real estate career. That is a win-win for everyone, which is one of the things in the Keller Williams moto.</p> <p>The second thing this quote reminded me of was all the parents out there who are trying to have a thriving real estate career and a happy home life. Doing both is not easy. You have to sometimes make hard choices. If there is anything positive about the economic meltdown, this is it.
