Flagstaff and Coconino County Foreclosures Scheduled for the Last Week of 2009 - 12/29/09 07:38 PM
Several homes are on the foreclosure block at the Flagstaff courthouse this holiday week. Chances are most of the scheduled sales will be cancelled or postponed at the last minute (indeed on Monday nearly nothing actually went).
All trustee sales are scheduled for 11:30 a.m. unless otherwise noted.
All properties are in Flagstaff unless another Coconino County city is indicated in the address.

Without trying much to get Active Rain points, it looks like I may be at 200,000 by 2010. I know many others are much higher, but 200,000 still seems pretty cool to me. I've been blogging on Active Rain since February 4, 2007. Got my first comment on February 5, 2007 -- my birthday - from the fellow who introduced me to Active Rain during a networking lunch at a CRS convention in Las Vegas (Tony Marriott). My goal for the convention was to learn to blog. Guess I did.

Made a round-trip to Phoenix today (my 3d visit to Phoenix in 2009) and remembered why I could not stand to live there. The place smells! A red, ugly haze was hanging over the Phoenix Valley as we drove down from beautiful, clear, mountain air in Flagstaff, and even while in it we could see it. And, I could smell it -- and at my age, I don't have much sense of smell. Anyone not believe we are destoying the earth with automobiles and fossil fuels, come to Phoenix and take a look.

Coconino County and Flagstaff Foreclosure Sales Held Last Week - 12/14/09 04:30 PM

 
 
Last week, two private parties actually showed up at the Flagstaff courthouse and purchased properties up for trustee sale. This is unusual because of the need to produce cash at the sale ($10,000 to bid and the rest within 24 hours). Most properties revert to the ownership of the bank holding the first-lien.
 
 
For those listed below as being acquired at by a bank, look for them to appear for sale on the Northern Arizona MLS in the near future:

Flagstaff Realtors® so know how to party! Thursday was the annual Realtor® breakfast, with proceeds going to a shelter here in town. In the evening "though the weather was frightful, our party was delightful" thanks to the hard work of our RE/MAX Peak Properties broker and staff, which hosted many of the real estate community for delightful food and drink in many varieties.

Wow, what a snow! I spent most of the day being the servant of my horses... their stalls and paddock are in great shape. My 800 foot driveway is still impassable. Most of Flagstaff, including real estate offices, title company offices, courts, schools, Northern Arizona University, was closed today. The plows finally started on the non-arterial streets in the early afternoon -- they have a lot to do with the wind we still have and the 2-3 feet of snow that is everywhere! Coconino County and Flagstaff Foreclosure Sale Update - 12/07/09 10:12 PM
I got behind in the foreclosure reports for Flagstaff and Coconino County when I was away in November. Here is the catch-up, with all the trustee sales made in November 2009 (most of which are in or around Flagstaff) and the first few days of December.
It appears that all of these properties reverted to the banks which held the liens rather than being sold by the trustee to third-parties.
Look for them to appear of the Flagstaff-area MLS:

Also attended the NAR class on short sales and foreclosures, which was offered in Flagstaff today. It was a watered down version of the Certified Distressed Property Class that really isn't worth the time and is likely to overwhelm folks who haven't had some short-sale experience before they get swamped with the overload of info.
