Distractions from Getting that Real Estate Website Done - Flagstaff News - 02/22/10 06:39 PM
What I discovered today: It takes a long time to transition to a new website format, even when you have a template! I was snowed in, so I tried to get it done, but don't think I made it. Partly, I was distracted by some blog posts:

Flagstaff and Coconino County Foreclosure Sales Scheduled Feb. 15-19 - 02/17/10 10:25 PM
Although Monday was a legal holiday and so this is a short court week, there is no shortage of trustee sales scheduled for the week. There were even two set for Monday. Those were, of course, postponed. If the past is guide to the future, most of the sales scheduled for this week will be postponed. Those that do foreclose are most likely to revert to the bank holding the lien and be sold as REOs on the multiple-listing-service at some future date.

Whew! Another busy day in Flagstaff real estate (for me). A happy event: Closed a short sale transaction for a buyer who wrote the offer last June. I hope this ridiculous length of time continues to be my record for length of escrow. A bit of background: the sale was originally approved and set to close last August by a lender who then went out of business. The loan was tranferred, with about 60,000 other files, by the FDIC to a megabank that shall remain nameless here. It took them 90 days after that to even acknowledge the existence of our transaction. … (0 comments)

A busy President's Day for this Flagstaff real estate agent and for traffic in this mountain town. I started the day with a final walk through on a short sale that we hope to finally close tomorrow and went on a listing appointment (unrealistic wanna-be sellers -- I walked away from it). Many folks were skiing in that big pile of snow we accumulated in January but in town it was over forty degrees and there was plenty of sun everywhere. Flagstaff is a great place to live!

Strategic Default - Stupid or Smart? - 02/10/10 09:37 PM

The questions raised in this chart published by the Wall Street Journal at the end of last year are only part of the picture that should be analyzed by homeowners in deciding whether to walk away from their homes when their mortgages put them underwater. Several news articles and opinion pieces in the last couple of months have addressed the ethical issues raised by voluntary mortgage defaults, but most of these articles simply skim over the financial issues that homeowners should consider before making that kind of drastic decision.

Interesting. I wonder when Arizona Association of Realtors will add this to the Seller Property Disclosure form?
Via Mike Jones (SUNSTREET MORTGAGE, LLC):
"People can be exposed to toxins in tobacco smoke in a way that's never been recognized before."  
That quote by Lara Gundel, indoor environment specialist and staff scientist at the Lawrence Berkeley National Laboratory may change the level of disclosure required when agents list an existing home for sale.

As usual, most of the scheduled Flagstaff and Coconino County trustee sales for last week were cancelled a few minutes before the gavel was set to fall. Still, a few did change title. Below is the list of what sold or reverted to the bank holding the first lien. A First For Me -- Snow Shoeing To Show A Home - 02/01/10 12:18 AM
Perfect setting, perfect size, perfect look -- the only problem with this Flagstaff home on Saturday was that the road was blocked by snow. My clients brought some borrowed snow shoes and we went in anyway. Wrote an offer, and now we wait for a response.
Photo here is not of the Flagstaff home we saw on Saturday, but we did walk over a fence, just like you could (on snow shoes or skiis) with this one.
