Coconino County and Flagstaff Foreclosure Sales Held September 20-24, 2010 - 09/27/10 10:49 PM
Again last week all trustee sales reverted to the bank-lienholders for lack of third-party bidders. The schedule is just too unpredictable for cash buyers to make the trip to Flagstaff for court house auctions. Instead, distressed properties are being sold via the MLS either as bank-owned properties or short sales. These methods also allow buyers to inspect the properties and do conventional mortgage financing. Here is what foreclosed last week:

Have had appraisal orders out on two transactions since last Friday and no report on either yet. I just found out the problem: Two Flagstaff appraisers are on vacation and one resigned this week. A 4th has been turning down work because of work overload. Sometimes, Flagstaff being a small town is not such a good thing. Martini time!
A lot of rural land in one subdivision was pulled from the market today. That's what accounts for the unusually high number of "inactives." Here's what happened today in Northern Arizona real estate:

One of my favorite kind of days in Flagstaff real estate -- tromping through rocky, forested fields with a surveyor and prospective buyers! And the threatened storm didn't materialize, at least where I was. We'll see if there is snow on the Peaks in the morning.

Tuesday? Is it only Tuesday in Flagstaff, AZ? Significant, positive, activity today on three of my listings. Previewed homes to show to a buyer tomorrow. And the real biggie: Approval on a short sale that two of my lovely buyers have been waiting patiently for -- over a year! (To be fair, there were unusual title complications on this one.) I spent my day slogging through the nitty-gritty of selling Flagstaff homes today: What's the model number of that stove? Why you can't do a short sale just because you'd like to move.... Changing a price. In between I got to meet a wonderful friend for coffee. And I squeezed in a putting lesson just before dark.
