flagstaff real estate: I'm back! - 11/29/09 12:47 PM
I've actually been back at work for over a week -- it was a great trip and and wonderful wedding celebration for our son and his new wife. It's been such a busy week that I've not had time for blogging! Now I'm in Phoenix for the night to attend a RE/MAX International sales meeting tomorrow entitled "Demand Succuss." Then back to Flagstaff to show some homes late in the day.
I did want to let my readers know that the Flagstaff foreclosure picture has not changed -- many have been noticed for sale each of the last two Mondays, but few … (3 comments)

TGIF and Happy (almost) Halloween. I heard that home loan rates ticked down below 5% today! This could be the last weekend to get the first-time-home-buyer tax credit at it's full $8000 level, or any level at all really. Buyers call now!

Another busy day in Flagstaff real estate, starting with our broker-hosted round-table discussion of weird fraud schemes in this crazy market. Then out to show homes for nearly 7 hours (excluding a short lunch break during which I reorganized the schedule for the afternoon). All of our heads were spinning at the end of the marathon day, but we made good progress toward the goal of finding the right home for this re-locating family. Returned calls and emails for an hour. Meanwhile, it's snowing here today. Not much is staying on the ground -- at least not in the Northeast Rural area where I live. Lake Mary may look like this scene, but I doubt there is that much snow there either. There is still plenty of snow on the San Francisco Peaks, however, it's melting fast in the Spring sun.

flagstaff real estate: TGIF -- Been a Long Time Since I've Said That! - 04/10/09 03:48 PM
One-hundred and six (106) listings were introduced to the Northern Arizona market this week. The Spring deluge has begun! March showed an improvement in listings relative to sales, at least in the greater Flagstaff portion of the Northern AZ market. So far, it seems likely that listings will over-power the sales during April, though buyer activity has certainly picked up.
I must confess that I contributed to the "deluge" with two new listings this week: 135514 and 135563. Also, today I confirmed inspection satisfaction on three homes in escrow, confirmed second-stage loan approval on one of those, accomplished an inspection (yet … (1 comments)

flagstaff real estate: Flagstaff Weekend -- Last Blizzard of the Spring? - 04/03/09 05:11 PM
In Flagstaff, we're having what the weather service describes as "snow showers." And amazingly high winds.
This adds up to BLIZZARD in my book. These dogs in a backyard in Doney Park may have been enjoying it this afternoon, but I bet they aren't now! The Flagstaff First Friday Artwalk probably had a really low turnout!

flagstaff real estate: Buyers Are Coming Out of the Woodwork in Flagstaff Real Estate - 03/26/09 04:21 PM
Is the Flagstaff real estate market turning around? Only the stats will tell -- and I suspect they will tell that it's still very much a buyer's market with lots of houses yet to sell. Nonetheless, I was out with one buyer today, have another tomorrow, and two scheduled for Saturday. Another one of my listings went into escrow today.
The first-time home buyer's tax credit -- worth $8000 in the Flagstaff market, and record low interest rates are bringing buyers out of the woodwork. But there is still a lot of inventory in the competition for these buyers. So, if … (5 comments)

Here's the list of what will be on the block at foreclosure sale this week. Some may be delayed due to bankruptcy court proceedings. flagstaff real estate: Flagstaff Real Estate Makes USA Today -- Good News? Accurate News? - 02/17/09 03:09 PM
Flagstaff home sales made the news in USA Today, but I wasn't impressed with their analysis or the numbers. The facts are that volume is down more than they reported and second home ownership is not going to help the market for a long time given the situation in Phoenix, where our second-homeowners come from. And, I'm not talking the Phoenix homes market, which is dismal enough, but the Phoenix jobs market, which is in long-term trouble because the Arizona educational system is in trouble. Without an educated workforce, industry is not going to expand here and that's bad for existing workers … (5 comments)

flagstaff real estate: Market Snapshot -- February 3, 2009 -- from Flagstaff, AZ - 02/03/09 11:45 AM
This Flagstaff real estate agent spent an hour and a half this morning at a short-sale seminar, learning nothing new. I've blogged elsewhere about the frustrations of short sales for buyers and their agents and irrationality by the banks who hold the liens, not to mention the heart-break for the sellers (or would-be sellers) involved. Yes, I'll go back for the continuing saga of this seminar on Thursday, but hoping to learn something new seems to be a futile hope. We need reformed government intervention here.
