The weekly real estate transactions as provided by the Steamboat Pilot and Today are below. We have experienced an explosion in properties put under contact in the last two weeks. After having a early summer lull, the expected activity is upon us with average and median prices of pending properties rising. The number of pending sales remain in the mid 90's as opposed to the low 70's several weeks ago while weekly closed sales remain constant. The Routt County Assessor's web site has posted concise information to assist all of us in untangling the process used in valuing property for tax purposes. The information also compares Routt County to other resort communities as well as adjacent counties. Per Colorado state statute, real property is re-appraised every 2 years(odd numbered years) and the current data collection period is July 1, 2008 - June 30, 2010. Any sales that occurred after June 30th, 2010 will be used in the next data collection period for the 2013 re-appraisal. Have clients ever disclosed to you that another Realtor told them that you were "too busy or have too many listings to be effective and get the listing sold"? Not to mention the questionable ethics involved, it should make a seller curious as to why the agent isn't taking the opportunity to showcase their own talents and strategies rather than maligning the successes of their peers. Since the market continues to be highly competitive, with good listings on every agent's radar, take the time to educate yourself and your sellers why you should be chosen over other agents.
