Mountain bike cruise in Grand Junction yesterday! One last glorious weekend before the Arctic Express arrives...an alleged strongest storm on record (since the '70's) in the Bering Sea. This storm is a remnant of Typhoon Nuri and is promising some heavy snows for Colorado as it pushes inland. I'm sad to see this exquisite fall weather depart...but it is time for ski season at Mount Werner!!!!
Over $38 million in real estate sales were reported closed in the past 3 weeks by the Steamboat Pilot and Today. That dollar volume represented 77 closed Steamboat Springs area real estate transactions.

abundant summer rain's bounty 12 sales closed this past week for a dollar volume of $6,273,495. 4 sales were single family, 6 were condo/townhomes, 1 was a lot/land sale, and 1 was commercial.
As of Monday, August 18, there were 171 pending sales (excluding the $18 million ranch) for a pending dollar volume of $102,431,698. And today, Thursday, August 21, that number has risen to 190 pending transactions for the Steamboat Springs area. Flying to Oshkosh viewing the mighty Mississippi Summer is so busy that even the Steamboat Pilot newspaper took a week break in reporting Steamboat Springs real estate sales! Consequently, this report includes 2 weeks of unit and dollar volume...and it is HUGE.
49 transactions were closed and reported by the Steamboat Pilot and Today for a dollar volume of $37,346,885. Of those sales, 17 are single family homes, 18 are condos/townhomes, 13 are lots/land and 1 commercial/industrial (the TIC campus closed for $9.7 million).

The average pending sale price is $453,269 and the median is $314,450. 8% of the pending sales are listed for over $1 million, only 1 sale pending is listed between $999,999 and $800k, 8% of pending sales are listed between $799,999 and $600,000, 24% are between $599,999 and $400k, 14% are listed in the $300's and 46% are pending with a list price below $300,000.

Notably, pending sales reported by the Steamboat Springs MLS show a decrease in dollar volume and pending units. Sales of condos and towhomes have experienced the greatest sales activity recently. Real estate in the Steamboat Springs area saw 12 closed whole ownership sales from March 14-20 for $7,642,000 and an uptick in fractional/timeshare sales to $823,070.
