Not every transaction goes perfect.  We all try, but something will inevitably happen if you have many transactions.  Being busy, one needs help to focus on all the details.  So, for those of you who are busy in this industry, when something goes wrong AND it is your fault, do you take the blame or do you come up with a scapegoat?  DO you tell the truth to your seller or buyer?  Or do you start blaming the lender, the title attorney, the appraiser, or whomever?

I have a question:
Can someone explain the use of Twitter for business purposes?   Aside from letting the world know I may not be available for the next hour or so, what purpose does it serve?  I signed up, but have yet to use it.  I just think if someone wants to reach me, they will call me and then leave a message if I do not answer the phone.  They do not care where I am.

Ok, with all the knowledge and experience of all of us at Active Rain, we should be able to come up with viable solutions to this housing crisis.

So, real estate agents, you may not have priced the last listing attempt correctly or you said something wrong during the appointment.  Loan officers, you may have quoted the rate too high or forgot to ask for the tax returns when you pre-approved a borrower and then the underwriter noticed "unreimbursed employee expenses", thus lowering your pre-approval amount.

loan: Remember the NEHEMIAH grant for FHA? Well, we have another one in the marketplace NOW!!!!! - 10/15/09 03:01 PM
Remember the Nehemiah loan?  It was the grant loan which FHA allowed.  We were able to add the down payment to the sale price, which ultimately was added to the loan amount.  For example, a $200,000 purchase would sell at $206,185.  The extra $6185 was the 3% down payment which was required by FHA. 
 

 
Nehemiah was terminated since it was discovered these loans had a higher incidence of foreclosures.

I feel like the world is a different place...yet again!  Taylor Bean & Whitaker: the 3rd largest FHA lender in the nation has closed its doors today due to a mistake by the "powers to be" in upper management.  SO, many jobs were lost today along with many homeowners who had their loans in process are now scrambling to obtain a new mortgage, potentially at a higher rate.

NO NEED TO WAIT UNTIL NEXT YEAR !!! YES!  First time homebuyers can claim their $8000 credit this year IF they purchase before they file their 2008 tax return OR they amend their 2008 tax return after they purchased and filed to claim their $8000 credit !
In order to be eligible for the $8000, here are the rules:
•1)       Can not have owned a home in the past 3 years;
•2)       10% of the purchase price or $8000: whichever is LESS is the credit;
•3)       Principal residence only;
•4)       Buyers must make less than $75,000 for singles or $150,000 for … (4 comments)

loan: FHA LOANS: AGENTS AND MORTGAGE BROKERS: WATCH OUT FOR THIS TEST ON MULTI-FAMILIES!!! - 10/23/08 11:02 AM
So many loan officers forget about the "housing" check for 3 or 4 family FHA purchases.  Desktop underwriting does NOT check for this, so it is a manual check.  I have heard about loans failing at other companies because of this and it is a simple check that can be done by the agent or the mortgage broker.
 
The "housing" check is simply the following:
 
Add the market rents from the appraisal and multiply by 85%.  The result of this equation MUST be EQUAL TO OR GREATER THAN the PITI (Principal, Interest, Taxes and Insurance) PLUS PMI total.
