No matter how tough the economy is or how tough the industry is we are in, we can dust ourselves off each day and go to work for the client, and, ultimately, ourselves.  If the system is not working, we need to change ourselves and figure out how to create a new system: a new way of doing business.

STOP telling the world if you are home or not!  A local family was robbed this week when the mom posted she and her family were going away for the weekend.  They lost over $60,000 worth of possessions!

ma loans: June 30th close date for the tax credit: Extension? - 05/03/10 04:13 PM
June 30th is less than 2 months away.  This is the important CLOSE date for the $8000 tax credit for first time home buyers and the deadline for $6500 for the repeat (move up) buyers.  Short sales taking 3, 4, 5,6 or more months.  REO's taking a few months to close.  The Obama administration has requested banks make faster short sale decisions within 30 days.  But this is NOT happening.
 
The question of "will the June 30th deadline be extended?" is getting louder and LOUDER!  I believe it MUST be extended or there will be many screaming first time home … (2 comments)

With so many borrowers losing their homes, the dream of home ownership has become a nightmare.  No longer are potential buyers EXCITED about buying a home.  How do we get them excited again?  Well, when they see so many people "drowning in the pool of real estate, why would they jump into the pool"?
 
EDUCATION!  Educate the homeowner about the process.  Teach them the "Steps of Home Ownership".

FHA has specific guidelines regarding private sewage systems.  If you are a realtor in areas with private sewage systems, I highly recommend you familiarize yourself with the guidelines (excerpt from www.hud.gov website):
 
A. Community Sewer Systems: HUD no longer maintains list of approved systems. It is helpful if the appraiser notes the name of the community system(s) on the appraisal report.
