ma loans: Do YOU fantasize? The DR. says it is ok! And actually good! - 12/02/09 01:00 PM
Yes, I fantasize...doesn't everyone?  Now, come on, I know what at least 50% of you are thinking! But fantasizing can include all aspects of life.

Just today I was fantasizing I was on the beach in Florida working from my cell phone and financing every client I met and closed them all in 5 days.  Ahhhhh: great fantasy!
Here is a quote from Dr. Seuss:
"I like nonsense; it wakes up the brain cells. Fantasy is a necessary ingredient in living; it's a way of looking at life through the wrong end of a telescope. Which is what I do, … (1 comments)

ma loans: How many computer "experts" have you hired/paid to assist you in your endeavors? - 12/01/09 01:01 PM
Well, I am now going on my 5th!  I have yet to understand how to achieve a higher ranking in google.  Everyone tells me something different.  If I google my name, I am on over 7300 web pages.  My website has been tagged to all these web pages, but yet my website is no where near the top of the google search.
I have been told "tags" work.  Then I see a video from google that shows Mr. Google stating "tags" are meaningless in the search engine.  "Description" means something, though.  Linking to others is supposed to help.  I have done … (12 comments)

ma loans: VA LOANS ARE still ALIVE AND WELL!: Up-to-date information - 11/30/09 01:01 PM
A VA loan is 100% financing with NO monthly PMI.  It is available to all on active duty and their spouses and those veterans not currently active.  This loan is easier to obtain than conventional financing. A veteran CAN use their entitlement again under certain conditions.  It can be used for 1-4 unit owner occupied residences.

The veteran borrower is charged a nonrefundable upfront funding fee, which can be financed, instead of a mortgage insurance premium. This fee is 2.15% of the loan amount for a first-time service veteran making no down payment. It is higher for reservists & for … (0 comments)

ma loans: I HIT THE 50,000 MARK! THANK YOU ACTIVE RAIN COLLEAGUES! - 11/29/09 10:45 AM
So, here I am at the 50,000 mark!  What have I learned?  Have I accomplished anything?

I say "YES."  I have learned so much from this community: how to network, learn from each other's trials and tribulations, find information so easily, the list goes on......
Also, I have generated leads from Active Rain and the consumers have been happy.  I believe they come here to see and find someone who spends time on their business.  Who is willing to dedicate hours and hours educating others and collaborating with others?  A consumer always wants a professional who is knowledgeable of their … (3 comments)

ma loans: Are YOU happy in your job? HAPPY? - 11/29/09 10:30 AM
"Man is happy only as he finds work worth doing - and does it well." E. Merrill Root (1895-1973) American Writer

Doesn't this make sense?  If you enjoy what you do, you are happy!  Pure and simple!  If you leave work every day and say things like, "I hate my job" or "I wish I could be doing something different", then it is time you change your job!  Now this might not be the easiest task in this market, but isn't your happiness worth the time it will take to find a new job?
If you are unhappy with this … (2 comments)

ma loans: Do you "stick" to it? Do you execute your plan? Do you have a plan? - 11/23/09 12:25 PM
"I like a person who knows his/her own mind and sticks to it; who sees at once what, in given circumstances, is to be done, and does it." William Hazlitt (1778-1830) English Essayist
Do  you get up every morning or go to bed each evening with a plan for the day or the next day?  Do you stick to the plan?  For example, you say you will send out Thanksgiving Day cards to all your clients and, instead, you only send out a few?  Or you had a goal of calling expired listings for the past month, but only achieved calling … (2 comments)

ma loans: Do you PROCRASTINATE? - 11/19/09 01:04 PM
"Conditions are NEVER 'just right'.  People who delay action until all factors are favorable do nothing." William Feather  (1888-1981) Author
Do you find yourself saying, "I'm waiting until....?"  Time passes quickly.  Do not WAIT until the weather is perfect and the stars are aligned correctly.  Just DO IT!  Make life happen.  Do not put off until tomorrow what you can do TODAY.  The movers and shakers will just whizzzzzzzzzzz by you.  So, BEEP, BEEP, become the Road Runner, not the one who is left by the side of the road.

ma loans: Do you UNDERSTAND people? - 11/17/09 11:48 PM
"You are a soul who does not over-think, or over-act or over-speak, because you UNDERSTAND." Author unknown
Do YOU understand people or do you over-speak them and over-react or think too much about a situation?  To understand someone means, to me, knowing THEIR goals and what THEY want.  Not what I want or what my goal is.
I approach each consumer with this thought process.  What is it that they want?  By achieving their goal, I should see a happy client at the closing table!

ma loans: Do you GOSSIP or NOT? Look what happens when you do NOT: - 11/08/09 01:48 AM
"The man who has time for gossip and slander has no time for success."

HOW TRUE!  There are those who gossip and those who do not.  Take notice!  The ones who do NOT gossip are the ones who SUCCEED.  Please take a moment and think of those you RESPECT and ADMIRE.  They are successful because they keep the gossip within themselves.  They listen to others, but they focus on the positive and throw away the negative. They focus on their goals and ultimately achieve their goals.
How do you rate yourself: a Gossiper or NOT?

ma loans: ARE YOU HONEST? - 11/07/09 03:00 AM
"Make yourself an honest man, and then you may be sure that there is one less scoundrel in the world." Thomas Carlyle (1795-1881) Scottish Writer

HONESTY IS THE BEST POLICY !   How often have you heard this?  If we all lived by this rule, the world would be such a better place to live!  There are those of us who play by the rules and those of use who look for a "work-around".  Who are YOU?

ma loans: How to WIN in Real Estate! Do you know how? - 10/21/09 02:14 AM
"Climbing is not about conquering the rock; it is about conquering yourself."

Sometimes we get in our own way when a challenge is presented to us.  It may be our stubbornness or our pride or our own personal convictions.  We need to step out of the box and watch ourselves as if we were in a movie.  What would we think of ourselves as we watched?

Real estate, and for that matter, everyday living, presents obstacles we need to overcome in order to achieve RESULTS.  Let's eliminate one issue: ourselves.  Fight back the temptation to argue back.  When others … (4 comments)

ma loans: How to list a home IN BAD REPAIR AND I MEAN BAD! Check this out! - 10/20/09 05:11 AM
"The life of man is like a game with dice; if you don't get the throw you want, you must show your skill in making the best of the throw you get." Terence

So, let's put this into an example: As a listing agent, you have been listing many homes in excellent/good shape.  One day, you are asked to list a house that is in BAD repair: bad odors, plumbing that does not work, porch falling off, terrible landscaping, etc...  WHAT DO YOU DO?

ma loans: How do YOU handle a challenge in this market? A curve in the road to the close? - 10/20/09 02:54 AM
"You are a courageous soul who recognizes that whatever you face will become the wings with which to fly."

We all face challenges during the day, a curve or two in the road, especially in a difficult real estate market such as this!  Our challenges should strengthen us and compel us to move forward and through them.

So, the next time you receive a call from someone involved in the transaction, which may cause a delay or possibly a termination of the sale, consider the issue a challenge.  One that can be overcome by everyone working together.  And … (5 comments)

ma loans: Do YOU meet the definition of CLASSY? - 10/17/09 04:34 PM
"Class is an aura of confidence that is being sure without being cocky. Class has nothing to do with money. Class never runs scared. It is self-discipline and self-knowledge. It's the sure footedness that comes with having proved you can meet life." Ann Landers, born 1918

How TRUE this is! Class has nothing to do with money.  It is knowing yourself and showing the world you have proved yourself by your accomplishments and grace you exhibit.
Thank you Ann Landers for saying it so simply!

ma loans: Do you BLAME others when things go wrong in a transaction? - 10/16/09 03:52 AM
"Yes, there are times when something is legitimately not our fault. Blaming others, however, keeps us in a stuck state and is ultimately rough on our own self-esteem." Eric Allenbaugh - Author of "Wake-Up Calls"

So, when was the last time you said: It was the loan officer's fault!" OR "It was the agent's fault!" OR "That darn appraiser ruined the transaction for everyone!" .

When a transaction goes south, we should all realize not every transaction can be a grand slam.  There are houses that will not appraise or will have appraisal issues, like repairs required.  There may … (3 comments)

ma loans: The SATISFACTION of the REAL ESTATE INDUSTRY ! - 10/10/09 04:04 AM
"I have always struggled to achieve excellence. One thing that cycling has taught me is that if you can achieve something without a struggle it's not going to be satisfying." Greg LeMond - Cyclist, 3 Times Winner of the Tour de France

Well, we all know real estate can be a struggle during these tough times, BUT at the end of the day we are helping the consumer and isn't that satisfying?

ma loans: AGENT SLIPS ON ICE AT A FORECLOSED PROPERTY: MAY SHE REST IN PEACE - 02/05/09 12:39 AM
Edwina passed away this week.  A Rhode Island real estate agent for most of her life, Edwina was showing a foreclosed property to a prospective client, slipped on the ice, hit her head and was rushed to the hospital.  She had been in a coma for a period of time and her family made the painful decision to take her off life support.

May Edwina rest in peace and may she set an example for all of us that life is, indeed, short and we must enjoy every second of every day.
Also, all of us who are visiting foreclosed properties that … (5 comments)

ma loans: FORECLOSURES UP 80% 2008. WILL 2009 BE WORSE? - 01/15/09 01:21 PM
Foreclosures up 80% in 2008.  Many are predicting 2009 will be worse due to another batch of poor loans will go into default: the option arms.  Option arms are loans that allow for negative amortization for a certain number of years.   Once this number of years is up, the payments significantly increase, thus the default rate will increase.
Billions of dollars of these loans were sold.  There is a percentage of these loans that were:
•1)      Sold to investor borrowers. Borrowers who wanted the flexibility to pay less some months, but would make it up the following month.
•2)      Sold … (6 comments)
