Oh NO!  Social Security surplus is GONE!  First year this has happened.  It is being attributed to the recession.  With so many layoffs, employees have taken early retirement by accepting a "golden hand shake" or by having no choice.
 
This crisis was coming but it was rushed by the recession.  So, the question is "now what"?  A social security bail-out is inevitable. And they may raise the retirement age again.  If medical technology can keep us alive an extra 10 years, we should be able to work an extra ten, right?
 
Where does all this bail-out end?

Just today I was fantasizing I was on the beach in Florida working from my cell phone and financing every client I met and closed them all in 5 days.  Ahhhhh: great fantasy!

Well, I am now going on my 5th!  I have yet to understand how to achieve a higher ranking in google.  Everyone tells me something different.  If I google my name, I am on over 7300 web pages.  My website has been tagged to all these web pages, but yet my website is no where near the top of the google search.
I have been told "tags" work.  Then I see a video from google that shows Mr. Google stating "tags" are meaningless in the search engine.  "Description" means something, though.  Linking to others is supposed to help.  I have done … (12 comments)

A VA loan is 100% financing with NO monthly PMI.  It is available to all on active duty and their spouses and those veterans not currently active.  This loan is easier to obtain than conventional financing. A veteran CAN use their entitlement again under certain conditions.  It can be used for 1-4 unit owner occupied residences.

streamline: FOUR 30 DAY LATES ON A MORTGAGE AND THEY RECEIVED A 5.625% FIXED RATE! BELIEVE IT! IT CLOSED! - 01/28/09 09:37 PM
Four 30 day lates and they received a mortgage?  ABSOLUTELY!  This is a classic example that if you do your homework and do the following, you can accomplish a loan that is a "common sense loan".

•1)       Do you believe in the loan and the borrower?
•2)       Are there compensating factors?
•3)       Is there a logical explanation for the lates or other derogatory credit that can be explained and substantiated with documented proof?

streamline: FORECLOSURES FREEZE EXTENDED UNTIL JANUARY 31 ! WHAT SHOULD YOU DO TO AVOID FORECLOSURE? - 01/23/09 11:09 PM
FNMA has extended the moratorium on foreclosures for those homeowners who are 90 days delinquent on their mortgage to January 31.  FNMA estimates about 6000 homeowners are facing foreclosure between now and then.
 
Will this moratorium work?  Not if the current lenders are unwilling to loan modify their current loan.  Some lenders are doing a great job of loan modifying.  For those homeowners who have been successful, they have provided me with the following "tips":
•1)       Tell your current lender you absolutely cannot afford the payment and forward to them income data and expenses to reflect your hardship.

Have an FHA loan?  Streamline refinances are the best way to lower a rate!  Find a lender who will refinance you at NO cost.  This includes NOT adding to the loan amount and NOT charging anything at the table.  If the borrower does not need cash out, an appraisal is not even needed!
So, even if a homeowner is upside down (they owe more than the house is worth), a streamline can be approved.  The streamline is allowed for all FHA loans.  Even FHA loans on properties that may now be investment, which were once owner-occupied are eligible for … (1 comments)

Did you know you can STREAMLINE an FHA loan?  
 
Streamlining is simply refinancing the existing mortgage REGARDLESS of the value of the home!  So, if you have an FHA loan and you are "upside down"; FHA DOES NOT CARE!  Simply contact an FHA lender (like me!) and streamline down to a lower rate.
 
AND! You can do this at NO cost!!!  If you pay closing costs, the rate would be lower.
 
This is the BIGGEST advantage of an FHA loan!  Take advantage: TODAY!

We are in a mortgage crisis and many homeowners owe more than their home is worth: OUCH!  Well, if they have an FHA loan, they should look into a STREAMLINE refinance. A streamline will lower their rate and save them money! 
Streamlining does not require an appraisal; there are no closing costs; no employment verification, no credit scoring, no debt to income requirement.  You just need a good mortage history with no late payments; unless the late payment was AFTER a rate adjustment.
Yes, this is true!!!!  FHA is a GREAT loan product, especially in a market like today's market.
