If you've had the pleasure of tailgating in the neighborhood surrounding Lambeau Field you'll know why this is becoming a problem.
When I have driven up to Green Bay to enjoy tailgating and a Packer game, it always amazes me the number of people partying on all the lawns of the home surrounding Lambeau Field.
Recently a home or two have been sold to out of towners that just come up to party for games. Then things evolved to renting out houses for the weekend. Homeowners rent out the home and it turns into a party house. Well, you know that some parties get pretty loud and out of hand.
Neighbors then complained to the city and now Green Bay warned Owners Who Rent Homes Near Lambeau that their activities may violate city ordinances or require a special permit.
The city thinks that at least a half-dozen homes along a street adjacent to the football stadium have been turned into what the city calls party or vacation homes. Four of them are rented out on home game weekends.
The local Alderman, Chris Wery, said his office has fielded complaints from neighbors and thus the city has chosen to take action.
Many of the homeowners feel that they have done nothing wrong and have the right to rent out their properties.
I know that if the "party" home was next door to me. I would become annoyed at loud and disruptive parties. If I were to rent out my home, I think I'd have to be around to make certain things didn't get "out of hand." But that's me.

A planned community for 12 Single Family homes and 38 Side by side ranch condos will be named Orchard Glen.
Insight Development Group is planning to do the building. The prices are expected to range from $379,000 to $490,000. The developer expects the appeal to be first time home buyers and empty-nesters.
There isn't much for new construction in this price range in Mequon. In addition, empty nesters are looking for ranch condos. They want maintenance free lifestyles and privacy. Ranch condos are a perfect match.

The great state of Wisconsin should receive about $39 Million in Federal help to start to stabilize neighborhoods and help with abandoned homes.
The Governor and HUD said that this is separate funding other than the $9.2 Million that the city of Milwaukee will be receiving.
The foreclosure rate in Milwaukee is currently almost 10%!! This money will help with the Neighborhood Stabilization Program. Plans are that almost $4 Billion is being allocated across the country for the redevelopment of abandoned and foreclosed homes.
In Milwaukee I have seen many homes that are in foreclosure and abandoned. The homes are left with belongings inside and then are broken into. Some need to be boarded up to keep vagrants OUT. It will be a help to the city and the current homeowners to get these homes back to livable condition and sold.

This may be shortlived - but for now WHEDA will not accept rate locks until further notice. WHEDA wqill accept preapprovals, hoping that the market disruption isn't going to last long.
Effective October 1, 2008 - WHEDA will currently waive its preapproval fee for applications received on or after October 1, 2008.
WHEDA is not able to access low-cost capital. This is all a melt-down from what has been happening of late on Wall Street.
Until money is available and at a reasonable rate we may see more loan programs effected.
If you are buying a home - what does this mean to you? In my opinion it means deal with a LOCAL source of funding. Deal with someone your Realtor (R) recommends and has a good business reputation.
If you are considering buying a home - there hasn't been a better time in many years.
1. The inventory is amazing. You can pick and choose what you would like.
2. Sellers are more reasonable with their pricing and helping assist YOU with financing if needed.
3. Right now there is still mortgage money available at favorable rates.
4. We may be at the BOTTOM of this market!!!! this is important. You do not want to look back and say "I should have bought last year -- when the rates were more favorable and the prices were better" . Jump in NOW - before mortgage money goes up.

Reporting on sales and activity for Wauwatosa Wisconsin for the month ending September 30, 2008.
September sales in Wauwatosa show as 31 closings. In 2007 data shows 27 sales for the same time period.
There are currently 241 active listings in Wauwatosa. That is 13 months supply on the market. This indicates we are in a buyers market. When inventory is at 5 months or less, it is considered a "sellers" market.
Sales are up slightly from 2007 - that is a good sign.
Building permits across the country are down to just under a million, historically this is an INDICATOR that we have reached the BOTTOM of the market.
If sales for this past month are an indicator, sales are increasing. That is good news for the economy and the seller's in the area.

Congrats to the Brew Crew for getting into the Wild Card games. Next stop for them is in Philly.
The Mayor of Milwaukee, Tom Barrett has declared Wednesday October 1st "Milwaukee Brewers Day".
I am sure many people will wear their Brewers attire!
The first game of this series will be Wednesday October 1st at 3:05 pm
The second game will be Thursday October 2nd at 6:05 pm

I'm serious! Historically speaking when building starts dip below 1 million AND have been almost level for several months-- we are at the BOTTOM. Well, as of yesterday that's where we were/are!!
Let's all celebrate. This is a good reason to be buying a home RIGHT NOW! People always look back at what was the bottom and say "I wish I would have bought...." ----
When the prices were better....
When the interest rates were lower....
When the selection was better....
WELL --- Let's go. Selection has NEVER been better! There is now 11 months of inventory on the market and dropping. We were at an all time high earlier this year, now it is dropping.
What does this mean?
If you are a BUYER, look and buy NOW. You will have less and less of a selection as inventory drops. You will get a better deal NOW than when inventory drops.
If you are a SELLER, get your property ready to market. As inventory drops, more buyers get serious. As more buyers get serious more properties move. You get the picture. Looking at the home you are moving to --- YOUR selection is best NOW. You may be more aggressive on the price you take on your home but more than MAKE UP the difference on what you are buying.

SO, it is the end of September and I'm planning out the rest of this year. Re-adjusting numbers, strategies, etc. Looking at how many transactions I need to make my business plan work. Heaven knows this year has been more than a challenge.
I recently started working the Brian Buffini system. Just started a few months ago.
Now comes an opportunity to attend the "Turning Point Retreat."
I like the system of note cards, newsletters and pop-bys. I haven't been able to get ALL of them implemented in my daily routine, but I am trying. I have always sent out at least 4 items a year to my top list of clients. Now I have narrowed it down to the best 100 to focus on.
The decision I need to make, that I am having trouble with is....
Parting with several hundred dollars!
In "normal", profitable year, it would be no problem, pay and go.....
I am just not sure if several hundred dollars and several days is going to work to my advantage at this time.
I wish I had a crystal ball.
I have the newsletters, cards, etc. I am a little behind on the notecards....
What do you folks that have been to the retreat think? Is 2 days plus worth the investment of time, let alone money???
