So just another day - of blizzard conditions that is!
A closing is scheduled for 4 pm and the roads are snow covered and dangerous.  That's what we woke up to on Friday! 
Milwaukee Public Schools are closed,  Menomonee Falls, Brookfield, Germantown, Wauwatosa, Greenfield - YOU NAME IT - THEY'RE CLOSED!!  An extra day of Christmas vacation for the kids and teachers!
Watched the Weather forecast and they are saying the snow should end about noon.  We have 12 - 14" in our area.  YIKES!

Why I like Blizzards! Snow days! - 12/18/08 03:23 PM
 Another big storm is approaching us. 
Las Vegas got snow.  Holy cow!!  And that storm is packing trouble for us!!
We are in the path of a big storm packing alot of punch.  The news is - Get ready Milwaukee area --- and most of South Eastern Wisconsin for a big one. 
8 - 12" in our area, heavy - heavy - wet stuff.  Then on Sunday another 6 - 8 inches.
What I like best about this kind of storm!

The market has not been better for a buyer in a long, long time.  Not the entire time of my Real Estate Career ---dating back to 1985.
The inventory of homes available is up!  What a wonderful opportunity to have so many choices.  Pick your neighborhood, pick your favorite style, the market is full of choices!
Interest Rates.  Rates THIS WEEK have fluctuated between 4 5/8 and 5.5% Fixed .  Rates are at an all time low!  I have seen rates below 5% periodically - for a day or two at a time in the past couple of years.  2 months ago … (4 comments)

Menomonee Falls Real Estate Update Condominium Sales - Sales are UP! - 12/16/08 03:40 PM
Sales of Condominiums in Menomonee Falls show a total of 75 sales year to date.  This is higher than the 2007 numbers.  The total for 2007 was 61 sales.  This is a 23% increase over last year.  There likely will be some properties closing before year end, changing the numbers a little bit.
New listings coming on the market are down 7% from last year.   There is still a good amount of inventory for buyers to choose from.
The sales in Menomonee Falls are better than most metropolitan areas are experiencing.

Brookfield Wisconsin Real Estate Market Report - 12/16/08 03:29 PM
Sales of Condominiums in Brookfield show a total of 52 year to date.  This is considerably slower than the 2007 numbers.  The total for 2007 was 93 sales.  There likely will be some properties closing before year end, changing the numbers a little bit.
New listings coming on the market are down 14% from last year.  This leaves a great supply of inventory for buyers to choose from.

There has been an increase in business since the election.  I am not sure what that had to do with people not buying homes, or having confidence now to buy.  But I can tell you I have had more appointments with buyers in the past few weeks than in the past few months.
I have seen more accepted offers in the MLS (multiple listing service) than I have seen in a long time.  So don't miss a great time to buy.  Call today to see what is available to you.

With severe weather warnings going on and General Mitchell Airport in Milwaukee closing this morning, I decided to work from home today.  I thought it might be safer to stay around the house, not drive - that would be better for my health.
My Simba sure enjoyed the day.  There is something about snow that Golden Retrievers just love.  Since it is still snowing, I played "let dog in, let dog out" most of the day.
 
I'd love to have the job of a weatherman.  They never have to be accurate.  Just vague. The reports said, somewhere between 6 -10 inches … (20 comments)

Market Report Menomonee Falls Wisconsin - Sales steady, Inventory Up - 12/09/08 04:02 PM
The GOOD NEWS IS:  Menomonee Falls has experienced increasing or steady sales for 5 out of the last 6 months.  The numbers  for the year are still down from 2007 but they are improving.  The sales for November  were 19 - dead even with 2007.
New listings in November were 30, a bit higher than the 26 for last year. Since January we have seen fewer homes coming on the market than 2007.  We are down over 19.3% for the year.
This indicates the market is getting better, with fewer homes in inventory and a little quicker sales for the properties that are on the market.

I have a ranch style condo with a basement for only $155,000.  For Brookfield, this is a bargain.  This 2 bedroom 2 bath Condo is located in Wexford Downs located near Calhoun Rd and Burleigh.
2 Bedrooms and 2 full baths, fireplace, eat-in kitchen and dining room.  The deck has awesome views of the nature conservancy.  Nice private location.

Waukesha County Market Report ending November 30, 2008 - 12/06/08 05:07 PM
 
Waukesha County has experienced a down market this year as compared to last year. Sales were down in November about 34% from the 2007 numbers.
New listings are down 15%. The market seems to be in a decline for pricing of homes.
This indicates the market is bottoming out. If you are looking to purchase this may be the best time!

Market Report for Brookfield Wisconsin ending 12/6/2008 - 12/06/08 04:45 PM
 
The numbers are now in for November Sales.  The market is down from last year, Sales are 22 for the month, with 35 last year for the same period.  This is a drop of 13% from last year.
Listings are also down - with 45 new listings, last year there were 50 new properties on the market.  This is a 5% decrease.

Cost Savings Ideas for Money Strapped Homeowners - 12/06/08 04:43 AM
Most everyone is feeling the pinch this year.  The economy is in a recession.  Most of us on Mainstreet realized this awhile ago.  It didn't take someone to put it in print this week for the average American to know it.
Times are tougher than they've been in some time.  Many of the people I know are earning the same or less income than 10 years ago.
What happened?  Middle management positions were eliminated.  Factories and productions lines were moved to southern states or overseas.
Costs keep going up.  We may be making less money, but bills have gone up!

OH NO Mr. Bill, I'm not dug out yet!! - 12/02/08 04:22 PM
Just when you thought you'd have a break from the snow - another storm warning!!  I, like many other folks in SouthEastern WIsconsin dug out from the Sunday/Monday snowstorm - well, kind of.  I shoveled my walk and it blew back in last night.  So - time to shovel AGAIN! 
I just received another weather alert - a "Winter Storm Warning".  We are in the path of another storm AND with 2 fronts converging right on top of us - the weatherman can't say if we'll get 2 to 4 inches, or get dumped on.
