 i would like to start getting testimonials from clients, but i don't know what to ask

what do you recommend i should ask..

i need at least 10 good strong questions.

I couldn't sleep after 3:00 am. so I go up grab a book. I got to share the with you.

if you can go get this book and read it. see I was having a bad 3 days and all I could think about was why. so I went to the bookstore and I couldn't find that one book that will change you..... guess what I wasn't being positive I was being to negative an my energy follow me like a magnet. so went back to the office I helped an agent I also went to a seminar, at the end I went home. I didn't produce I didn't spoke to clients, I kill a deal. man I was having it with myself. so I couldn't sleep.

what I was looking for was setting in my library room. and it happened to be next to the computer and open to the page that would change my thinking..... amazing but true. so I read it before I log in. and it said.

                         DBT                                                                                                   ABT

                  Not this again.....                                                                    I least I know how to deal with this

                   watch out!                                                                                                    Heads up!

                Why didn't you...                                                                                    what was in your way?

                oh no! Not again...                                                             things could be better, but I've seen this before.

               I'll never make it...                                                                  put one foot in front of the other and move

                  that's just the way it is...                                                              whatever it is...... I'll just work it out

Have  any of you notice that the Realtors watch is wrong?

I get to the office at 7:00 a.m and there's no one here until 9:00 a.m and they take a lunch break at 12:00 p.m if not early, to top it off they get to the office and start eating because they had no time to eat at home, while in the lunch room they start gossping about the other realtora that are working, they waste tons of time just gossiping oh! wait the phone is ringing, MAN is my dog he needs to eat then they  go home by 3:00 p.m.

what heck are they doing in the business if they just sit there all day.

Wait, last year i sold 3 HOMES.... Great FOR YOU...... BIGGEST EXCUSE: I DON'T NEED TO SELL ALOT OF HOMES 3 HOMES PAYS MY BILLS.

yEAH IF YOour living in an apartment, when the rent is only $700. 

what the heck are they doing here all day waiting for the PhOnE to RiNg and if they do not get busy today they blame it on the market...

geez i know the market is thougth but is thougther went we just wait for a contract  sign to be drop from the sky.

what happends after you get a client? how do you follow-up?

well there are diffrent ways to follow-up.

you can either buy an expesive program to follow-up

or you can make your own program. if you are not a computer type, or you can't afford to buy a program, then you need to find different methods.

1. you can add them to your contacts on any program you currently have in your computer.

2. you can make your own schedule for the whole year. and have it set up differnt ways.

                          1)  to-do's of the day

                          2) appoitments of the day

                          3) leads to call TODAY

                          4) leads to call tomorrow.

                                                      so on and so forth

or get the program and it will automatically pop-up your to-do's,  calls, appoitments.

how do you feel about prospecting expires? i've been doing it for two weeks and i had some great results. i've been going to almost 4 appoitments a week last week i did 2 appoitments a day, but since i'm the first one i can't seem to get the contracts sign, because the are interviewing other agents.... then they call me to tell me they sign with someone else because they were tire of interviewing... i do my prospecting early in the mornig so am always the fisrt one to call for the day so i get appoitments, but i still can't closed them.

 

 

does any one have some closings to share?

 

i'm back on the business after a 2 year break i decide to come back this is mine 1st week. when i was selling homes that market was moving so fast that i would sell a listing the same week i got it and i would find a buyer a home within 1-3 appointments, now the market has slow down a bit that i'm left wondering what was it that i did before that i need to do now, but i can't really remember because everything was moving fast i never had a scheduled i never did lead-follow-up i would get my clients of referrals or from the street i do have lots of energy and am very enthusiastic so i would get clients just base on my character, this year i would like to get them fro different resources. i would appreciate if you could share some tips and advised. i really would like some on marketing, lead follow-up, scheduling and staying on it, closing tips, prospecting, staying focus is what of the main problems i have, and many more that i could use. i am ready and willing to learn from everyone and anyone, of-course some of your advised might be very helpful in mine business, so anything you can think please share it with me i would really appreciate it. am really good at asking questions so i'll be asking alot of them.

i would also like to build a team since i lost contact of my old team

for example

loan officers

escrow officers

title rep.

insurances

contractor

pest control

plummer

listing agents (because they have the best listings)

also agents from other states would be very helpful
