      <title>Prophecy Letter - Have you done one?</title>

&lt;p&gt;This was an incredible exercise in that it's a vision of what life is like AFTER your goals have been met.&amp;nbsp; So, if you've got a goal of closing 100 transactions next year,&amp;nbsp; what does life look like after you've closed 100 transactions?&amp;nbsp;&amp;nbsp;What have you done with the income you've earned, what's happened with the personal relationshilps in your life and what is it that you're still looking forward to.&lt;/p&gt;

      <title>Newtown, PA - Market Update - September 30, 2008</title>
      <description>&lt;p&gt;The end of the third quarter gives us the opportunity to review the majority of the year, including the busiest selling season, versus the same period a year earlier.&amp;nbsp; &lt;strong&gt;As of September 30, 2008, average sales price of a single family home in Newtown Township is $406,000.&amp;nbsp; This is a 3.3% decrease over the average of $406,000 at the same time last year.&amp;nbsp; Newtown has seen some pressure on it's upper end; homes over $800,000, due to the lack of available Jumbo financing.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Unit sales in&amp;nbsp;Newtown are down 7.6% from &amp;nbsp;with unit sales declining from 211 to&amp;nbsp;195 and units in inventory&amp;nbsp;are down to &amp;nbsp;113 from 147, a 23.1%&amp;nbsp; decline.&lt;/strong&gt;&amp;nbsp; &lt;strong&gt;Average days on the market have grown from 50 to 54.&amp;nbsp; and&amp;nbsp;in Newtown,0 as in neighboring Lower Makefield, we're seeing an amazing number of properties selling in less than 30 days.&amp;nbsp; Of the 195 homes sold so far this year in Newtown, 89 have sold in 30 days or less.&amp;nbsp;&amp;nbsp;That is a shocking 45%!&amp;nbsp; &lt;/strong&gt;&amp;nbsp;This is an astonishing statistic when viewed against hte doom and gloom that we hear in the national media.&amp;nbsp; Homes in Lower Makefield are selling if they are prepared to sell, priced to sell and if they are being sold by an agressive, powerful Agent, like myself.&lt;/p&gt;

      <title>Yardley, PA - Market Update - September 20, 2008</title>
      <description>&lt;p&gt;The end of the third quarter gives us the opportunity to review the majority of the year, including the busiest selling season, versus the same period a year earlier.&amp;nbsp; &lt;strong&gt;As of September 30, 2008, average sales price of a single family home in Lower Makefield Township is $495,000.&amp;nbsp; This is a 2.7% increase over the average of $482,000 at the same time last year.&amp;nbsp; &lt;/strong&gt;The attractiveness of the area and it's easy &quot;commutability&quot; to new York, Princeton and Philadelphia have kept the real estate market bubbling in the area.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Unit sales and inventories are both down drastically in Lower Makefield with unit sales declining from 285 to 211 (-26%) and units in inventory also declining, from 229 units to 201 this year (-12.2%).&lt;/strong&gt;&amp;nbsp; It is certainly understandable that, with less homes on the market, less homes can sell but, it is also clear that home are, in fact, selling.&amp;nbsp;&amp;nbsp; &lt;strong&gt;Average days on the market are up from 60 days to 64 days (+6.7%) and we're still seeing a shocking number of properties selling in less than 30 days.&amp;nbsp; In Septemeber, 10 oif the 23 homes sold&amp;nbsp;(43.4%)&amp;nbsp;were on the market for less than 30 days!&amp;nbsp; So far this year, 95 of the 211 homes sold (45%) have sold in less than 30 days!&lt;/strong&gt;&amp;nbsp; This is an astonishing statistic when viewed against hte doom and gloom that we hear in the national media.&amp;nbsp; Homes in Lower Makefield are selling if they are prepared to sell, priced to sell and if they are being sold by an agressive, powerful Agent, like myself.&lt;/p&gt;

      <title>1999 Behrens and Hitchcock Cabernet Sauvignon (Kenefick Ranch)</title>
      <description>&lt;p&gt;Opened this last night with fresh caught (by a neighbor) New York State Salmon Trout, which I simply roasted with salt, pepper, garlic, butter and some white wine.&lt;/p&gt;
&lt;p&gt;The wine had the BIG Behrens nose and flavor profile.&amp;nbsp; Even at 8 years&amp;nbsp;of age the wine is still inky dark purple and a bit of a tannic monster.&amp;nbsp; Air calmed the wine a bit and allowed the sweet red and black fruits to come forward.&amp;nbsp; Perhaps not the best of matches with the fish but, I had not pulled a cork all week and I felt some re-visiting an old friend so this was the answer.&lt;/p&gt;
&lt;p&gt;No regrets but, not blown away either.&amp;nbsp; 88 point on a scale of 100.&lt;/p&gt;

      <title>Another Great Bottle Of Wine _ Life Is Good</title>
      <description>&lt;p&gt;This afternoon I made a wonderful (if I say so myself) veal Bolognese which I served over&amp;nbsp;penne rigati.&amp;nbsp; To accompany, I pulled one of my wife's favorie wines from the cellar:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;1996 Ceretto Barolo Zonchera&lt;/span&gt;&lt;/strong&gt; - I opened the bottle about half an hour before service and I noticed a wonderful cherry/berry nose with a touch of secondary aromas of tobacco and nuts.&amp;nbsp; At first taste the wine, obviously too cold at cellar temperature showed sweet fruit flavors a slight baroli &quot;raisined&quot; quality and a touch of &quot;inkiness&quot;.&lt;/p&gt;
&lt;p&gt;I left the glass to sit while finishing the cooking.&amp;nbsp; My Bolognese may be different that what most of you are used to .&amp;nbsp; I do not use ground meat, preferring that it be cubed instead.&amp;nbsp; The veal was seasoned, dredged in flower and browned in a pan in two small bathces then set aside.&amp;nbsp; I then sauted some onions, carrots and celery and added some fresh garlic at the last.&amp;nbsp; The veal went back to the pan, accompanied by&amp;nbsp;a healthy shot of white wine.&amp;nbsp; Reducing the wine, I added some chopped tomatoes - I use whole peeled plum tomatoes but, I seperate the tomatoes from their juice and fine diced them.&amp;nbsp; After a short cook, the&amp;nbsp;juice from the tomatoes and a pint of my home made chicken stock went in.&amp;nbsp; I let&amp;nbsp;the ragu cook for about three hours in the over at 325 before adding some tomato paste&amp;nbsp;(one healthy tablesppon for the 3.5 pounds of veal I used).&amp;nbsp; Cook another 45 minutes to an hour, breaking the meat up (easily) with a wooden spoon while stirring.&amp;nbsp;&amp;nbsp;Just before service I added a cup of grated Parmagianno Regiano cheese and a half a cup of heavy cream.&amp;nbsp; Served over the Penne with the Barolo, made for a&amp;nbsp;spectacular meal.&lt;/p&gt;
&lt;p&gt;Fortunately, there's still some&amp;nbsp;Barolo left.&amp;nbsp; The wine has tempered a bit and both the aromas and taste have blossomed.&amp;nbsp; The &quot;inkiness&quot; has&amp;nbsp;disappeared, replaced now with a soft fruitiness, mellow orange rind and dried herbs.&lt;/p&gt;
&lt;p&gt;On a 100 point scale, I give the wine a 92.&amp;nbsp; The Bolognese a 95 and the combination a 97 ;)&amp;nbsp;&amp;nbsp;&lt;/p&gt;

      <title>Door Knocking - Is it A Part Of Your Prospecting Plan?</title>
      <description>&lt;p&gt;Recently, I talked about the possibility of adding another hour a day of phone prospecting to my schedule.&amp;nbsp; I've decided against that plan and will, instead, add an hour of door knocking.&amp;nbsp; One of my managers calls it returning the real estate business of 80 years ago and, perhaps that's right but, it seems like a logical next step on the prospecting progression.&lt;/p&gt;
&lt;p&gt;Here's how I see it; most of my prospecting calls are made in the hopes of getting a face to face with a potential client.&amp;nbsp; Door knocking eliminates the middle step of making the appointment.&amp;nbsp; I've already got face time and an opportunity to present my marketing materials; even if it is a casual conversation as opposed to a full blown listing appointment.&lt;/p&gt;
&lt;p&gt;Right now, I am preparing the proper marketing package for door knocks.&amp;nbsp; I plan to start working a neighborhood next week.&lt;/p&gt;
&lt;p&gt;I wodner how many of you are doing nay door knocking now or have done so in ht epast and if you could share some stories of successes, trials and/or anecdotes.&lt;/p&gt;

      <title>I Hate Political Debates (Not Political)</title>
      <description>&lt;p&gt;I'm sure you're wondering how a Blog about political debates can be non-political but, I promise not to mention any of the candidates, their positions or their comments.&amp;nbsp; That's not my problem.&amp;nbsp; I already know who I'm voting for and I hope you do as well, I reall hope you just show up at the polls and cast your vote.&amp;nbsp; It's important.&lt;/p&gt;
&lt;p&gt;What I really hate is the fact that they have the debates, the formats are terrible; the moderators have no control, the participants don;t answer the questions and nothing gets done about it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I'd be all for a non-moderated debate where the candidates simply went after each other - make it full contact as well, if you like.&amp;nbsp; I'd also be for a moderated debate where if the candidate did not answer the question, the other candidate got a ten minute bonus to say whatever they wanted or where, if the candidate did not answer, the audience threw tomatoes at them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I'll take ANYTHING other than the nonsense that they currently pass of as political debates.&amp;nbsp; PLEASE.&lt;/p&gt;

      <title>What Makes You Different As An Agent?</title>
      <description>&lt;p&gt;This question was posed to me earlier today as part of a month long challenge we;ve got going on in our office.&amp;nbsp; Surely, we;ve all been asked this question before, even if t=not in those exact words.&amp;nbsp; Every potential client must wonder &quot;with all the different agents available, what's the difference?&quot;.&amp;nbsp; It's a otugh question to answer as the tendencies are to either be modest or to beat my chest, neither of which will serve me very well.&lt;/p&gt;
&lt;p&gt;After some serious contemplation, I came up with the following.&amp;nbsp; I'd like to hear what some of you think &quot;makes YOU different&quot;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I'm Andy Raffle, professional Realtor with Coldwell Banker Hearthside, Realtors in Yardley, PA.&amp;nbsp; I've been licensed to sell real estate since 1995 in Pennsylvania and I am also licensed in New Jersey.&lt;/p&gt;
&lt;p&gt;I bring some unique qualifications to the real estate business that I feel set me apart from other agents.&amp;nbsp; I have a financial background which brought me to the residential mortgage business in 1988.&amp;nbsp; This enables me to offer both Buyers and Sellers insight into financing trends and qualifications.&lt;/p&gt;

      <title>Time Management Systems, Do You use One?</title>
      <description>&lt;p&gt;As I mentioned in the accountability article, I do really well at scheduling my mornings and dedicating them to revenue generating tasks, as I like to call them.&amp;nbsp; After that, my day is pretty well &quot;loose&quot; and I'd like ot change that.&amp;nbsp; Let's face it, this is a business where you can spend hours or days being busy on things that are not revenue generating or even close to revenue generating activities.&lt;/p&gt;

      <title>Are You Surrounded By Negativity?</title>
      <description>&lt;p&gt;Sometimes your surroundings can have as much to do with your success as any efforts that you make.&amp;nbsp; Attitude is everything and even the best of us, when surrounded by gloom and doom and talk of how bad things are, cannot possibly maintain a positive outlook.&lt;/p&gt;
&lt;p&gt;I'm fortunate to work in an environment that is tremendously positive and conducive to a good state of mind.&amp;nbsp; There are, however, a couple agents in the office who seem to travel with a black cloud above their head.&amp;nbsp; Every conversation revelves around how bad things are or how stupid everybody else is.&amp;nbsp;&amp;nbsp; After starting my morning with a motivational tape and a positive prospecting practice session, the last thing I need is to be enveloped in bad karma.&amp;nbsp; What to do?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Change the conversation&lt;/span&gt;&lt;/strong&gt; - Good energy overpowers bad.&amp;nbsp; It's one of the reasons that I start every day with a gratitude list.&amp;nbsp; This is not a business related endeavor but, rather, is for my spiritual well being.&amp;nbsp; I can always find a list of thigns to be thankful for, even on the worst of days and, again, that positive state of mind can;t help but make me better at my business as well as in life in general.&amp;nbsp; Splash on positive4 thoughts on that negativity and see if that works.&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;strong&gt;Tune out&lt;/strong&gt;&lt;/span&gt;&amp;nbsp;- If you can't make lemonade from those lemons try a trick that I use succesfully; headphones.&amp;nbsp; If I'm working at my desk and distractions are about, I simply pull out my headphones and slap them over my ears.&amp;nbsp; This accomplishes two things; first it deadens some noise and second, it makes people less likely to engage you in that conversation that you're trying to avoid.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Use the negativity as motivation&lt;/span&gt;&lt;/strong&gt; - Nothing has quite the effect on me as somebody telling me something is impossible and can't be done.&amp;nbsp; It's a&amp;nbsp;challenge and I suggest that you take it the same way.&amp;nbsp; And isn;t it nice to accomplish what somebody told you you could not.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Show them the light &lt;/span&gt;&lt;/strong&gt;- there may be opportunities to show the naysayers that all is not so bleek as they imagine.&amp;nbsp; It's certainly worth the shot as it will not only help someone else but, also improve your own situation&amp;nbsp;by turning a former nagative influience positive.&amp;nbsp; It's probably not wise to expend TOO much energy here but, a little effort could not hurt.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Vacate the area&lt;/span&gt;&lt;/strong&gt; - This may sound extreme and seem unfair but, if you can;t negotiate your way around the negative energy, get away from it.,&amp;nbsp; It's only a&amp;nbsp; matter of time until it infects you and you end up in the same position.&amp;nbsp; Find&amp;nbsp;a positive place where you can go about your business and meet your goals.&lt;/p&gt;

      <title>What Do You Do For Accountability?</title>
      <description>&lt;p&gt;I ask because we've recently started an Accountability Group with a number of people in my office and two of the managers and it's exactly what I needed.&amp;nbsp; I wonder if any of you are doing anything that we might be able&amp;nbsp;to incorporate.&lt;/p&gt;
&lt;p&gt;A group of ten of us get together every week for about half an hour, first thing in the morning.&amp;nbsp; We go around the table and report on how we did with the previous weeks goals, obstacles, improvements, successes and failures.&amp;nbsp; We then set our goals for the upcoming week.&lt;/p&gt;
&lt;p&gt;This is all easy enough to do on our own but, there's great feedback and encouragement which is very valuable for me.&amp;nbsp; There is also the benefit of being chasllenged by some of the other members of the group to increase or refine goals to a more result oriented outcome.&amp;nbsp; Again, this is extremely valuable for me as there's a tendency to be happy with a positive outcome even when there's apossibility for so much more.&lt;/p&gt;
&lt;p&gt;The group has also gotten to the point where we have daily check-in's, jsut to make sure people are on track with their goals.&amp;nbsp; For instance, one of my goals is to make two hours of phone calls every day, &quot;how're the calls going&quot; is a good reminder that truly helps me through the day.&lt;/p&gt;
&lt;p&gt;Some of this is &quot;back to basics&quot; in nature, the type of thing that a rookie agent might be doing but, I find that it is these fundamental practices that I am quick to dismiss and slow to bring back into my praactice are exactly what I need to turn an average day into an incredibly productive one.&lt;/p&gt;

While this number will vary depending upon how active the local real estate market is, a higher percentage is preferable.&amp;nbsp; Since, in Pennsylvania, it is the Broker who represents the parties to a transaction, it is important to&amp;nbsp;answer the same question of the company, as a whole.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;What was the average amount of time it took to sell those listings?&lt;/strong&gt; Marketing times between real estate companies will provide the consumer with an indication of how well that company and sales associate market homes.&amp;nbsp; It is the marketing of yor property that the listing agent will provide and their past success will be a good gauge of their future results.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;What was the average sales price? &lt;/strong&gt;Look for a figure that is close to what you would like to receive for your home.&amp;nbsp; An agent that does not work in your price range on a regular basis is likely not having frequent interactions with the purchases and the agents that sell homes in that same price range.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;What was your company's list-price to sale-price ratio? &lt;/strong&gt;Significant differences between original listing prices and ultimate sale prices can be an indication that the list prices quoted at the outset were unrealistic.&amp;nbsp; An agent that sells homes at or close to list price is a sign of thorough research and understanding of the market and, also, of a commitment to present a realistic picture of the value of your home - even if that might not be what you'd like to hear&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;What will you do to market the property?&amp;nbsp; &lt;/strong&gt;Selling homes today involves far more than entering a property into the MLS and running an ad in the paper.&amp;nbsp; What will the prospective agent do to market your home and reach the potential buyers that you need to view your property.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;What is your commitment to communication?&lt;/strong&gt;&amp;nbsp; An agent that does not have a regularly scheduled routine and practice of communicating with clients is more likely to let communication fall through the cracks.&amp;nbsp; An agent that has a routine of communicating with their clients and can easily spell it out is far more likely to simply be able to slip new clients into their succesful routine.&lt;/p&gt;

      <title>What Kind Of Smart Phone Do You Use?`</title>
      <description>&lt;p&gt;I have a Blackberry 8703 since I converted from Palm about 3 years ago.&amp;nbsp; I love the email capability of the Blackberry but, I'm not wild about the phone.&amp;nbsp; I carry a camera so, that's not an issue, though I know the new Blackberry's have camera's as well.&lt;/p&gt;
&lt;p&gt;I need a great email device that's also a good phone.&amp;nbsp; I'm not all that concerned with&amp;nbsp;the ability to use the device for the MLS but, that might change in the future.&lt;/p&gt;
&lt;p&gt;What are you using?&amp;nbsp; What do you like about it?&amp;nbsp; What's it lacking?&lt;/p&gt;
