It's game week for college football! I'm super excited. My friend Jeff is flying in for the opener as are my mom and step-dad. We'll have a full house for the weekend. Fall is a great time of year here in Ann Arbor. The students are back, the weather is beautiful and Saturday's at the Big House are nothing short of amazing. Even if you're not a die hard football fan it's hard to walk into a stadium with 110,000+ people and miss the electricity in the air. I just signed up for Empire Avenue. Facebook has over 750 Million active users. Over 50% of those active users log in to Facebook on any given day. These numbers are astronomical. Heck, my 89 year old Grandmother has a Facebook account. Yours may too. Facebook has become many things to many people. Some of us use it as a way to keep up with old friends. Others are using it as a way to stay in touch with distant family. Parents are using it to keep up with their children and sometimes their grandchildren. Alright, let me just get this out there up front.....Stalking is bad! At least in the traditional crazed ex-lover or delusional fan sense. But stalking your leads can potentially help you to convert more of your internet leads to closed transactions. For some of you, if you could increase your conversion rates by 5% that could be a tremendous amount of additional income to your bottom line each year. My thinking is more and more random these days. I like being able to get something off my chest without having to feel like a full blog post is necessary but I seem to need more than 140 characters. Besides, very few people listen to my ramblings on Twitter. I'm just not that interesting I have decided. We have a great interview tomorrow at ActiveRain University with Chad from IMSD. He will be talking to Laurie Weston Davis and Lisa Archer, the Geeky Girls. What makes them so geeky you might ask? They're using video to generate leads for their business. (37 comments)

Earlier this week my friend Ben joined me at ActiveRain University to take an honest look at the business of a lot of agents. We called the class '37 Ways Not to Suck at Real Estate'. I know, a little aggressive but the reality is, some of us suck. I'll admit it, I suck at certain things and could certainly improve and if you won't admit it yourself, then you really need to watch this. The single most important component of your success in generating business leads online is your IDX site. Anyone telling you anything different is full of $#!&^. It's not ActiveRain, it's not a wordpress blog, it's not Zillow or Trulia or realtor.com. It is without question your IDX. There are certain things you have to have in your IDX. If you are going to spend money on anything, that should be what you spend it on. We spent a ridiculous amount of money building our own 8 years ago. Today, you don't have to do that.
