Those Out of Area Agent Flyers - Look on the bright side - 03/28/08 09:25 PM
I just received one of those flyers about a property so far away I learned something new. I'll bet, just like me, that maybe you haven't heard of the Skookumchuck River. Well the agent who just sent me this flyer has a property with 200' frontage on the Skookumchuck River. While I don't think I'll be going to that Open House on Sunday from 1-3, I thought to myself, instead of moaning about out of area flyers today, let's all learn a little something about the Skookumchuck River. OK, first let's tackle the language issue. Skookum means strong and Chuck means water

Affordable Downtown Kirkland Condos are more often South of Central vs. East or West of Market, which is why I really like the location of Soho. It is one of the few condo complexes East of Market and that makes it easier for visitors to park on the street. It also is much easier for residents to get in and out of town without hitting traffic jams. How do you determine if a neighborhood is GREAT?! How about when 1/3 of the current owners are the original owners since the late eighties and 2/3rds of the owners have lived there for 10 years or more? English Hill in Redmond Washington is really several different neighborhoods. Here is a link to the HOA website that makes an important announcement regarding the Schools and some changes for English Hill residents. One of my clients purchased a home in English Hill from an original owner and to me that is a sign of a good neighborhood. Many say people are living in their homes

The two biggest concerns of the Real Estate Market in 2008 will be sellers who overprice and buyers who overpay. While these should always be concerns, here in the Seattle Real Estate Market we are on the edge of being at peak. Unlike the rest of the Country, we have held our own up until now and are just starting to see signs of weakness. If sellers sit on market too long at unrealistic prices, that could drive the market down. Buyers sitting on the sidelines waiting for the sellers to get real can create a downward spiral. And yet

If you are a buyer and have had a pre-approval letter in your file saying "this approval is good for six months", don't rely on that statement. Many loan programs and criteria are changing daily. Often the person who issued that letter simply can no longer place the loan, and that can be totally beyond their control. How These Days Grow Long - Daylight Savings Time - 03/09/08 11:20 AM
It's Opening Day of the 2008 real estate season. More daylight hours. More time to see property in the evening "after work" and still be able to view the outside of the home before it gets dark. Lockboxes here in our area automatically switch to extended hours of from 8 a.m. to 10 p.m. And as we get toward the Summer Solstice in June, it actually stays light around here until almost 10 p.m. How These Days Grow Long Sung by Brandi Carlile

Sometimes a piece of information is just too good not to republish. Once in a Blue Moon someone makes a comment way down in the comments section that is just too important to leave down there, where someone might read it by chance and most will miss it. Today on Rain City Guide, "Dave from Sacramento" posted comment #119 to a post written by Jillayne Schlicke back on January 29th. It's an amazing story of how people are buying a home just like they have now, but for $100,000 less. They then let their old home go back to the bank.

There is often a lot of confusion regarding the terms "Transparency", "Authenticity" and "Credibility" when discussing blogs and blogging. That someone is not Transparent, Authentic or Credible when it comes to their blog, does not translate into someone being a liar and a cheat. Unfortunately I'm mixed up in a Blogwar where people confuse advices for flames in that regard. Seattle Showing Signs of Weakness - 03/03/08 01:35 AM
Seattle was doing very well relative to the rest of the Country until the mortgage industry impact in September of 2007. How much will the changes in the mortgage industry affect us here in Seattle? Tonights data is continuing to show dramtic reductions in the number of properties sold and is starting to show signs of price weakness.
