There are several posts floating around ActiveRain recently, pondering whether or not your personal life is any of your clients' business. Should we ONLY and EVER blog about "the professional services we provide", and how we conduct ourselves as "professionals", but never about the "Who We ARE" in our personal life and life choices? The truth of the matter is...WHY should anyone TRUST someone who will NOT reveal the "Who They ARE", outside of the scope of their professional dealings? When my clients send me a home they want to see and ask for my thoughts, I often respond “nice house; seems a little over-priced to me”. Sometimes they wonder how I know that before seeing the house. Using general statistics to establish an immediate reaction to price, gives you a good starting point for home valuation. The above graph is a good “cheat-sheet” for shoot from the hip value reaction. We can see that the recent history bottom of 3/09 is equivalent to 4/05 pricing. I woke up at 6:00 a.m. this morning and embarked on a journey that I have been meaning to take for quite sometime. I am attempting to document all of the instances where I represented the buyer or the seller in a real estate transaction. Though I may never be able to remember and record all of them since June of 1990, I'm starting with sales in the Seattle Area, where I am now, since I arrived in early 2004. seattle real estate: What's Happening with the Seattle Real Estate Market? - 02/18/08 02:08 PM
Every week I have been tracking the sales stats for King County and visiting the Broker's Opens in Bellevue, to get a handle on where this market is going. Last night, and every Sundy night, I posted the King County stats. Number of properties sold for the last three months ended January 31st compared to previous years is down about 30%. Zero down mortgages are 20% or so of sales vs. 40% or so in prior years. 5% down mortgages picked up from almost none to 15% or so. That's based on a small market evaluation.
