We all wonder how long the current market situation is going to last and when are we going to see the first signs of recovery in Market Trends for South Florida Condos and Homes. The new regulations for loan modifications might help some owners who have either lost their jobs or have seen their income substantially reduced. Other owners are seeking to refinance, which might entail higher costs but peace of mind in the long run.

Some are weighing the option to file for bankruptcy to have their loan reduced (big companies are already supporting this plan). There are still too many factors affecting the current South Florida real estate market - and the nation's in general - to determine the success or failure of any of these solutions.

Everyday I hear the same questions: Are we gearing towards the right direction? When is this going to end? Which option should I entertain? Government is placing ambitious plans on the table and time will tell if we are going to see the results we all expect ...

I only know that new condo buyers and/or investors have a large inventory to choose from and great opportunities to grab.

Israel Film Festival in Sunny Isles, Florida - What I do when I am not selling real estate.

A few weeks ago, I went with a group of friends to watch Lost Islands, a great Israeli movie depicting the relationship and values of a typical Israeli family: mother, father, five brothers and their girlfriends.

What does this have to do with Real Estate?

Perhaps, nothing or everything. Or isn't it true that at a certain point in a person's life, he or she starts looking for a place to live, grow and share with family and friends. And it is then that he or she might ask him or herself ... I'd better find a knowledgable realtor to help me find that special place I could call HOME.

And then we start building memories inside those special walls.

Well, at the Intracoastal Movie theatre in Sunny Isles Beach, where the Israel Film Festival was being held, a huge crowd including Israelis, Argentine, Colombian, American, Canadian, and Russian, just you mention a few, gathered to witness the love, the fear, the laughter, and the pain that this family endured beneath and beyond those walls.

What was it that brought us together?

Some common language that brings down cultural barriers: love and family values.

I highly recommend watching this movie, it has great passages and music from the '80s, that I truly enjoyed.

Let's get ready for the Summer Heat

I understand that now that we are all enjoying this magnificent winter weather here in South Florida, the least we think of is reducing our AC bills. They are at their historic bottom. But, aren't you concerned about the economy? Isn't the first thing that we hear from financial advisors that we must economize? So, let's get ready and be prepared.

I know that we are not ready to give up air conditioning, perhaps our friends up North might consider it.

Suprisingly, I found a few green friendly websites offering advice on how to reduce heat emissions and tips on some money money-saving quick fixes and home improvement projects.

Why do you think we should play our part in fighting climate change?

Because each AC unit can release more than 2,200 pounds of carbon dioxide into the air every year, imagine here in the City of Aventura, with more than 30,000 inhabitants, how much we can save by just taking some basic meassures.

Examine your windows

1. Check for leaks. Fill any gaps around window moldings with nontoxic caulking like Safecoat Caulking Compound ($9; dwellsmart.com).

2. Choose light-colored window treatments. Covering your windows can block as much as 40 percent of summer heat, according to the U.S. Department of Energy (DOE). Pale-hued curtains or blinds can help reflect sunlight away from the house, says Katie Ackerly, coauthor of The Consumer Guide to Home Energy Savings (New Society Publishers, 2007).

3. Use heat deflectors. Consider installing awnings, shutters, or reflective window film on sunny windows to further deflect heat, suggests Paul Scheckel, an energy analyst and author of The Home Energy Diet

4. Upgrade your windows. If you need to replace windows, choose Energy Star-certified ones-the DOE estimates that they can save you up to $465 a year. "But the payback period can be long, since the initial investment in new windows is pricey," says Scheckel.

Turn off indoor sources of heat

1. Replace lightbulbs. Swap out your incandescent lightbulbs for compact fluorescents (incandescents release 90 percent of their energy as heat).

2. Give appliances a rest. Turn your dishwasher's dry cycle to air dry, avoid using the oven, and be sure to unplug electronics you're not using (even on standby, they generate heat).

Encourage airflow

7. Increase your breeze. Open downstairs windows on the side where a breeze is coming in and upstairs windows on the opposite side to create an effect called "thermosiphoning." "Your house naturally acts like a chimney-cooler air comes in at the bottom and warm air leaves at the top," says Scheckel. If there's no breeze, create one with window fans.

8. Use a ceiling fan. Because it circulates air over warm skin, a ceiling fan can extend your comfort range by up to 10 degrees. Run the fan counterclockwise so it blows air down. "But turn it off when you leave the room-ceiling fans cool people, not rooms," Ackerly advises. Landscape around the house.

Prices are smacking the real estate market, and now more than ever, it is time to buy. And you might think: "Ah, this is coming from a desperate realtor trying to make a sale". Well, let me remind you of a few facts.

We've been taught by the elderly and by our teachers that we learn from experience. However, reality shows us that many human beings, or most of us, tend to repeat our mistakes.

During the real estate craze of the early 2000s, everybody was buying condos and homes because their friends, their mother in laws, their distant cousins, their next-door neighbors and even their bitter enemies were "investing" in real estate. Later on, many of us realized "how foolish was I", to follow what everybody was doing.

And. Now what? We are repeating the same behavior. Nobody is buying because the market is "plunging"; nobody is buying because prices are going to "keep declining"; nobody is buying because there are "too many foreclosures"; nobody is buying because "Obama is going to be the next President of the US"; nobody is buying because "McCain is going to be the next President of the US"; nobody is buying because "I don't like Biden"; nobody is buying because "I don't like Sara Paulin"; and so on and so forth. Bottom line NOBODY IS BUYING, and guess what? As Warren Buffet says it: "Be willing to be different. Do not do base your decisions upon what everyone is doing or saying".

So ... what are we waiting for? Prices are low, interest rates are low, sellers are depressed ... so weight your options and go for it.
