Beaconridge – three homes currently listed for sale.  Prices range from $229,000 to $329,000.  Year-to-date the neighborhood has seen 3 homes sell.  The median sold price was $525,000 and the average days on market before selling was 292.  That number is skewed because one home took over 800 days to sell.Blue Bonnet Hills – three homes are currently on the market.  They are priced from $449,000 to $695,000.  Just 1 homes has sold in this south Austin neighborhood this year and it took just 15 days to sell.Carrington – two homes are on the market in this central Austin neighborhood.  They … (0 comments)

Central Austin has quite a variety of neighborhoods.  Many are quite small and many have older homes.  Much of central Austin is relatively flat, but the northwestern part of central gets pretty hilly.  Neighborhoods in the hills tend to have more expensive homes in them.  Take a look at current and recent real estate activity in several central Austin neighborhoods below.Belmont – 3 homes currently on the market ranging in price from $666,000 to $915,900.  The most recent sale of a home in Belmont was in August of last year.Beverly Hills – only 1 home is currently on the market in … (0 comments)

Cedar Park Neighborhood Update – April 2012 - 04/19/12 12:35 PM
Cedar Park is a suburb just to the northwest of Austin.  The city has seen rapid growth over the last 10 or more years.  In 2000 the population of Cedar Park was a little over 26,000.  In 2010 that number jumped to almost 50,000.  Homes in Cedar Park are generally a little more affordable than homes in much of the Austin area and that has contributed to the rapid growth.  I will illustrate that by highlighting a few Cedar Park neighborhoods below.Cypress Mill:  There are currently 5 homes for sale in Cypress Mill.  List prices range from $149,000 to $265,000.  During … (1 comments)

Leander is a suburb of Austin northwest of the city.  It is just northwest of Cedar Park.  It is a relatively inexpensive place in which to own a home compared to much of the Austin area.  Because of the relative affordability, Leander has seen tremendous growth.  The population went from 7,596 in 2000 to over 25,000 in 2008.  Access to Austin is via 183A and people can get to Round Rock via Toll 45.  Below is activity in some of the neighborhoods in Leander, TX.Coventry Crossing:  Five homes currently for sale.  Prices range from $102,700 to $114,900.  2 homes have sold … (0 comments)

Lakeway Getting More High End Homes - 04/17/12 09:20 AM
An approximately 430 acre area between Falconhead West, Bee Creek Rd (which will become Highlands Blvd) and Flint Rock Road will be home to 300 new, high-end homes before too long.  What is making this possible is the expansion of Serene Hills Drive.  It has been improved and extended from Flint Rock Rd to Hwy 71.The area, called Serene Hills, was purchased in 2007.  In addition to the 430 acres for residential, the land along Hwy 71 is zoned for commercial development.  H-E-B owns some of the commercial land, but has not committed to building another grocery store in the area.  … (0 comments)

West Austin Neighborhood Update April 2012 - 04/09/12 10:32 AM
Today I will talk about 4 Austin area neighborhoods.  The first is Fitzhugh Ranch, which is almost on the border of Travis and Hays Counties.  This is a small neighborhood of estate-size home sites.  One home is currently for sale in Fitzhugh Ranch and the list price is $895,000.  This is a large, 5-bedroom home with over 9,800 square feet and it sits on a one acre home site.  No homes in this west Austin neighborhood have sold this year, but one is under contract.The Courtyard at Gaines Ranch is a small neighborhood in west Austin.  There are currently no homes … (0 comments)

The Austin metro area was the 5th fastest growing metro area between 2000 and 2010.   With a population in 2010 of 1,362,416, the Austin area grew over 51% during this decade.
That, combined with one of the strongest economies in the country, is one reason our real estate market has fared so well during this recession while others faltered.

Huge Lake Travis Homes - 04/04/12 08:16 AM
I have been in the real estate business for around 6 years and during that time I have seen some absolutely amazing homes.  However, I have been in just one that contained over 15,000 square feet.  Knowing how to use Google Maps and the tax appraisal district, I just did a little looking around and found some enormous Lake Travis homes.  Two are currently listed for sale.The largest Lake Travis home I have been able to find is on the north shore in the subdivision of Waterford.  According to the tax appraisal district website, the main home contains over 20,000 square … (3 comments)
