home staging: 12 reasons to Stage your Home For Sale..... - 10/02/10 10:05 AM
Why should you stage your home for sale? Here's 12 solid reasons - from www.StagingSpecialist.com:1. Turbo Boost Sales TimeExperts all agree and studies show staged homes sell quicker than non-staged homes. Sometimes 30-50% faster in most areas. This is more important then most people realize because the longer a home is on the market....the greater chance for a price reduction. Most buyers and buyers agents believe that, if a home has been on the market for some time, there must be something wrong with it or that the seller will be anxious to sell and will take much less than the … (0 comments)

home staging: Tips for hanging pictures, art, or mirrors on your walls... - 07/14/10 08:00 AM
Here are some tips for hanging art and other objects on your walls:1.  Art hangers are the best choice for hanging heavy or over-sized items.  The package should tell you the weight they can support - from 5 lbs up to 250+ lbs.  When in doubt, use the bigger hanger!  Always err on the side of caution, especially with glass art or mirrors.
2.  If you are hanging a series of paintings or grouping of art, start from the center and work your way out.  Lay out all the pieces on the floor to make sure you are happy with the … (10 comments)

home staging: After 3 months of service...the MagicJack review...love it or hate it...? - 11/04/09 10:36 AM
I can't beat the price, features, or free long-distance, especially when so many of my clients are Canadian.
However, it's as undependable as the Lions' defense (I'm from Detroit; I can say that):
1.  I often pick up the receiver and have no dial tone, or have dial tone that remains even as I dial numbers, meaning it's not actually connecting the numbers.
2.  When calls do come in or go out, they frequently have a lot of static, and/or the other party on the line has a lot of trouble hearing me.
3.  I am aware of at least … (3 comments)

home staging: MARKETING money-saving tip - SAVE on color printing! - 04/22/09 04:23 AM
Good morning!
I just ran a batch of 500 color brochures, front-and-back.  When I initially set out, I was pricing at Staples, Office Max, etc for a quality paper with gloss, printed in color front and back.  I was getting prices of $1.14-$1.18 per side - WHOA!  I then asked how much color copies were.  Almost all the stores right now have $.29 color copies.  If you go to a The UPS Store location, they only offer 1 type of paper for color copies.  I asked if I could bring my own paper - they said "yes".  I also asked if there were … (7 comments)

home staging: Green with envy: Urban Home in SoCal is AMAZING! - 04/20/09 04:52 AM
I just returned from LA, and am glad to be free of 2 hour, 15 mile commutes and having to pay to park EVERYWHERE!
On the other hand, I am *SO* jealous of Southern California for one really big - albeit, dorky - reason:  URBAN HOME!For those outside of SoCal, Urban Home is an amazing home furnishing store.  They have Crate & Barrel/Pottery Barn-esque furnishings and decor, but at IKEA prices!  It's UNBELIEVABLE!  I toured their Sherman Oaks Galleria store, and I was very impressed!  The staff told me they are very popular with Home Stagers....
Sadly, they do not yet … (0 comments)

home staging: FREE advice that costs NOTHING to do, but makes your listings SHINE! - 01/28/09 02:31 PM
Everyone's looking for something that's free, especially now, eh...?
We have leased my Scottsdale home and furniture out to a San Francisco Giants pitcher for Spring Training, since we have moved to Arcadia.  As we FINALLY moved *ALL* my crap - er, "valuables" out, I detailed the home. One thing that I always do on my staged homes is clean the LIGHT SWITCH COVERS and DOOR PANELS!!!  This is something that is so often overlooked by sellers, but is noticed - even if subconsciously - by buyers!  I went to look at homes with a couple/friends of mine last week, and cringed … (0 comments)

home staging: Home-Staging options now on website! We use only NEW items! - 12/05/08 08:52 AM
Well, we have furnished a few places now to stage them for sale, but they were typically very high-end homes.  We were not stocking furniture, so the owners purchased the furniture from us that we installed, and had the option to include it in the sale of the home or condo.
Argent now has furniture and decor items in stock, and has launched packages to LEASE furnishings for staging!  Click HERE to see what's included and our rates!  Or, click HERE to view our portfolio!
As always, we only use NEW items to stage homes, like this beautiful, solid wood … (0 comments)

Hello all -
In a previous blog, we teased you with "Before" and "After" photos of a Tempe Condo Staging Project we were installing.  Well, here they are!:
As you can see, the addition of color goes a long way!  Furniture gives rooms depth and character.  This condo is listed for $899,900 - did it look worth it in the "Before" pictures...?  This unit is in Northshore - a new-build mid-rise in Tempe.  There are currently 23 other units for re-sale, plus approximately 25 still for sale through the … (5 comments)

home staging: AHS Certification - what is it? Why do you want it as an agent? - 11/10/08 09:23 AM
Sharon Kotula of Argent Decor is AHS Certified - but what do THOSE initials stand for?
AHS is Accredited Home-Staging Specialist.  This is a designation that is inexpensive and available on-line.  I highly recommend it for all agents, even if you don't aspire to be a home-stager!  The information contained can be applied every time you visit a home on a listing appointment.
Here is the press release (condensed) provided by AHS:
The Accredited Home-Staging Course is designed to provide agents with the tools and knowledge they need to effectively stage a home for a faster sale and higher sales price.  … (2 comments)

home staging: New project: Furnishing Northshore condo for sale! - 10/30/08 01:04 AM
Hi all!
We have taken on a new project - this time, it is furnishing a 3 bed condo at Northshore in Tempe.  The owner is listing it for sale, but there are 23 other active listings in the building.  Many investors purchased here, and are now trying to sell.  The unit is E-M-P-T-Y!  It looks very "vanilla" and needs to be brought to life to stand out to potential buyers!  That's where Argent Decor comes in - we will be staging the home and patios - 613 sq ft of them! - for sale.  Click HERE to see the wonderful … (0 comments)
