As part of the new economic stimulus plan passed on February 13, 2009, Congress has created a new federal tax credit to provide an incentive for first-time home buyers.
A tax credit of $8,000 will be available for first time home owners as well as for individuals whom have not bought within the pass three years. All purchase homes need to be your principal residence to be eligible for this government program. The provision is retroactive to purchases made on or after January 1, 2009 and it will run through December 31, 2009.

What's on your "to do" list that won't get done today?
Most of us walk around with some kind of priority list, some sense of what we need to do and when we need to do it. Today's instant technology gives us an easier opportunity to make that call, or return that message, but doesn't necessarily allow us to focus on our true priorities.
In recent years, buying a home was a priority for many of us. First-time home buyers were anxious to settle in; others were quick to up size when the idea of a fourth bedroom, a bonus room, a deck or a more desirable community was considered. Relatives flocked to new cities to be near children and grandchildren; friends enticed friends to move close by. Hard-working employees channeled raises and bonuses into real estate, which steadily appreciated in value.
Today, the market is different, and yesterday's buyers are "sitting on their hands," waiting. Buyers are putting off buying because they are paralyzed by fear. And the fear comes from lack of understanding of the market, its challenges, and its opportunities. We fear what we do not understand, and we tend to avoid what we fear. Don't let fear allow you to pass on your dream of homeownership.
The economy, the Presidential election, rising gas prices, bank mergers - all have created uncertainty and eroded consumer confidence; we get that. What many would-be buyers don't understand is that today's market offers opportunities like never before. Interest rates are the best they've been in 25 years. The home ownership tax credit that the federal government created earlier this year is a great tool for first time home buyers and for all buyers that have not owned a home within the pass three years, it's a great opportunity to jump off the fence and get into the home you dream of.
When you take the tax credit, combine it with today's low interest rate and add the large selection of "For Sale Homes" inventory and low home prices, this is exactly what all home buyers need to buy now.
How the Tax Credit Works:
The First-time Home Buyer Tax Credit was passed and signed by president George Bush, as part of the Housing and Economic Recovery Act (H.R. 3221) on July 30, 2008 and targets any or all individuals that have not owned a home for at least three years or have never owned a home (first time home buyers).
The Economic Recovery package is up to $7,500 and it can be taken in a single tax year, taxpayers can take this credit on their 2008 tax return if they bought a home in 2008 after April 9th. All individuals or households that have interest in buying a home must do so prior to July of 2009, so if you are waiting to buy a home in the first six months of 2009, then you can take the credit on your 2009 tax return.
The actual credit amount is set as 10 percent of the total home purchase amount. So all qualify buyers as well as first time home buyers can get 10% of the home price credited against their tax liability, up to a maximum of $7,500.
For Example: If the home purchase is $100,000 and the credit amount is 10%= $10,000 Remember the maximum loan amount will be up to $7,500.
Income Limits:
Individual: $75,000
Households: $150,000
Individuals: $75,000 - $95,000 receive the credit on a reduced basis
Households: $150,000 - $170,000 receive the credit on a reduced basis
Any Home is Eligible as Long, That's A Primary Residence Home in The Greenville, SC Area or Any Other State Within The United States.
All Buyers Have 15 Years to Pay Back:
To help keep the program cost effective for taxpayers, the federal government requires the tax credit to be paid back in small, 6.67-percent increments over 15 years. For that reason, analysts have likened the credit to a 15-year, interest-free loan to help make home buying affordable.
There's one restriction on the type of financing that your customers can use if they plan to take the credit. That restriction is on tax-exempt mortgage financing. This only applies for buyers that are using below-market interest-rate financing from a public agency or nonprofit organization that's funding the loan using proceeds from a tax-exempt mortgage-revenue bond issue. For most buyers, this won't be a problem. It's mainly an issue for low-income buyers using special mortgage financing.
