Recently I took a class titled Energy Smart Real Estate Specialists.  It was designed to simplify the Green concept and expose agents to additional components that are coming our way.  First of all have you heard the term Energy Efficient?  If not, you will.  It is a buzz word.  But what does it mean?  And who is using it correctly in marketing and sales?  Are the appliances Energy Star?  Is the building an energy efficient design?  This class really helped me become ready to use this to benefit my clients.  For buyers concerned about energy efficiency I know what questions to ask of the sellers.  For sellers concerned about energy efficiency.....get ready because the buyers are becoming more concerned.  What I mean is in this market the buyers want to know things that sellers probably are not aware of concerning energy efficiency.  Sellers it is documented that buyers are willing to pay more for an Energy Efficient home, because of lower operating and maintenance costs.

So what is the next big thing?  Energy Audit at the time of sale for all sales.   What? Why?  Well this is the time of energy conservation and believe me our government is getting ready to mandate this.  Think about this as energy prices rise (just look at your bill) what will this first home or bigger home or older home really cost me compared to another home for sale?

Don't be alarmed in our area Energy Evaluations often require an investment of $2,000 on average to bring the homes energy standards up.   Again remember buyers are willing to pay more for homes that are Energy Efficient!

Have you seen the sign?  coming soon luxury condos in Ballston Virginia Square.  At the site of the Arlington funeral home on Fairfax drive near the Arlington county central library was to be built a 12 story 125 unit condo complex.  But from what I hear WCI the builder has filed bankruptcy.  That doesn't mean the project is not going to be built but just not now.

There are plenty of resale condos in the area.  In the last 90 days condos in Ballston such as The Chatham and Arlington Oaks have listed for $190,000 or more.  Newer condos such as The Continental start at $270,000
Lexington Square and Hyde Park condo prices start around $300,000   The Hawthorn and The Residences at Liberty Center start around $390,000

The Ballston area condo fees range from $250 to $500 or more for the assisted living property The Jefferson

So what to do as a seller?  My suggestion is get the price to market value as soon as possible.  And get as much interest in the property, using an aggressive price to get it sold quickly before everyone assumes the home has nothing to offer because it is so close to the road.

Ever hold an open house or visit an open house?  Just curious what people think of all the brochures, directional signs and use of balloons.  A lot of Realtors use helium balloons to attract attention.  And yesterday around 4PM I saw a Realtor picking up the directional signs, which had balloons attached.  The agent just cut the balloon string and let the balloons take off in the air and drift away.  Was this lazy?  Is it bad for the environment? 

It seems at a minimum littering and in my opinion bad for the enviornment.  What are your thoughts and what do you do?

Welcome home.  Lacey Forest is a neighborhood here in Arlington Virginia in zip code 22205.  It is made up of 350 homes.  Most homes were built in the late 1940's.  Several new homes have been built on in fill lots.  The home styles range from colonial, to cape cod, to ramblers.  Many of the new homes are in the Craftsman style.

In the last year there were 9 homes sold.  The sale price range is $638,000- $1,338,000. 

One of the big draws to the neighborhood is Lacey Woods park.  The park has a large wooded are with trails and picnic shelters which can be reserved for parties.  Plus, there is a huge fire pit for groups to gather around.  On the North end of the park there is a large playground with swings, a sandbox (always popular) and a giant jungle gym. Plus, another picnic shelter restrooms and a basketball court.  Think you have game or just want to test your jump shot, there is always a game in progress here.

Another reason folks move to the neighborhood is the established trees.  There are many oak trees here that tower over the homes to give lots of shade in the summer.

There is also easy access to the Washington and Old Dominion Trail.  W&OD  A favorite of runners, bikers and walkers.  It connects Mount Vernon (home of George Washington) to Washington D.C, to our neighborhood and then stretches out to Purceville, VA  www.wodfriends.org/

Who Qualifies for the Tax Credit?

Never owned a home
• Have not owned a home within the last 3 years--determined by HUD 1 date when previous home was sold
• Purchased a home to be a primary residence between January 1 and November 30, 2009
• Owned a rental property or vacation home which was not used as a primary residence over the last 3 years
• If married and one person owned a home within the last 3 years, the other did not, they do not qualify
• If unmarried and one person owned a home within last 3 years and other did not, they can "designate" the tax credit to the one who is considered the FTHB.
• If parents cosign on a mortgage (and own a home) and the child is a FTBH, they are eligible for the tax credit.
• Non-US Citizens may qualify if they meet resident-alien status (IRS Pub 519)
• Revenue or Housing Bond financing are eligible for tax credits.


Types of Properties
• Primary Residence - Single family, 2-4 units (must occupy one unit) town homes, condos, manufactured homes, mobile homes and houseboats.
• New Construction - "Purchase Date" is the date the owner occupies the home (between Jan 1 and Nov. 30, 2009) Note: They could have owned land and are in the process of building.

Income Limits
• $75,000 Single Person (Partial Credit up to $95,000)
• $150,000 Married Couple (Partial Credit up to $170,000)
• Based on Adjusted Gross Income (AGI) line on IRS Form 1040, 1040A or 1040EZ Amount of Credit 10% of Sales price
• Up to Maximum of $8000
• Partial Tax Credit if income exceeds $75,000 or $150,000 Repayment Tax Credit

• If sold within 3 years, the entire tax credit needs to be repaid! After 3 years, no repayment is due.


Buyers should check with a tax advisor on how it will affect their individual tax returns.
