An understated elegance in selling a home.

 

    

Selling a home is like a plant. You need someone with experience to nurture it for the sale.

A long time ago I learned that selling homes was a tough job. My Realtor friends were some of the hardest working people I knew. Yes, it sure isn't just writing on a piece of paper, do the handshake thing, and off to selling. No, not anymore! The three main prerequisites for selling a home are price, location and condition. If you have those three then your chances are much better for a sale. My involvement on this mix is the condition of the home. My Realtors send me in to make sure that the home is ready for sale. They pay for my service and I do the best for every client. But it is really more than that. I will try to explain...

Take an orchid plant (my trademark). They are lovely, very unique... an understated elegance. Some may say they are magical. In order to bloom and show their beautiful flowers, they need to be in top condition. Yet... they do need special nurturing and an experienced individual to understand just what they need based upon the type. When you see it at the store, you pick the one that is the best. Your decision to buy that plant was first based on its condition; you saw the beauty in it.

Let's say that you have 4 orchid plants being prepared for sale. All the same plants. They are already growing but are not blooming yet.  These plants need sunlight, water, humidity, special fertilizer, temperature, and special plant mix.

Orchid #1 has someone that considers it just a plant. They give it water and sunlight.

Orchid #2 has someone who knows that plants need fertilizer so they add some in the water and give it sunlight.

Orchid #3 has someone who feels that they are a pretty efficient gardener. They do a little research. They go to the store and buy some basic Orchid fertilizer, they use bottled water, feed from the bottom, give it sunlight, and know that it is a warm grower.

Orchid #4 has someone who knows about Orchids. They have experience in knowing the type of plant, the mix it is in, the specific fertilizer to feed it and how to give it, the sunlight and humidity it needs. They also know the temperature needs to be 75-80 during the day and 60-65 at night for a warm grower.

Which Orchid do you think will be in the best condition and ready to sell? Most likely, it will be the one that you picked in the store Orchid #4. It was nurtured and prepared by someone who knew just what to do. They were experienced and knowledgeable.

   

 In preparing a home for sale, it needs to stand out from the other homes. The condition needs to be supreme; it needs to show well, you want that buyer to pick your home. In order for that home to be ready, you need to have an experienced professional assess its marketability and help you present the home in its best light. You want them to know about staging and preparing a home for sale. You want them to have experience in knowing the type of home that you have and what buyer trends are. You want them to know the specific details of showcasing that particular property.

Realtors have so many other things that they need to do. Having an experienced, professional stager on their team gives them a growing and productive edge in any market.

NorCal Fires... A touching dog story. UPDATE!!!

 

  

This is a story about "Spark", ID # 30, Block 1, cage 6. He was picked up by Animal Control as he was running from the Butte Rim Fire near Paradise California. He is a 4 month old shepard mix, full of puppy love and adorable. We first met Wednesday morning June 23rd, as I am an Emergency Animal Rescue Service Volunteer (EARS) and was deployed to help with the care and maintaince of the evacuated animals. This trip, I was stationed with the dogs.... all 57 of them. From pups to the elderly, they all seemed to be handling the stress pretty well.......... except for Spark. He had worms, ticks, and wasn't eating. Pups usually handle the large wire cages better than most but he was very stressed and it had only been 2 days. I let him out to walk and realized that he had never been on a leash, let alone had anything around his neck. With patience and gentle coaxing... he finally was able to walk out to the play area. Now I could really see what a beautiful dog this was. It also made me realize that he was a farm dog plain and simple. We sat together, we rolled in the play bark together, and I sat with him when he took a nap under a bush. The other dogs were napping, so this was great progress for everyone.

When he woke up, I was still there. Text messaging came in handy while he slept even though it was only 20 minutes. He seemed more relaxed and actually walked over and did the "lean" against my leg. He let me pet him and then he offered his belly to be rubbed. Little puppy grunts were sounds of contentment.

After our bonding, he wouldn't go back willingly into his cage... I didn't blame him. So I tried some highly digestible canned food... and he ate some. Yippee, he was on the road to being a healthier evac dog.

Throughout the day he watched me... everywhere. As long as I was in sight, he was ok. Finally he got the routine down, so he felt more secure about his cage life. I was told that his owners called in and verified that he was theirs.... his real name was Buddy. They never came to visit.

When I left Saturday night, I walked over to his cage and told him what a great boy he was. He had made huge strides in just the 4 days that we were together. He was happy, eating well, dewormed and groomed.  I handed him over to my replacement and he seemed to accept her. It was very hard to leave but after 4 days I needed a break. I will be returning for my next 4 days on Wednesday. I can't wait to see that beautiful face and be ravished with his doggie kisses.

I will let everyone know after my next trip what donations are needed for the fire areas. Clear all dry brush and grass around your homes, have a plan for yourselves and your animals... and remember, you can always replace your home... you can't replace a life. Be safe my friends.

UPDATE:

Yesterday the people were able to return to area where they lived. There were some that lost everything, but most returned to charred pastures and forest area. I will not be returning to the schoolsite. I hear that Buddy was picked up. I wish I could have met his family, but he is returning to his life that he knew and that is good. There also was a litter of Border Collies that I wanted to check on... Oh well, our wish is to reunite them with their families and most all of them were. We commpleted the task, and that is a good thing.

Why do we do what we do? Put caring back into your mission.

 

 

Helping people. We are in a service oriented business. We help people sell their homes, we help people prepare their homes for sale, we council people on one of the biggest adventures of their life. Whether we are real state agents, inspectors, contractors, landscapers, home stagers... the list goes on... we are providing a service to others. Maybe we need to be reminded of this concept to actually tell ourselves that what we are doing is done for the sake of others. Of course, in order to be in business, you need to make it worthwhile. We do need to be real and make an income. We go to dentists, doctors, specialists, who are also in the service area. They are also people that help us. We pay them for their expertise and for their experience and knowledge of the particular "need" that we may have. How are we different?

Each of us has our own motivation for what we do. Bring it back to the "why"... Why did you choose your profession?  Was it a need that you once had? Do you truly want to help others, do you care about your clients, do you go above and beyond?  Think about it. Why do you do what you do?  We DO for others and ultimately for ourselves at some point.  So what is it?  Is what YOU do different from the next person?  Advertising for the "Best", for the "Only", for whatever.... Is this your foundation? I say... we go back to the "Why".  Why are you doing what you do?  Why do I do this you may ask?  I do this because I love being creative, because I want to make a difference, and because I care about my clients and I truly want to help them... every single one.

Stop... take a breath and think.....

 If you are true to yourself, your passion, and why you do what you do... you will be true to your clients... plain and simple!

Put the "care" back into what you do. We will all be better for it.

Listen to your Realtor... and Stager too. A success story.

     

I had staged a house last year that has been on and off the market for 8 months. Beautiful custom home, 5 bedrooms, three fire places and overlooking a golf course. When you think of 5 bedrooms, you often think family... right?  It didn't have much of a yard, was not kid friendly, and only had a dining room where you could sit together. The kitchen had a bar set up. I could not find a place to put a kitchen table.  But the clients wanted to show it for a family... ok.  My original design was to stage it as an entertainment home, possibly an elite couple who like to entertain, have their jet setter friends stay or maybe have the grandkids over. So I proposed this to the Realtor and the clients. The REA agreed but the clients gave me the thumbs down and also did not want to drop the price for the REA. We looked like two pouty little kids... but we did what the clients wanted.  The house showed well for about 3 months but with no offers. Then a renter moved in for a period of time and used it as an entertainment home. The house went off the market for 5 months.

3 weeks ago it went back on the market. Now the clients were rethinking their game plan. The REA dropped the price a bit, I went back and took out all the kids rooms, moved things around to make it look artsy, put my wine set ups in, put wine bottles in the cellar, staged each bathroom unisex and added a plant outside the back window which drew the eyes out to the view. I changed the whole feel actually.  We had an Open House the very next weekend with hors-de-vors, music playing softly in the background..... and an offer! ;)

Sometimes it takes an interesting situation to help the client see the light. But when they do... it changes FOR SALE to SOLD!!!

Open the door to Continuing Education

 

   

It has been awhile since I have blogged... I have been busy. This market hasn't slowed me down. I felt the need to share some thoughts with you all about continuing your education as a professional stager.

Don't stop the learning!

Bottom line. Once you stop learning, you will stop moving forward.

In my teaching profession, we are required to take extra training to stay up with state standards, trends, and cultures. It is called "staff development". Sometimes the school district allows us to attend these outside of our teaching commitment and they actually pay for it. Most of the time, it is a requirement as an educator and is part of our pre-school and staff meetings.

The other type of extra training is "professional development". This allows us to take extra classes for our own development as professional teachers. It is on our own dime and time. The incentive for us to do this is movement across the salary scale. From there, it just keeps getting better by investing in more experience and education.

Our continued education is an investment in our future. In any industry, it is key to keep learning, add experience, and keep up on trends.

I am in my 4th year of professional staging. I received my initial start on my own. I then became an ASP which built a great foundation. Recently, I felt the need to broaden my professional development. As we move forward in our professions, our needs change. I needed something that addressed my needs at this point.

What was I to do? I had a thriving business, a team, a warehouse... but I wanted more. I had spent quality time flying down to Southern Cal and sharing experiences with my Staging bud, Michelle Minch. I learned so much about different perspectives, different markets, and just what 400 miles made for Staging. This was very empowering... but it was like the carrot on the end of the pole. I wanted so much to build my staging company even more... but how do I do it?

Recently, I was invited to attend an additional training, to add to my professional development. "Ok, great. Tell me WHY I would want to do this?" This is what I asked Kym Hough, who, in my eyes, didn't need any additional training. Within 10 minutes of hearing her response... I was sold.

I completed the additional training this past week with Staging Innovator of the Year, Christine Rae. I am proud of all my staging training I have received over the years, but this last training was not for the faint of heart. It basically kicked my patootie! It also made me realize that I am an expert in my field, that I am doing the best for my clients, and that I can get homes SOLD.

I am so glad that I took that step to further my professional development. The fact that RESA will be providing additional professional development is a huge benefit to its members. I will continue to add training and knowledge to my investment in becoming the best that I can be for the Staging Industry.

I hope that you all find ways to continue your education. I did, and you can too!
