KAZAM... BAM... POW!!!

Whether you are a Realtor, interior designer, appraiser, or any other service provider... this can apply to you too.

I live in a very "stager rich" area of Northern California. There used to be over 250 stagers within a 30 mile radius but now there are maybe 15, if that many, that are actively staging on a weekly basis.

I guess you could call these people my competitors. But I don't see it that way. True, we all are looking for work in similar areas, we sometimes go against each other on bids, and we see another stagers work while perusing vacant properties. My biggest competition is really myself. I am always pushing myself to keep up on trends, to pass out my cards every week, to show up to events, to keep up with networking, following up with clients. If I miss out on something... I am mad at myself. I don't beat myself up over it though, I just make a little note for the next time. My "next time" note book is a novel ;)... ask Ryan ;)

So in conclusion, I compete against myself. The other stagers in my area are in the staging industry. What Ryan and I have to offer our clients far exceeds what anyone else can do. So it is up to "me"(and us) to continue the quest to be the finest, quality, staging service in the whole Sacramento Valley.

I won't stop till we get there!

Does it seem like you are just sailing along and letting the wind blow you where ever it wants to go? Tossing and turning through the waves of foreclosures and short sales is enough to make you green... and not with envy. So what do you do to get back on course?

Simple "Sale/Sailing" Tips.

Oar... do you have marketing plan? Put the "oar" back in the water and start marketing again.

Baggage.... Did you plan or bring too much? Many of us did not plan for the housing market to be like this. You may need to toss out some extra baggage in order to stay afloat. Do you really need 2 cell phones?

Fishing line... Are your business cards up to date? Are you passing them out on a daily basis? You need to cast out more cards and they need to be eye catching.

Life preserver... is your business multi-faceted? Do you offer a full spectrum of services? If you don't, you need to pull the inflatable cord now.

Back up motor... do you have multiple streams of income? You may want to think about another side job for awhile while continuing to market your main business. Start the engine and get going.

Sails... are they even up? Social networking can really help you sail full straight ahead. Many sites like Facebook and Plaxo can interlink your messages, so you don't have to be on each one everyday.

Water... well of course you need that too, but I couldn't think of something for it. ;))

We have a very smart Realtor on our team. He picks up homes in nice neighborhoods, cleans them up, stages the home, and then he lists it! We never feel rushed, we are paid promptly, and he LOVES what we do. It is a win for everyone because the last 5 homes we have done for him either have had multiple offers or have gone pending in 1 week. So, as a team, WE ARE SELLING HOMES.

It all started out with a phone call. Most of you know that I am a teacher and a stager. I do both full time. 2 months ago I got a msg from a Realtor that wanted me to see a house ASAP. Luckly, it was on my school lunch break so I could immediatley call him back. I referred him to my staging partner Ryan who handles most of our day calls. Thank goodness Ryan could go and see the house. We gave the REA a bid and waited..... and waited, then finally after a couple of followup calls, he gives us the GO. "And by the way", he asks, "can you do 7 homes in the next few weeks". Sure you bet we said without a hitch! I am so glad that I was able to call him right back and have Ryan do the go see.

So far we have completed 5 of his homes. The longest DOM for the 5 homes was 7 days. These homes have been vacant which gave us a clean, blank canvas to be creative and really try to showcase them. The homes are competively priced and all are in great locations. Between the REA's marketing base and ours, we were able to market these homes with a huge blast from several different avenues.

Yes, working together as a team definately has its advantages. When we can all sell homes... life is good!

I don't know about you but my animals are shedding up a storm. My note to self is really just a wish. I surely wouldn't trade any of my pack... but, the nightly grooming could be extra time on AR don't you think? Honestly though... I wouldn't trade it for the world.

Mocha, Canine... Catahoula mix. OMG... he sheds every minute.

Chablis, Canine... Lhasa Apso... whooopeee! no shed, but loves to be brushed.

Rebound, Feline Tortoiseshell... another daily shed machine.

Shpeetz, Feline Black Short Hair... not too bad, but a daily endeavor.

Any one else having extra hair around?

1. Book Sale - A fundraiser for various animal-welfare groups will be held June 27 and 28, 8-noon. Thousands of items will be sold including books, CDs, DVDs, audio books and many miscellaneous items. The sale will be held at 2166 Swetzer Rd., Penryn.

2. Prepare Your Dog for the 4th - Early preparation for the 4th can save you and your dog a lot of grief. Here are a few ideas from Roseville Dog Owners' Group www.rosevilledog.org :

1. Plan a dog-friendly 4th away from fireworks is the best bet.
2. Talk to your vet about the benefits of sedating your dog.
3. Purchase a CD of fireworks noises and play at graduating levels, giving treats after each noise.

Local RESA members help Sacramento's Homeless Women

Today's homeless in Sacramento are houseless, and some are even placeless or transient. Many are also without a family. Some have been hit hard by the economic crisis and are forced to live on the streets. Single people, couples, and families are struggling to survive. With the displacement of "Tent City", this possesses another problem of where these people should go. St. John's Church, Loaves and Fishes, and Mustard Seed School are several Sacramento agencies that have opened their doors to help. One agency SSHH, or Sacramento Self-Help Housing, has secured 3 and 4 bedroom housing where 4 people or a family may live. Similar to a group home, these houses have a monitor who oversees the group. Their mission is to assist individuals and families who have insufficient resources and help them get back on their feet.

Our local RESA (Real Estate Staging Association) group had the pleasure of donating furniture and accessories to this worthwhile cause. We brought trucks, trailers, and lots of help to furnish a new property that would soon be home to 3 homeless women. Words can't describe what we all were feeling when the monitor, who was homeless herself, stepped into her new home. It was a priceless moment. We will continue our efforts in helping SSHH with their valiant drive to help the homeless find decent housing and acquire skills to help themselves. Big thank you to Michelle Kaspari, our RESA Chapter President, for putting it all together.

As RESA California President, I would like to suggest that each group/chapter across the US and beyond, find a need in your community and fill it. It is time to give back to our communities and Stage the Giving Forward.

"Look around and extend yourself in grace and kindness to somebody else," quoted by Oprah on her show as she urged her audience around the globe about the Sacramento's Homeless situation.

Home Staging is the very best proven way to get top dollar for your home as you prepare it for sale. Having your home staged by a Professional Home Stager will aid in selling it faster and for more money! Staging sets the scene throughout the house to create immediate buyer interest in your property. This leads to your home selling for the highest possible price in today's market. Remember, "The way you live in your home, and the way you market and sell your home are two different things." It is very difficult for a homeowner to look at their home objectively, and if you can't look at something objectively then you cannot market it effectively. When you decide to sell your car you will more than likely get it detailed and keep it clean in order to get the best price. When you go on an interview for a new job, hopefully you take a shower and dress up. You put your best foot forward. You must do the same thing to your house. Not only keep it clean but have it staged. You've got one shot to make a great first impression.

Home staging isn't as expensive as you might think! First of all, forget what you have seen about home staging on HGTV. The television shows that depict home staging often have very little to do with the real world practice of preparing your home for sale. Staging your home is much less expensive than having to lower your asking price by 20% to 40%.

   The first step to take is to make an impartial assessment of your home...

•·         Is it furnished?

•·         Does it look dated?

•·         Is it cluttered?

•·         Is it dirty?

•·         Does it have curb appeal?

•·         What does my back yard look like? What does my garage look like? My Closets, YIKES!

Most professional home stagers In the Northern California area, will typically offer to do a consultation that should cost between $100 and $500, depending on the size of the home. They will come to your home, spend about an hour with you, and prepare a document that will guide you, room by room, through what you need to do to prepare your home for sale. Along with the consultation document, they will also give you a proposal of what it will cost for them (rather than you, the homeowner) to do the work.

If your budget does not allow a full staging, a professional home stager should work with what you can afford. Instead of doing the staging for you, they will act as a consultant to your project and will visit you several times in order to guide you through the staging. This will substantially reducing the staging fee.

On average, a complete full home staging for an occupied house should cost between $500 to $5,000, again depending on the size of the home and the full extent of what needs to be done.

If the house is unoccupied (whether it is new construction or simply vacant), the cost of the professional staging can be a little more costly, but remember a vacant home will not sell as fast and usually doesn't sell for top dollar. If you have ever looked at a model home fully furnished and then went into the same model home unfurnished you understand completely why. You tend to spend less time in the un-staged home and tend to look for and see its faults. 90% of home buyers cannot envision scale and furniture placement. A Professional Home Stager can help tremendously in this area. Often, professional stagers are willing to do as much or as little of your home staging as you want. Most professional home stagers in our area have their own inventory of home furnishings, or they outsource to high-end furniture rental companies.

When staging the home you will always want to invest in the main living areas: Kitchen, Living room(s), dining room(s) and Master bedroom and bath. These are the rooms that potential buyers will spend the most time in and critique the most. Don't forget the front and back yard. These area's can often be forgotten. A potential buyer will drive right by your house if they don't like the what they see / curb appeal.

Emotion makes the biggest impact on a buyer! When we stage a home, we are creating an emotion that appeals to a broad group of people. You will want to consider who your target market is? Whether it is a car, clothes or a house; we make purchases with emotion, we fall in love with it, we've got to have it, we imagine a better life by having it. Outdated furniture, the incorrect placement of furniture & décor, outdated décor & personal items such as family photos, shampoo bottles in the shower, toothbrushes on the bathroom counter and especially dirty laundry laying around completely detracts from that positive emotion. We are not only selling a house, we are selling an emotion. You want a buyer to walk in the door and feel that they could live like this if they bought this house. The goal is multiple full price + offers in the first week. I have seen it happen time and time again. However, typically the home stager receives the "help me" phone call after the home has been on the market for months and isn't generating much excitement.

Every room including the back yard, front yard, closets, garages & pantry's must be staged right and look their best!! Potential buyers look at every room and everything. Would you buy a house if someone told you can't look in the closets or go into the garage?

When finding a professional home stager in your area, you will want to look at their past work, ask to see their portfolio or check out their websites. You want to make sure that your professional home stage is a full time stager and is available to you. Ask if they are a certified home stager. Also, consult with your realtor, some have stagers as part of their team or know of a stager that they have used in the past. Your Realtor & Stager should be able to work together positively and flawlessly in order to get the house sold. Don't make your decision completely on price, remember you get what you pay for. A professional home stager should be able to work within your budget and give you the very best fair price. After all, on average every $100 you spend on staging your home you get $349 return on investment. - 2007 National Association of Realtors. Like any other service you should like the stager and be comfortable working with them. You are not only buying their service, but you are buying their expertise and personality.

As a professional home stager I believe these items to be the most important:

1. At least consult with a stager, it is very difficult to look at the home you've lived in objectively. Your taste, as fabulous as they are, may not be the taste of potential buyers. And you won't be able to market it effectively.

2. Ensure that your stager & realtor have at least 20 great photos of the house and that the property is going to be marketed to its fullest potential. 80% of potential buyers will put together their "tour of homes" by looking at pictures on the internet first. The more the better. For example if there isn't a photo of the kitchen the buyer may think something is wrong with it. Curb appeal, that same 80% of potential buyers will then drive your neighborhood, if they don' like the way it looks from the outside, they will keep on driving. These are two important hurdles you must overcome just to get the buyer in the door.

3. Once you have the buyer in the door, the house needs to be 100% perfectly staged, at least the main living areas. It needs to be clean and spotless. I always tell my clients, "Nobody in their right mind lives like this, but you have to if you are serious about selling this house fast and for top dollar." Start packing now, it helps to eliminate the clutter and the unnecessary items.

4. You need to be able to leave your home within 15 to 20 minutes if a Realtor calls and wants to show the property. Make a list of quick "to do's" and have it handy for when you get that call. You have to be accommodating as difficult and as irritating as it can be, you are trying to sell the house.

5. Once the house is ready for the market, have open houses. Ask your stager to participate they may even be willing to share in the cost with the Realtor. Do an open house just for realtors. I received a heartfelt email the other day from a friend in one of my animal groups. She is a breeder of some wonderful and very loving Rotties. One of her best dogs needs immediate hip surgery. Anyone out there knows that this can be very expensive. Patti has worked hard to promote some very amazing dogs and she needs some help with this. Can you help give him a chance to continue living?

This is Stryker. He is an absolute joy to work with! He has a ton of drive, but amazing focus and trainability. Traits you don't often find together. He is not shy and wants nothing more than to work, work, work and play, play, play! Watch for him to get many titles. All his buddies do Adobedogs Obedience, Rally and agility classes.

Unfortunately he needs very expensive hip surgery. Here is a note from his mom after I told her that I would help by putting this out to all my wonderful social network friends.

Oh my gosh Lori,

That would be amazing! I am waiting to hear back from the surgeon as to WHEN we are going to do this, but the price range he gave me was $5300 - $7000. He said the hip equipment alone costs about $3000+. If you met Stryker you would know why I am doing this. Believe me euthanasia crossed my mind on several occasions. But this dog as such a strong work ethic and joy for life I just need to give him a chance to make his mark on life. He will never be able to be bred and will be removed from my breeding stock, but he can still represent my kennel with all the titles he can get!! Just let me know what I need to do. I so appreciate this offer. Any little bit helps.

    We all love our industry and we do want to be viable in the selling of a home in this market. Bottom line.... location, location. We see this all the time in real estate, even in school districts.

What we all need to realize is that our comments and answers here are based upon our own area and our own experiences. Granted, many of us know what works for us where we are, we offer advice based upon what we know is true for us. We all really do want to help others.

So what is the problem?

There shouldn't be one.

Our community here is like a pot of gold. We all can benefit from each and every comment. We can remember when "we" were asking those tough questions. We all need to remember when... that is right, remember when.

Now is the time to stick together, offer advice based upon our own areas and accept, possibly, a different perspective. Is it worth a try? You bet. Keep an open mind and don't forget why you do what you do.

The Pot of Gold

I couple of days ago I looked outside my window and there were 2, yes, 2 rainbows.  We have been pounded by much needed rain lately, so seeing some sunshine was great... seeing 2 rainbows was amazing. Does this mean that this year will be graced with double fortune?

It really depends on how we look at it. Attitude defines your success, but planning ahead keeps you afloat. OK...staging as we have done in the past has slowed. By comparison, the first quarter last year was much better... but it was different. Consults were the bread and butter. But with many of the REAs becoming buyers agents, we have found some sunshine with investors and agents that are working with REOs. Will that be our Pot of Gold? Who knows, but we have had to change our business model a bit. Don't be afraid to add a new twist on your business.  Think about the long run. These times will change... absolutely! The market will get better in time.

Ryan and I have weathered this storm only because we planned ahead, we continued to get in front of people, and we put funds aside just incase. We cut back on the things that just weren't working for us and kept the things that have. We also have been marketing our lil' hinneys off. I feel bad for others who didn't plan or were caught off guard. Those who thought that this wonderful business would take off and carry them through. How are you doing my friends? Are you following that rainbow to your Pot of Gold?

3 years ago, I became friends with a really cool artist, Liliana Graham. Being an artist myself, I can really appreciate the uniqueness of her work. I had a huge staging job that required an ultra modern touch and I didn't have time to whip out the brush and start painting. So I went to one of my artist network sites and decided to get 3 of Lilianna's paintings. I told her my plight and she sent them to me ASAP. We struck up a friendship and there you go ;) I have been getting many of my paintings from her ever since.

Her artwork is collected worldwide now and is in 20 countries. Internationally renowed ID Nate Berkus bought her paintings for a project that was shown on Oprah. Just think... I knew her when ;)

Mile "Hi" Marketing

It really doesn't matter where you are to market yourself. Many of us talk to people all the time about our business. In flying back from a recent trip to SoCal, I chatted with several people around me.  I was able to talk about staging in this market, gave advice on faucet upgrades, had a conversation about those slip-on palm fan blades, met someone who did custom websites... and exchanged cards with a Sacramento Realtor. All together, 6 cards out... Just by talking.

Where else can your sit for an hour with 75 people and have a captive audience? Not that I am a very captivating speaker :)) ... but I always position myself on an isle seat. Most people are interested in what you do and why you are on a plane. Striking up a conversation is an easy, as easy as just saying "Hi". In our "service oriented" business of Real Estate, we do have to market ourselves on a continual basis all the time. Whether we are at the supermarket, at the gas station, waiting in the dentist's office, or we are sitting on a plane... we need to continue to network and market ourselves.

Remember, it all starts with "Hi". Happy marketing!
