What are you doing to preserve/reserve the Earth's many gifts and resources? Think about it and be responsible. If you're not currently doing anything, start out with these something small adjustments:

  • Use locally grown foods - be mindful of the amount your purchase and your plate portions. A tremendous amount of energy goes into producing and transporting food much of which eventually ends up in landfills due to our wasteful ways.  Imagine the tremendous good you do by supporting local farmers, buying less, eating less and saving more!
  • Turn the water off while brushing your teeth or take baths instead of showers.  Do you know how much water is wasting while brushing teeth????  If we follow dentists recommendation of brushing your teeth at least 1-2 minutes to maintain good dental health we'd be wasting so much water!  This just blows my mind!
  • Use paper or canvas re-usable bags instead of plastic.  Again, the amount of energy that goes into making the bags compounded with the fact that these items will never break down into anything beneficial to the earth makes this one an easy habit to implement.
  • Recycle your wardrobe.  Get with friend or neighbors and have a clothes trading party!  This is a great way to save items from going into landfills and keep money in your pockets!!!  A great website for saving items from landfills is www.Freecycle.org.  This is one of my favorites!  A wonderful way to trade unwanted items with people who are close to your home or office.

My point is, there are small ways that you can start today to make a difference!  Remember, the Earth has been entrusted to us.  What are you doing to treat Mother Earth better?  These are just a FEW of the things you and your family could do today to give back.

Become aware of what you're doing - small things really add up - saves money AND natural resources!!! THINK AND DO!

SO, you're ready to sell. You've interviewed agents, your head is spinning after all the number crunching, power point presenting, jargon throwing has culminated and you still have no idea what a good Agent should be doing to sell your home, for the most money in the least amount of time.

Pricing right from the onset is optimal. Placing the home listing information in the MLS (Multiple Listing Service), calling other local Real Estate Agents and client databases, holding open houses, print and online advertising are what most agents do to sell.

But what else? What else could be done so you, Mr. & Mrs. Seller, can move on to your new home, job, city, spouse etc?

Here are some ideas as outlined by renowned New York Real Estate Mogul Barbara Corcoran in a recent interview on NBC's Today Show:

* Don't be hasty about price reductions. PRICE REDUCTIONS ARE NOT ALWAYS THE ANSWER AND SHOULD BE CAREFULLY CONSIDERED BEFORE PUTTING THE HOME ON THE MARKET.Take care to price right from the beginning and if reductions are in order, make noticeable price slashes to create a buzz or sense of urgency amongst buyers.

* Ebay is a viable selling tool. For a fee you can market and possibly sell your home. This tactic could be used in conjunction with the Realtors other marketing efforts.

* Use virtual tours and personal videos and post on YouTube and intergrate into other websites. This is a great way to show potential buyers why your home is special and different from the competition.

Remember, finding ways to get buyers into your home before they visit the competition is key. A good Real Estate Agent is creative, willing to take risks and put the time and energy that is necessary to sell your home.

"YOUR MISSION, SHOULD YOU CHOOSE TO ACCEPT IT . . . "  is to manage the orderly transfer of real property from a seller to a buyer.  The average consumer doesn't understand a fraction of what we do to help them accomplish their goal. 

Home for SaleSELLERS.  Home sellers are presented a simple-to-complex marketing plan by listing agents prior to listing the property for sale.  The listing agent promises to perform a series of showing, advertising activities geared to receiving contract offers.

BUYERS.  Buyers are assisted in their home search by agent(s) who helps to locate, tour properties for sale, write and negotiate the contract and arranging for settlement services.  

Sounds easy doesn't it?  Actually it is, in the hands of experienced listing and buyers agents and if nothing unusual occurs

THE MOST HELPFUL AND LEAST UNDERSTOOD PART OF LISTING AND SELLING REAL PROPERTY is the complex and institutionalized systems which include the brokerages employing the licensed agents and brokers, the Multiple List Systems that make the homes for sale information available to licensees and now to the public, the board approved forms that provide consumer protections,  

Achieving the consumer's goal of selling or buying real property requires the services of a variety of service providers in addition to the real estate licensee.  Achieving the orderly transfer of real property from a seller to a buyer requires services of vendors that perform critical tasks to help the consumer achieve their goal.  The vendors include but are not limited to:  mortgage providers, home inspectors, termite/radon inspectors, appraisers, title services which include or are managed by attorneys. 

WOW!  How do we keep up with all of these tasks that are necessary to get to the settlement table?  I'm going to disclose a secret that will help many consumers understand how things can go so smoothly and the consumer's goal of selling and buying real estate is achieved.

That's right.  IT'S ALL IN THE CONTRACT!

Getting to the settlement table begins with the selection of an experienced listing or buyer's agent who will MANAGE THE CONTRACT OF SALE.   To demonstrate the importance of understanding contract management, below are the titles included in a typical Contract of Sale.

Basically, a  home warranty is a service contract that covers the repair or replacement of many of the most frequently occurring breakdowns of home system components and appliances.

Is Everything in My Home Covered?

No. Not everything is covered; but most system components and appliances that breakdown frequently are covered.  Read your contract carefully to be sure you are clear on what is actually covered!

Credit standards have changed over the last couple of years, so have the rules that make up the FICO score.  So, when was the last time you checked your credit???  This advice is for consumers as well as the professionals that serve them...(you)!!!

Credit is needed for everything -- major purchases, minor purchases (a pack of gum, lol), insurance, utilities, to get a job!!! EVERYTHING RELIES ON YOUR CREDIT WORTHINESS!!

So again...when was the last time you checked your credit????

Remember, you're entitled to a FREE CREDIT REPORT from each of the 3 credit bureaus EVERY 12 MONTHS. Here's the website - www.annualcreditreport.com.  Personally, I have a subscription through www.Truecredit.com where I have UNLIMITED access to all three credit reports and FICO scores.  Every month I assess my credit, make sure there is nothing erroneous and I can fix anything that I found that was wrong.  Imagine finding your dream home, signing a contract and getting close to your closing date only to find out something is on your credit that is INCORRECT!
