Surprise Visitors

Visitors are always welcome at our home including a few surprise visitors at the bird feeders and in the surrounding woods. Sometimes I am able to capture them on camera. Other times I just enjoy their company.

This female turkey comes almost every day to pick seeds off the ground. We are waiting anxiously for her babies to arrive. Did you notice the squirrel in the house feeder?

Two male turkeys fanning to attract attention of female turkey. Wonder who won? Well, Dave even 'googled' turkey mating dance but that is his story . . .

These surprise visitors were captured by Dave's stealth camera.

My Friday Fancy

My Friday Fancy is just enjoying the beauty of my one lone azalea bush. Its passionate red color makes a statement however brief each spring. Some years we do not have enough rain or it is too cold or too hot. Other years heavy rain or strong wind destroys the fragile blossoms. This is a banner year!

The best view is from my front porch while sipping glass of wine or cocktail late afternoon with Dave who planted the azalea as a wedding gift fourteen years ago.

Do you practice 'cost recovery' when making business decisions?

When it comes to print, web design or email campaigns, do you get recommendations from other professionals who have had success with the companies you hire? If not, you may just be throwing your hard earned money away.

Choose companies that:

Have good reputations that come with solid proof

Offer competitive prices and will stay within your budget

Can track your results to ensure your money is well spent

Advertising & Marketing:

Do you have a monthly newletter that goes out to all your SOI? How much does it cost? Has it paid for itself? Ask for a trial period to test the effectiveness before fully committing yourself.

I use NewPanda.com and I love it! The newsletters are about local information and can be personalized for your niche, expertise and personality. For $25 per month, I send out a newletter one time per month and social media bits several times per week.

For my business, I purchased my domain name and had a static site built with GoDaddy.com for local information purposes only. It costs me about $250 per year and that works for me!

I tried the 'front page' internet .com for my area and 6 months was plenty of time to realize that it just did not work for me so I discontinued the service. Why just 'wait and see'? Not going to do it! I spent a total of about $800.00.

Creating effective local market reports is easily done by pulling up Flex.mls for the the latest statistics regarding trends, solds, pendings, actives, cancelled, etc.. You pay for it in your dues, so why not use it to the fullest? Invest in a camera that takes good photos and get out and take some community shots! Mine cost $349 and is easy as 1-2-3.

The most helpful thing I have done to gain exposure in my career is to join ActiveRain and it is priceless! It has helped to build international relationships and friendships within the real estate industry, been a source of reliable information from the start and brought me referrals.

Technology:

Utilizing Docusign for my out-of-area clients has been extremely user-friendly and saved time, resources and energy with just a few clicks of the mouse! For $29 per month, it is money well spent knowing it is indeed reliable and secure.

I recently revamped my computer systems and ordered Mac's for the home office and our downtown branch. The systems run so fast and offer fluidity between all of them. What is on one can be easily accessed by another. It will eventually save me time as I continue to get busier.

I have accounts with LinkedIn.com, Plaxo.com, Facebook.com, Postlets.com and use them consistently as another way to gain attention via the internet. They cost nothing but a little time put toward updating and entering information.

Work smarter, not harder:

My advice to anyone looking to achieve much needed exposure to gain clients and become successful, find out what others are doing to increase their business standing. Talk to a mentor who seems to make it all look easy, get out into the community and meet and greet, find out what your brokerage is offering and get advice from advertising and marketing specialists who know the newest and greatest trends in the marketplace.

You'll be so glad you did and remember, you must see the value of committing your time and money to what works. Be sure all processes and procedures go toward 'cost recovery' or ROI. It makes solid economical sense to work smarter, not harder regarding advertising, marketing and technology. Besides, most of your time should be spent creating lifetime relationships by helping clients achieve their real estate goals!

The basketball hoop attached to garage was gift from my son's grandfather who is now deceased. Can we take with us when we move?

My wife's grandmother gave us her mother's prize rose bushes as a wedding present 15 years ago. Can we dig them up before the closing?

The window treatments in master bedroom match our bedding and we plan to use them in our new home.

Who owns the attached shelving units that I paid for and installed? Well, it depends . . .

If you are tenant, the landlord owns the shelving units once they have been installed
If you are business tenant who rented space for your business, the shelving units belong to you. The shelving units are called trade fixtures that must be removed on or before the last day the property is leased. The tenant is responsible for any damage caused by the removal

If the shelves were installed in residential property they become real property.

FHA or Conventional. What's the difference?

To answer the question, the difference is: down payment, credit score, and debit.

If you do not have 20% down payment; have no fear you can still qualify for a conventional home loan. In most cases you would need 5% down payment for Conventional home loans and 3.5% down payment for FHA financing home loans. However, there are the still two other factors that would not qualify a person for a conventional home loan leaving the other option FHA financing.

Credit score and Debit.

Credit Score minimums are 680 and your debit to income ratio has to be under 42%. Now what do you do if you don't have a high enough credit score and too much debit? Again you will need to apply for FHA financing.

Back in the day, FHA home loans were used to assist buyers who didn't meet the bank requirements for down payment, credit, score, and debit income ratios. FHA financing assisted buyers to get in a home if they did not qualify for conventional financing.

Either loan (FHA or Conventional) that does not have a 20% down payment will have mortgage insurance.

However, there are changes coming to FHA. Starting 6/2/2013, FHA financing will have life time mortgage insurance. Again, back in the day you would have mortgage insurance on the loan for 5 years. Unfortunately, there have been so many defaults there are very little reserves to guarantee loans will be paid if borrowers default. As a result of payouts to defaulted loans FHA financing will have mortgage insurance for all loans initiated on 6/2/2013 and after to rebuild the reserves.

In order to stop paying mortgage insurance, borrowers will have to refinance to a conventional loan.

What does this really mean? Buyers have to really purchase what they can afford based on the requirements and terms of the lender. Contact me for assistance in sorting out the home financing process.

New Reasons To Blog

I must admit, I got off to a slow start on Active Rain. Initially all I wanted was for someone to comment on what a wrote. Then I started picking up speed and I became addicted to points. First 10,000 points so my photo would show up in comments. Then 100,000 points so I'd have the little icon under my photo.

I was not a Rainmaker at first. I wanted to try my blogging wings before I made the commitment to actually spend money on my new "hobby".

When I hit 500,000 points I thought my blogging would be less frequent. It was at first because I was recovering from surgery. Now I've found new reasons to blog.

I'm climbing the ActiveRain leaderboard. I've been #1 in the Town of Parker, Colorado for some time. Recently, I made it to #1 in Douglas County! I've been working hard to be sure I've got some distance between me and #2 so that I can hold the #1 spot! I'm currently #7 in the State of Colorado and I'm chasing my friend who is in the #6 spot.

My phone is ringing! That's right! I've been blogging about HUD homes since...and recently we've had to buyer leaders that found us via my blog and Active Rain! :-) We have closed on one purchase and have another scheduled for June! Of course, I plan to continue to blog about HUD homes!

Rich and I are starting a new niche...working with Seniors. Rich has his SRES (Senior Real Estate Specialist) designation and he's working on getting his CSHP (Certified Senior Housing Professional) certification. We've been networking with other professionals that provide services to Senior and I'll be blogging more about these services, organizations and resources.

Blogging is a great way to share your Unique Value Proproposition with consumers and it's something that I enjoy. By the way, I'm half way to 600,000 points and I'm not planning to slow down any time soon! :-)

BOA Have a Heart!!!

Yikes! Does anyone at Bank of America have a heart? Read Gail's 7pm update . . . The nonchallant voice message made me even madder than the ongoing saga. Who works for BOA?

BOA SENT ME A DECLINE LETTER TODAY AS MY HUSBAND WAS BEING ADMITTED INTO HOSPICE

I made all the trial loan modification payments on time over the phone via my BOA Customer Relationship Manager, yet today I received a FedEx letter stating that my permanent loan modification was DECLINED. At the same time as the letter arrived, the hospice nurse came to sign my husband up for in-home hospice care. Can you believe this????

The letter from BOA states "Thank you for contacting us regarding the Home Affordable Modification Program. While we realize this decision comes at a difficult time in your life, we regret to inform you that we are no longer considering your request for a modification because after being offered a Trial Period Plan, you did not make the required Trial Period Plan payment by the end of the first month of the trial period."

I made the first trial payment on 3/4/13, the second one on 4/2/13, and the third one on 5/2/13. The original letter from my BOA Customer Relationship Manager outlining the terms for the trial period dated 2/25/13 stated, "To participate in the Trial Period Plan, make your first month's trial period mortgage payment as soon as possible, but in no event later than 30 calendar day after 4/1/2013."

Since I made the first payment on 3/4/13 and it was not due until 4/1/13, it seems to me that I am in compliance.

This was so upsetting that I could not focus properly on getting my husband admitted into hospice. My husband is very upset. He has Stage IV, Pancreatic Cancer and was diagnosed 4 years and 4 months ago. He's now in the end stages of the illness.

Can you see where I made an error? Perhaps I'm not thinking straight due to the stress of putting my husband in hospice today. It's an emotional day.

Why wouldn't my BOA Customer Relationship Manager call me to tell me ahead of time that this letter was going out? Why won't she return my calls. I have had to ask for an Appeal, but this is the last thing I need to focus on right now. My attention should be 100% on my husband in his final days.

BOA have a heart!!!!

BOA needs to know that my AR friends are watching out for me and won't let up until the permanent loan modification is in place. Thank you so much! I love my AR family!

Ira Benoit & Anna Benoit, brother & sister

I am so proud of my nephew, Ira Benoit, commissioned today as second lieutenant in US Army. My sister, Irene, who served in US Air Force as first lieutenant, pinned on his bars.

After serving in US Army for six years including several tours in Iraq & Afghanistan, Ira was offered four year ROTC scholarship which he completed at Hood College in his hometown of Frederick, Maryland.

Rumor says that Ira will be stationed at Fort Drum, New York after training as quartermaster at Fort Lee near Petersburg, Virginia. (still waiting for official papers.) Fort Drum---cold, cold, cold. We will plan our visits for summer months.

Fundamentals Real Estate class is a comprehensive overview of the technical and legal aspects of real estate. Topics covered include rights and interest in land, how ownership is held, transfer of rights and interests, contract law, mortgages, fair housing laws and state licensing laws.

Yes, we have been busy covering all these topics in 30 hour Fundamentals class. One might say it's a bit dry, but mandatory so we can satisfy requirements of PA Real Estate Commission.

On breaks the students have many questions about how to get started as Real Estate agent so this weekend we are taking a field trip to Margaret Rome's Radio Show during our lunch hour.

Super hot? Well, that's what a company I received an email from today said I could do - create a video that would be super hot. I have an open mind and am ready to learn new things so I went to their site. Hmm...It appears being super hot costs a pretty penny.

I'm always attending classes; a must if I'm going to stay current with the latest tips, tricks and techniques for marketing, blogging, designing, etc. One of the things covered in last night's class was about adding video to your posts. Many free and upgraded products were discussed. Adding video to your blog posts does, indeed, add interest but I wanted to take it a step further. I wanted to think about how Realtors® could use video for their business.

How Can Realtors® Use Video that Keeps on Selling?

We live in a different business world now. Gone are the days of sell, sell, sell. Today, it's important to cultivate relationships, share our knowledge freely and show our clients that we are there for them before, during and after the sale. So, I came up with a short list of video opportunities that can be used to set you apart.

Here's one way to give your buyers something that they will not only appreciate and keep, but will share with their family and friends.

Welcome to Your New Home

The length of the video is up to you. This 24-second video was created using the free version of Animoto. It took literally 10 minutes to create. Take a few photos, add your own sentiments and, of course, your own little piece of "Remember Me" real estate at the end.

Other Ideas to Add Value with Video

Introduce Yourself - Create a short video about you and your background.

Promote Your Communities - Create a video with shots of local attractions, events and scenery. Add why you love living there.

Promote Your Listings - Put together photos and information.

Testimonials - Show photos of people who have given you testimonials and add a sentence from the testimonials on each slide.

Who Is More Important? Air Travelers or Children? Per Congress . . .

Who Is More Important? Air Travelers or Children? Per Congress and sequestration funding cuts Erie County, PA Health Department can no longer manage lead poisoning cases. The CDC (US Center for Disease Control & Prevention) has had major funding cuts due to sequestration. Erie County, PA Health Dept. receives money from the CDC for the Childhood Lead Poisoning Prevention Program.

Children six and younger are particularly susceptible to to lead poisoning caused by ingesting lead-based paint chips or inhaling lead-based paint dust.

Learning disabilities
Developmental delays
Reduced Height
Poor hearing
Damage to vital organs
Convulsion
Death

Lead-based paint has been banned since 1970's however, many older Erie homes still have lead-based paint. Paint that has chipped or is deteriorating, or on surfaces that rub together such as windows and doors, creates lead dust which can pose serious health hazards to both occupants and visitors.

However, money for inspections is no longer available through Erie County, PA Health Dept.

In 2012 over one hundred cases of childhood lead poisoning were managed by Erie County, PA Health Department. Those cases must now be turned over to the children's primary care physician due to lack of funds

The Lead-Based Paint Hazard Reduction Act requires that seller/landlord of residential, pre-1978 house

Disclose known lead paint hazards
Provide purchaser/tenant with known hazards

In addition

Disclosure statement must be attached to sales/lease contract
Pamphlet given to buyers/tenants
Buyers: 10 day period to test (not required to test or mitigate)

This week I had to force myself to focus on the present rather than being sad about death of friend. YES, it works. TRY IT!!

The next trait on the list of traits of happy people is get absorbed into the present. This has been quite a fine list of traits and suggestions from our neighborhood newsletter. This is a trait that I have heard expressed in many different ways. It is a trait that I have noticed in every happy and successful person that I have met. Truly happy and successful people are busy people, let's face there is a lot to do in any given day. That doesn't stop a happy person from being absorbed in the present.

One of the ways that I have heard this thought expressed is where ever you find yourself, be there! This is a great idea, but I believe that successful, confident and happy people are more than just present. They are actively involved where they find themselves. Don't get the idea that I am saying that they linger much longer than necessary, usually they don't. In fact, most have so many things to do that once the situation at present is taken care of, or the event is over, they move on to the next event. As I have said in this series, happy people have a lot to do. So they have a lot that they wish to accomplish in any given day.

These people have an innate ability to prioritize, and are able to know when it is time to move on from the present activity. Most happy people have an understanding that all we really have is the present, they appreciate the past and hope for the future, but live in the present! With this understanding they give their full attention to the present. They are able to take the time to be at their family activities, they have the ability to say no to those things that on the surface appear to be necessary, but in reality, have little or no value other than to give the appearance of being busy. They live their lives in the activities which are important and necessary, they delegate or choose not to do those other activities.

If we wish to be happy, we need to make sure that we spend our time in those activities which are valuable to ourselves, our families and our clients. Make sure to focus on the important and prioritize all of our activities. This will allows us to accomplish that which we need to. So, don't worry, be happy and get absorbed into the present!

Responding To A Low-Ball Offer

The euphoria of a new offer is quickly crushed by the writing on the paper. Dreams of a quick closing and moving on with your life are soon dashed by terms that would make even a rascal blush. So what now? Reject the offer and hope for something better? Perhaps take the home of the market and wish for better days? Before you sign that termination agreement, let's examine how to properly respond to a low ball offer...

Remove emotion from the transaction-- Don't get caught up in buyer request for update allowances, closing costs, or other considerations. Focus on the bottom line. Determine how much you will net from the offer and go from there.

Avoid atempts to "teach the buyer a lesson"-- I have had sellers want to counter OVER their initial asking price, just to show the buyer that they "know how to play the game". Such attempts almost always end with a dead transaction. What exactly was the lesson?

Make Sure Your Home Is Not Overpriced-- That "low-ball" offer may be closer to market value than you realize. Have you agent search comparable transactions over the past year. Pay special attention to homes that recently sold.

Ignore the offer when writing your counter-- Again, avoid the temptation to counter 1 dollar under the asking price. Determine a fair counter, and present to the buyer in writing. I received a low offer on a listing last week. My sellers made a fair counter (still THOUSANDS over the low-ball price), and the buyers accepted!

Tune out the noise-- Friends, family, your co-workers, everyone LOVES to give real estate advice. "If it were me I would put a giant red "X" on the offer and mail it to them". Did any of these experts sell 40 homes last year? If not, listen to your real estate agent.

Not all Low-ball offers work out. Frankly, there are "investors" in the market who only want a home for pennies on the dollar. In our rising market, I hope these guys have a steady day job. Remember, it is human nature to try to acquire something at a discount. The key is making a first fair counter to keep the deal alive. My sellers listened and we are set to close in early June. Will you?

National Parks Free Annual Pass for U.S. Military

The key word is FREE. A free annual pass to the National Parks and other federal recreational sites is available to U.S. military members and dependents in the Army, Navy, Air Force, Marines and Coast Guard. Reserve and National Guard members also qualify for a free pass.

The annual passes for the U.S. Military may be obtained in person at a Federal recreational site by showing a Common Access Card (CAC) or Military ID (Form 1173).

There is no special pass for veterans. However, a lifetime pass is available for $10 for those at age 62 or above. Citizens with a permanent disability may qualify for a free pass.

A pass is your ticket to more than 2,000 federal recreation sites. Each pass covers entrance fees at national parks and national wildlife refuges as well as standard amenity fees at national forests and grasslands, and at lands managed by the Bureau of Land Management and Bureau of Reclamation. A pass covers entrance and standard amenity fees for a driver and all passengers in a personal vehicle at per vehicle fee areas (or up to four adults at sites that charge per person). Children age 15 or under are admitted free.

Tragedy at base of massive oak tree amongst the beauty of spring daffodils ended the life of a baby robin even before it began. Between the rain, snow and wind I ventured out to see how my daffodils were surviving a late winter storm only to discover a robin's egg that had fallen out of the nest above.

Training, Training, Training. Those three words are the keys to success in today's rapid fire Real Estate market. No matter where you take pre-license classes find a company that dedicates time and expertise to the training of new agents.

Some advice to new agents is get as much training as possible

When I first started in real estate in 1980s I was looking for something to do in my spare time, and to make some extra cash. REALLY! I was working a full-time job (8-4:30). So I decided to get my real estate license. After passing the Real Estate Exam, I found an office close to home...less than a quarter mile from my apartment. I thought how easy this would be.....YEAH RIGHT! I was working evenings after 5:00 pm until 9:00 pm each weekday and working most weekends.

As far as training....My broker would have weekly meetings during the day and of course I would not be able to attend because of working my full time job. My broker said to me, "You will learn the ins and outs of real estate as you go".... and I was told to do "cold calling, cold calling, cold calling" ... I did. And, I was getting buyers and listings. But, the training was nilch back then.

What I suggest to new agents today is do not work real estate as a part time job....unless you can work evenings and weekends. I could not work like I did back in the 80s...of course I was younger and had lots of energy. Once you pass the exam, find a broker who believes and provides training. Also take as many real estate courses when you get your license as possible, and continue to do so throughout your real estate career.

I didn't take real estate courses in the beginning. Today, there are many real estate courses provided by brokers in house, on the Internet, and so many tutorials available to keep one abreast of the lastest and greatest technology for Realtors. I could have succeeded much faster had I had a mentor or a broker who believed in training, and of course being a full-time Realtor in today's market is a MUST!

Today with the many social networks, video tutorials, and of course Active Rain for blogging.....a new agent can be on top in no time unlike 30 years ago! Every day there are training courses provided to Realtors....so what are you waiting for...get that training!

What I would suggest to new agents is to take as many real estate courses as possible as it really will improve your business. Training is essential in real estate!

The Hunt Is on: I Hear Him, but I Can't Find Him

For several days I have heard the loud flicker-like cuk, cuk, cuk, cuk, rising & falling in volume and pitch in the woods near my house.

Camera and binoculars in hand but I can't find the PILEATED WOODPECKER.

My trusted bird books tell me that the Pileated Woodpecker is rather shy and not easily spotted, but I am determined. I know where he has been as he drills large rectangular holes instead of round holes like the smaller woodpeckers.

So I had to resort to iClipArt for this image.

Erie, PA Real Estate Fundamentals class will take field trip to Margaret Rome's Radio Show on Sunday, May 19 to learn the in's & out's of being successful in Real Estate today.

Fundamentals Real Estate class is a comprehensive overview of the technical and legal aspects of real estate. Topics covered include rights and interest in land, how ownership is held, transfer of rights and interests, contract law, mortgages, fair housing laws and state licensing laws.

Yes, we have been busy covering all these topics in 30 hour Fundamentals class. One might say it's a bit dry, but mandatory so we can satisfy requirements of PA Real Estate Commission.

On breaks the students have many questions about how to get started as Real Estate agent so this weekend we are taking a field trip to Margaret Rome's Radio Show during our lunch hour.
