real estate: 5 things that buyers worry about when buying a home - 01/10/17 12:47 PM
1. Uncertainty about the neighborhood
I always advise by buyers to drive the neighborhood at different times of the day. Most people would like to move into a neighborhood where the people are friendly smile and wave hello instead of those that just keep to themselves. I moved into a neighborhood where I initially rented. I bought in the same neighborhood and have seen many tenants come and go and some were not so respectful of their neighbors. There is no replacement for actually being in the neighborhood 24/7.

2. Interest Rates
With interest rates on the rise and the low inventory this can … (1 comments)

real estate: 5 things to Avoid when buying a home. - 01/06/17 03:42 PM
1. Steer Clear of buying a new Car.
I am sure there are many stories that can be told on this one particular topic. I had a nice couple that I was working with looking for their next home. We had already gone through the process of having them pre-approved with the lender and  we knew what their budget would be. We found them a great house, home Inspection were done all was a go.  Then they decided it was time to buy a new car. This is the part that needs to be explained to the buyers. They should not be making … (3 comments)

real estate: Is Now a Good Time to Sell in Hobe Sound? - 11/17/16 09:36 PM
Where is your market at?
There are a few ways to tell if now may be a good time to sell your home. One would be are there more buyers looking for homes than homes available to them. Second would be that the interest rates are still very low which motivates the buyers to buy now. The market has been appreciating in the last few years, so maybe now you have enough equity built back up that it is a good time to sell.

New Construction is on the rise
Builders are building again. Look around your area, what new communities are being built? If … (1 comments)

real estate: A Realtors Job never a Dull moment! - 11/14/16 04:32 AM
What makes this job interesting
We know as Realtors how the home buying process should go. As part of our job we guide our clients so that things will process as smoothly as possible. Often we refer different service providers that we have worked with in the past. We know when we refer them that they will provide great service and work similar to the way we work. Professional service with proven results.

A little Story
I had a buyer that lives out of state. We negotiated the purchase price and were just working on the terms. Seller wanted to close within 30-40 days … (6 comments)

real estate: How to buy REO or Foreclosures Properties - 11/06/16 09:20 PM
What is an REO?
This is a abbreviation for Real Estate Owned property. These properties are owned by a Lender, a government agency or government loan insurer.  These properties are often a result of a foreclosure or auction that did not result in the sale of the property.

How do I find these properties?
I have worked with many Investors that are looking for the "deals". We can search the MLS using the criteria of REO properties. You can also search online on various sites including going directly to the bank sites.

What is the benefit of buying a REO
I would say one of the biggest … (1 comments)

real estate: How important is it to know the rules in an HOA? - 11/05/16 04:04 AM
How do you find out how a community is run?
I live and work in an area that has a lot of different communities. The rules and regulations are different in all of them. I have a very smart investor that I am working with and when we find something that is a good deal, it is important to be able to get the details on the HOA quickly. When I gather the information once it is at my finger tips for the next buyer. The only thing I have to do is to verify that nothing has changed.

What is important to … (1 comments)

real estate: Use a Local Lender when buying a Home! - 11/04/16 12:19 AM
I always recommend that my buyers use local lenders as opposed to large national lenders when purchasing a home on the Treasure Coast.  Aside from getting better rates with the local banks, these big institutions are famous for over-promising and under-delivering.  I have had countless deals with large banks who have caused a delay in closing because they were asking the client to produce documents at the last minute, or even more aggravating have barely started working on the file. Although things usually work themselves out, it can put the buyer’s deposit at risk if the bank does not fulfill their … (2 comments)

real estate: How Great is it to Refer Friends & Family to a Great Realtor! - 10/22/16 10:36 PM
How many times have you been referred to a service provider?
Here are a few examples of this. I am the lead buyer specialist on our team. I moved to the area about 3 years ago. Being in Real Estate for 15 years in NY I had a pretty thriving business. The first year I moved here I had 22 referals, which were all clients that I had worked with in the past. It is important that you refer agents that will be able to match the personality as well as get the job done.

How do you choose an agent when referring … (1 comments)

real estate: Misconception of a Buyer! - 10/18/16 06:48 AM
How do commissions work?
This is something that often is misunderstood by some buyers. Recently I showed a property which was listed with my team. I will always ask if the buyer is working exclusively with an agent. If they are, then I explain to them that they need their agent to show them the property.
On this occasion the buyer was not working with anyone. He did not like this particular home, so I asked if I could look for other properties for him. His response was that he only works with the listing agent, so that he can save half of the … (0 comments)

real estate: How many Families have seasonal Traditions? - 10/14/16 04:53 AM
Do you have thing that you do when Autumn gets here?
I am hopeful that families are still creating traditions that are repeated year after year. My children are grown at this point so now it it time to start new traditions with the Grandchildren.
What kinds of things do people do?
One of the things I had done with my family was to go pumpkin picking. We would go out to the fields and the kids would all pick their own pumpkin so they could decorate it or cut it out. We also did the photo shoot where they would stand behind a … (0 comments)

real estate: What to do when that Hot Property Hits the Market? - 10/13/16 12:54 PM
Think of a buyer that will be a perfect match!
I am going to say I have held many open houses in the last few months. This is an opportunity to connect with clients that are thinking of buying. Recently I have connected with a couple that sold their home up north. They are in a rental currently so they do not have to buy right away, but if the right property comes along they will go for it. Making a mental note of who is looking for what is key.
What makes a buyer stick with you?
One reason is that I am … (0 comments)

real estate: How to arrange a trip to Buy a Home! - 10/11/16 06:16 AM
Where do I start when planning a trip to look at homes?
This is something that happens quite often with out of state buyers. I have a woman that has been looking online for properties for a while. She knows the area somewhat and has friends that have bought in the area. So first question is what is the closest airport? We are in Martin County so Palm Beach International is the closests airport, then there is Ft Lauderdale or Orlando. So depending on what is available those would be the choices.
How many homes will I be able to see?
When I have … (0 comments)

real estate: Should you buy a Home Now? - 10/02/16 03:02 AM
How do I determine if now is a good time to buy?We can help you determine if you are in a good position to buy a home. I like to start with the payment that you would be comfortable with, and work all the numbers back.

Qualifying for a MortgageWorking with local lenders is a good start. I will have my buyers get qualified before showing them properties. Recently I had a new buyer that qualified for $50,000 more than what they had thought they would qualify for. I have also had clients that had to clear up some credit issues prior to … (1 comments)
